Please tell us about the good and bad aspects of living in your local area:
Conveniently located near the city centre with access to all transport options. Parking available both underground and adjacent.
How has the building management responded to any problems or issues you have raised:
I haven’t spoken with management directly, but I am grateful for the communication through the app.
Please share one thing (or more) which you wish you had known before you moved in:
There is a second Moda site not too far away with a rooftop running track. As a resident of Loudons, are we able to access this feature?

Please tell us about the good and bad aspects of living in your local area:
Living in this area is very convenient and enjoyable. There’s a great range of local shops, restaurants, bars and entertainment nearby, with lots of good food options and places to socialise. It’s also only a short walk into the city centre, which offers even more to do and see, from shopping and dining to cultural attractions and nightlife. The canals are close by and the reservoir isn’t far either, which is nice for walks and some green space away from the city. Transport links are excellent, with a tram stop right outside near a large Morrisons, plenty of bus routes, and easy access to e-bikes and scooters, making it very easy to get around. I have my own parking space so parking isn’t an issue. The street can be a bit noisy at times due to traffic and the occasional siren, but that’s fairly typical for city living and not a major problem.
How has the building management responded to any problems or issues you have raised:
I haven’t needed to raise any problems, as the building is well maintained. Management communicate clearly and keep residents informed in advance about any scheduled maintenance or works.
Please share one thing (or more) which you wish you had known before you moved in:
I don’t think there’s anything I wish I’d known in advance, but I’d recommend making use of the shared social spaces and facilities early on, as they’re a great part of the building and help it feel like home quickly.

Please tell us about the good and bad aspects of living in your local area:
One of the best areas in Birmingham - quiet and close to a big park, but walking distance to shops/restaurants/cafes/bars
How has the building management responded to any problems or issues you have raised:
Quickly resolved any issues communicated via the community app.
Please share one thing (or more) which you wish you had known before you moved in:
How quiet the flats are - you don't hear your neighbours at all.
Manager response
Hi Maria, Thank you for leaving a review for Corkfield - we are so pleased that it is the best experience you've had in rented accommodation! We look forward to seeing you at the community events happening in 2026!

Please tell us about the good and bad aspects of living in your local area:
There are lots of restaurants to choose from, and that’s without going to the city centre. We haven’t experienced any issues with antisocial behaviour. The bin collections have been interesting, but I often see the staff in the bin store sorting things out.
How has the building management responded to any problems or issues you have raised:
Never had any issues to report to management. Front desk are always on hand
Please share one thing (or more) which you wish you had known before you moved in:
We were given a through walkthrough before signing.
Manager response
Hi Mas Thanks for your lovely review. The bins have been interesting for us too, the city wide strike has put pressure on all residential buildings so massive thanks to Team Loudon's Yard for keeping on top of it. Thanks

Please tell us about the good and bad aspects of living in your local area:
The location is great, lots of shops and bars in the area. The development promised private access to the train station but 2 years later and still no access. Only 1 shop has moved into the commercial spaces after 2 years of promises
How has the building management responded to any problems or issues you have raised:
The maintenance team have been the best part about the management.
Please share one thing (or more) which you wish you had known before you moved in:
That the advertised promises would not be fulfilled
Manager response
Dear Musson, Thank you for your feedback. My name is Kishor Tahiliani, and having recently joined the team, I truly appreciate feedback like yours ,it helps me understand where we need to focus our efforts to improve the experience for our residents. I am glad the maintenance team and the apartment design have been positives, but I am sorry for the issues you’ve experienced with temperature, wear and tear, and delays to promised amenities. Your comments about staff approachability are important, and I’ll be working closely with the team to ensure residents feel welcomed and supported. I’m also reviewing communication around station access and commercial units so expectations are clearer moving forward. Thank you again for your honesty ,it genuinely helps guide the improvements I’m here to make. I do welcome the chance to speak with you directly so we can better support you. Kind Regards Kishor Tahiliani General Manager
