The development as a whole is amazing, it’s like living in a 5* hotel a lot of the time. The amenities are all good ideas, although I think they underestimate how much space they would need for the co-working area, and perhaps the club lounge area. By the time the full development is finished, these areas will be very busy and that might spoil it for some. This will sound trivial to most, but my biggest issue is the quality of the games/equipment in the Coppermaker club lounge area. The shuffleboard table is warped, making it almost impossible to have a proper game. The pool table is cheap, the cues are light as a feather and the table felt slows the balls down. Having a BBQ is also quite a lot of hassle, having to pay extra and then clean it whilst you’re having a good time with your friends is frustrating. Also, one persons idea of a clean bbq is another persons dirty. There’s cleaners going around the building constantly, it would make more sense for the BBQ fee to be used for having the cleaners sort it out so the next person who uses it gets a fully cleaned BBQ. These downsides may sound petty but it’s the second most expensive building in East London, so you expect nothing but the best.
The pool and gym areas are amazing. The development is quiet, you can’t hear anything when you’re in your flat unless someone is having a party in a flat near yours and they have their balcony door open.
The staff on reception are friendly and I’ve never had any issues that haven’t been solved very quickly.
It’s expensive, but if you can afford it, it’s absolutely worth it.

The amount of shops and restaurants is unreal as you are a 1 minute walk from one of the biggest shopping centres in the country. It would be nice if there were a few more bars in the area. The only downside of this is that it can be extremely busy, especially when there’s a West Ham game.

The thing you won’t get from a viewing is that despite the attempts to create a community vibe, this is still lacking in my opinion. The events are exclusive to residents. Some like that, but I live by myself and can’t see a reason why you can’t bring a friend/partner to these events so long as you let them know they’re coming. I’m paying just as much as a couple in a 1 bed flat but if there’s an event that I wanted to invite a partner to, that’s generally not accepted.
Most people keep themselves to themselves. Fair enough, but don’t expect massive gatherings or parties with all the residents. I don’t fault the management for this, it’s just the way people are in these buildings.
How has the building management responded to any problems or issues you have raised:
I had an issue with my door that was sorted within a few days, it wasn’t urgent so I was happy with the response time.
LOVE IT!
The development is modern yet homely. We find the facilities to be unmatched for the location and price point. Our only slight issue is the size of the working floor and amount of meeting / confidential rooms. Building management are efficient and helpful.

The area is great, you have the balance of greenery with the park and then the business and convenience of the shopping centre.

Yes, anything we have had maintenance wise has been handled promptly and effectively.
Elevating Comfort and Community
I’m delighted with the overall experience in my living area. The design is aesthetically pleasing, creating a comfortable atmosphere. The facilities are commendable, enhancing our daily lives. The professionalism of the staff, both in building and property management, is noteworthy.
The cleanliness and tidiness of the area contribute to a positive living environment. However, a potential improvement could be the addition of an indoor basketball or badminton court to enhance recreational options for residents. This addition would cater to residents with active lifestyles and foster a sense of community.
Addressing security concerns, it would be beneficial to install a gate in the public area next to M&S. This measure would not only enhance security but also provide residents with a greater sense of privacy and exclusivity.
In conclusion, while the current living conditions are excellent, these suggested enhancements could further elevate the overall quality of life in our community.

good – great location, very close to a tube station, many shops and supermarkets nearby.
bad – never can connect the mobile phone network in the resident area and people smoking and vaping in the area next to M&S.

I wish I had been informed about the security and privacy measures in place before moving here. Understanding these aspects beforehand would have allowed me to better appreciate and navigate my living experience.
How has the building management responded to any problems or issues you have raised:
Building management impresses with quick and professional responses to my concerns. Their timely resolution of issues showcases a commitment to resident satisfaction, making the living experience exceptionally smooth and hassle-free.
Hotel like experience, but unclear heating payment
You live in the hotel: very good design, a lot of amenities like pool, gym, coworking space with free coffee, parcel room. Furnished option provided. Management is quick in apartment related problems: fixing quick and professional. One thing could be improved: coffee machine maintenance – from time to time they are not working and waiting for supervision. Plus as mentioned: make something with heating payments.
One thing that definitely stands out: leasing communications. Our process was smooth and crystal clear from the beginning, thanks to Melina and her team.

good: 1) 10 meters from one of the largest shopping malls and transport hubs 2) walking distance to parks, sports facilities, several universities and West Ham stadium
bad: no parking nearby and prepare for crowds on weekends and matchdays

One very important thing that I wanted to know before: fixed payments for heating that are not connected to your usage – 60 pounds per month for two persons. I moved in march 2023 and as of December 2023 it is not fixed and no date was provided.
How has the building management responded to any problems or issues you have raised:
I asked two things. First about electric problems. I could say only good things about the results and the responsible persons: Ciprian and Paul.
The second is fixing the problem with fixed payments. For this one, no one helped me.
Beautiful building, nice amenities and convenient location
The building includes a long list of amenities – swimming pool, a rooftop terrace, a coworking space, a studio and so forth. A large gym. Live sports classes are included in the rent as well as resident events. The property management team solves our problems are requests, though sometimes it takes some time. Eg the coffee machine is not always working (especially in the morning); one of the lamps stopped working int he coworking area, and it took several months to replace it.
What I really like about this building is that it is new and energy efficient. The windows are double glazed, so it is quite warm and not humid in the apartment even in December without any heating. The only problem with heating is that we are billed a fixed rate every month, though we haven’t turned on heating during our whole living – because there are some issues on the side of the heating provider.

One of the biggest shopping malls in London is a 2 min walk from the building. Lots of cafes and restaurants (though their quality is lower compared to the city centre, still you can find something nice). A large park is a 7-min walk.

There are loads of people in the street and the shopping mall, especially during weekends

They respond to them positively, but not promptly.
Amazing place for a new Londoner!
I am glad to have a lot of classes and events for free in this development. In addition to these, shopping mall and swiming pool is next door so I had never felt bored.
I am excited to meet new resident in the events because we currently start living in London.

Wonderful access to the tube and food shopping. We can also enjoy community events in the Westfield shopping mall.

No direct access from and to the taxi. No night access for loading bay.

Amazing !
All of the different amenities are well designed. While I would have loved for the pool to be 24/7 I can understand that safety concerns dont allow for it. Everything else is top notch. As the time goes by, I do plan on updating my review if needed.

Extremely fast and efficient. I had a couple of small issues, and they were resolved within a day.
All im looking for in one place
The modern design of the building and its facilities makes it so unique in this area. The furniture are luxurious and cosy at the same time.. colours are so comforting and the equipment are all high quality and easy to use, there are 3 lifts so we never wait too long!

Location is so perfect ! Just few Minutes from the shopping mall, bus station and the tube which connects you to most areas.

I wish i had known that everything is done online. Its a good and a bad thing at the same time.. sometimes you just want to raise the issue to reception and they deal with it instead of adding the request on the application.
How has the building management responded to any problems or issues you have raised:
Katiya the manageress was very welcoming & willing to listen and has helped alot with an issue we faced when we first moved in, she did her very best and handeled the situation very professionaly the problem was solved at the time . Paul Ossullivan from maintenance team was on time and did the repairs without any delays very friendly and professional too. Riyan from the leasing team is the best, he was very patient answered all questions, gave us a tour and helped us with the process of choosing the place.
Renter’s Dream Development
The design of my development is well thought out with facilities that accompany and encourage productivity and a sense of community, it is modern and well kept, concierge and management are there for you at at short notice with anything you need help with.

We live a walk away from Westfield so everything I need os at my disposal, great location with amazing transport links too. Our street is private and have a lot of green space for residents only which is a luxury in london, I don’t drive a car but the building has its own parking spaces for residents underground that’s also linked to Westfield. We have bin disposals on each floor and if we have larger waste we have bin storage room on the basement floor as well which comes in handy when moving in. There is little construction noise which is unavoidable in a busy city but the windows are sound proof so that fixes that.

After two months, I still have some challenges with the bills, so I wish I had known that I needed to find my own bills company and figure all the paperwork out beforehand to have a smoother ride however this is more of a reflection of me rather than the development.
How has the building management responded to any problems or issues you have raised:
I had a small issue with the closet door becoming unhinged, Paul U’Sullivan responded quickly and was able to fix the issue within 5 minutes, what I thought would take maybe an hour, my pet dog loved him too so that’s an extra bonus
