Please tell us about the good and bad aspects of living in your local area:
I can be on the motorway in five minutes, in the city centre in five minutes, at the train station in under ten, and at the airport within half an hour. We’re just outside the city centre, surrounded by restaurants and shops. A personal favourite is the Persian place up the road called Soofi.
How has the building management responded to any problems or issues you have raised:
I’ve had no complaints so far. I often stop and chat with the guys at the desk, who are all very friendly. I sometimes have a game of pool with the night team Amrit, Scott, and Sian all great people. The cleaning lady she occasionally lends me her hoover she’s lovely.
Please share one thing (or more) which you wish you had known before you moved in:
Maybe more resident events would be nice. I haven’t attended any yet, but I’m hoping to have more time in the months ahead.

Please tell us about the good and bad aspects of living in your local area:
We are surrounded by independent restaurants and shops. There is a huge Morrisons just a minute away from our apartment. The main road our complex sits on goes right into the city centre. We have not experienced any anti social behaviour, it’s impossible to hear any traffic noise from our apartment.
How has the building management responded to any problems or issues you have raised:
We haven’t had any reason to contact management as such. We did complain about our lift lobby floor not being cleaned, but after we raised this, it was cleaned every day.
Please share one thing (or more) which you wish you had known before you moved in:
I would suggest that if you are interested in renting at Loudons Yard, choose a higher floor, away from the lift and the refuse room.

Please tell us about the good and bad aspects of living in your local area:
It’s all good, with everything you could need on your doorstep. We have a parking space directly underneath the building, and the lift takes us straight to our floor. There are lots of shops and bars nearby.
How has the building management responded to any problems or issues you have raised:
Our leasing manager, Reece, is really helpful. He wasn’t feeling well the day we met him, but he remained in good spirits.
Please share one thing (or more) which you wish you had known before you moved in:
It still feels a little empty. I don’t think it has been open very long, but even so, it just needs more people. We made friends very quickly with all of the concierge team. Sian, Calvin, Scott and rightly bump into our leasing manager Reece.

Please tell us about the good and bad aspects of living in your local area:
We have lots of outside space which is away from the main road with huge communal BBQ and lots of seating. Both courtyard and building are always clean. Lots of shops nearby without needing to go into the city.
How has the building management responded to any problems or issues you have raised:
I raised an issue I had with the gates leading out into the main road not always being locked. My complaint wasn’t picked up for three days so I spoke to Kerry on the desk who was very helpful , she explained that the security team do hourly checks of the site but that they also rely on residents to shut the gate properly after. She also put an announcement out. She was very helpful. I had initially asked to speak to Lee who was site manager at the time but he was apparently always too busy on calls.
Please share one thing (or more) which you wish you had known before you moved in:
The road just behind the complex is a bit rough, so I would encourage any prospective tenant to avoid it if possible.

Please tell us about the good and bad aspects of living in your local area:
Loudons yard is literally minutes from the city centre. Transport links are excellent with a tram stop at the top of the road, Birmingham New street is 10 minutes away, motorway links are amazing. There is a Morrisons supermarket just up the road, lots of independent restaurants, that’s without venturing into the city centre. The complex is off a busy main road situation on a private road with a huge private garden in the centre of all three apartment blocks.
How has the building management responded to any problems or issues you have raised:
I I haven’t had any reason to raise any issues with management. I’m aware of a new management team, as mentioned in the community chat.
Please share one thing (or more) which you wish you had known before you moved in:
I didn’t realise that parking would be an additional cost. I naively thought it would be included, but it’s fine we park at the front for now and in the car park next door.
