Great Property with Poor management

There are many local stores to buy from including Tesco, Saintsbury and off licences. It is very convenient to travel as it is just 10 mins walk to nearest underground station and bus station is 2 mins walk. Bin collection is very poor and there are rats in and around the bin all the time. There is no parking facility in the building.

How has the building management responded to any problems or issues you have raised:

Yes, and it takes them ages to come back to you. It took 3 months to fix essential issues like heating not working in extreme cold weather in winters.

Please share one thing (or more) which you wish you had known before you moved in:

The utility bills are excessive, and wish they mentioned earlier that for a studio an average bill would be £100 ..!

Wembley Park is a clean and safe area to live in as long as you remain on the main streets. There are plenty of restaurants and grocery stores around. Dandi Wembley is about 16 minutes walk from the Metropolitan/Jubilee line, which is not too close but manageable.

How has the building management responded to any problems or issues you have raised:

Not very helpful. I have had several occasions when the management team would simply ignore my WhatsApp or Dandi App messages (their preferred platform for communication with residents), when I raised issues which they were the one at fault.

Please share one thing (or more) which you wish you had known before you moved in:

The property seemed affordable compared to other flats, however considering that the utility bills were double than I imagined, in the end the overall price was the same as other properties.

The heating in my apartment was not working until late January 2026, and I had to live in a cold room throughout the winter. Despite this, Dandi Wembley has stated that all “heating consumption” charges must be fully borne by the resident, and I have been billed £195+ per month in utilities for my 24 sqm studio. Before I moved in, I was told the usual utilities package would be £95 per month; however, an additional ~£100 per month has been added in winter for “heating” that I could not use, and I do not accept being charged for a service that was not provided.

How has the building management responded to any problems or issues you have raised:

After countless disputes to Dandi Wembley regarding heating bills, they still have not acknowledged that they should deduct the fees. Appreciate any information if anyone else has succeeded in negotiating with the establishment.

Apart from utilities, everything else was mostly up to expectation. They don’t have much community event as they advertise which was a bit of disappointment.

The area itself is nice and convenient. There is a good range of shops, supermarkets, cafés and restaurants nearby, especially around Wembley Park. Transport links are very good, with easy access to the Underground, trains and buses, which makes commuting simple. There are also open spaces and parks within walking distance, which is a positive. Living on the street is generally fine, with regular bin collections and acceptable noise levels most of the time, although it can get busy on event days due to traffic and crowds. Overall, the location is a strong point, even if there are issues with the building itself.

How has the building management responded to any problems or issues you have raised:

The response from building management has been slow and ineffective. Ongoing issues, especially with heating, were not resolved properly and were managed poorly, with temporary solutions instead of permanent fixes and limited consideration for residents’ wellbeing.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how unreliable the heating and building management would be before moving in. From the first weeks after I moved in, the heating did not work properly, and even now the issue has not been fully resolved. This is something you cannot really detect during a short viewing. I also wish I had known that utilities are managed by a third-party company, which can make billing issues difficult and stressful to resolve. When problems happen, residents often have to spend a lot of time chasing corrections. My advice to new neighbours would be to ask very specific questions in writing before moving in: how heating issues are handled, how long repairs typically take, and how utility charges are calculated if services are not working. Keep records of everything and don’t rely only on verbal assurances. These are things I wish I had known in advance, as they have had a real impact on my experience living here.
