Please tell us about the good and bad aspects of living in your local area:
The only good thing is the range of local shops around and also being able to walk 20 minutes to the city center and the bull ring market.
How has the building management responded to any problems or issues you have raised:
With zero empathy, not so quick and mostly very dismissive. It would take a toll on you mentally.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known that the building’s appearance does not reflect the overall living experience. It looks modern and well-designed, but the quality of some facilities and the way issues are handled by management have been disappointing. poor communication and a lack of empathy from the property management team can really affect how comfortable and supported you feel as a resident.

Please tell us about the good and bad aspects of living in your local area:
Local area is quite industrial but surrounded by numerous corner shops with some be open 24/7. Very quiet area as well. Street parking is available but limited. Digbeth court car park however is a 3 minute walk away. Never had issues with anti social behaviour or noise. The area is warehouse heavy but similar rental communities are up and coming.
How has the building management responded to any problems or issues you have raised:
Problems are dealt with swiftly and commutation is transparent and reliable. You can speak to the team directly at the concierge and report maintenance issues via the ila app.
Please share one thing (or more) which you wish you had known before you moved in:
Private guarantors aren’t accepted. Really annoying that I have to pay a monthly fee of just under £100 for practically nothing. I understand the need for them is dependent on income but I had a willing guarantor in place. If this was an option I would have an extra bill.

We’re really pleased to hear that you’re enjoying the design, workspaces, terrace garden, parking, and the variety of activities available, as well as the convenient access to transport and local attractions. It’s great to know these aspects are making a positive impact on your experience. We also appreciate your constructive suggestions. Your comments about improving the cleanliness of the terrace garden, expanding activities for children, and the addition of a gym and more spacious work areas are all noted and will be shared with the relevant teams for consideration. Please tell us about the good and bad aspects of living in your local area:
There are many corner shops and convenience stores in the area and a larger supermarket is only a 20 minute walk away so very handy. Transport links are good with new street station relatively close by and a bus stop just outside of the building. Parking is not great being permit only and no guest parking is available on site which makes guest visiting difficult. The street is not the cleanest and is not the most amazing area but the building itself is lovely and feels very safe.
How has the building management responded to any problems or issues you have raised:
We have not needed to raise any issues but when we moved in all questions were answered and maintenance requests are dealt with in a timely manner.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known there is no guest parking available. It says guest parking on the ila app so would have been nice to know this is not available here.
