Very poorly developed and managed property. Elevators don't work many times, innumerable maintenance issues within 3 years with no attention to the solution, high maintenance fees, every small change in tenancy s charged £80, huge maintenance issues, white goods do not work properly

The major issues are: Apartments can become either too hot or too cold in summer/winter. Mostly a problem for summer. The lifts are very frequently out of order. Parking only for yourself, one parking slot per flat so if your friends want to drive and visit you, well they'll be parking elsewhere, and if you have two cars you're SOL. These problems are the biggest by far for most people, I believe. For us, I think we have been very lucky. We have one car with only one of us driving and it doesn't bother us that friends can't park in the venue, there's parking at top of town anyway which is close plus we don't have driving friends visit often. The hotness in summer and the lifts would be unbearable except that we live on the THIRD FLOOR and are NORTH FACING. So my massive recommendation to you is to try to get a flat on floors 2-4, and ensure it is north facing. I think those are by far the best flats. Then you can still walk down when the lifts aren't available, as they frequently aren't, and you avoid the heating problems. On the third floor our north facing apartment was literally a perfect temperature all through 2022 summer, the hottest on record. But for people on the top floors facing the sun I am sure it was an absolute nightmare as heat rises all through the building and if you're in the sun you will cook. Now its coming into the winter, again we're in the perfect spot as there's enough heat that we haven't had to bother turning the heaters on. The flats are pretty well insulated and ours is doing a good of staying warm in winter and cool in summer. I've heard from some that even in the winter, if you're on a top floor and south facing, it is still unbearably hot. So there it is, do your best to get a north-facing apartment between floors 2-4 and you will have a lovely time. Actually could probably go a bit higher as long as its north facing I think that really is the main thing. Or west facing, probably. If you are south facing and high up I recommend fleeing before the next summer comes around. one other thing to keep in mind is which floor of the carpark you are on. floor -1 is much better than -2 as the way down to -2 is very very narrow, i have banged my car many times. The car park slots are attached to the flats, something the owner has to purchase alongside the flat so the agency should know where each flats parking slot is. Try to make sure you're on -1.

This property is a fantastic deal for the renter. It was originally a bank and converted to what were advertised as luxury flats. The work however was unsatisfactory and Seven Capital failed to put right snagging issues. There are leaking windows, the lifts regularly fail and in general the finish is poor. This is greatly to the advantage of the renter because rents have been held down far lower than predicted.

Looking stylish on outside, rotten on inside. Poor management of the place. Concierges are more interested in playing games and watching tv than assisting. Parking situation is tougher than in a prison / registration faulty- just stress all the time.

I would advise against living here long term. The building was recently converted from a bank to residential. Although the flats look nice and modern they have been built poorly, with a lot of corners being cut. The lack of heat insulation makes winters unbearable and the mirrored glass can make the heat in summer be 10C more than outside. The windows barely open so getting breeze is unlikely. I am spending too much money on heating and AC. Speaking of heaters the ones in the flat have poor electricity rating they are 1970 models. The ventilation in the flats doesnt function properly and there is nothing the landlord can do to fix it as its part of the main building. The flat often just falls apart, dishwashers and washer were not installed properly. When the washer is on a minor spin it shakes the whole building. Often feeling your flat shake when others are washing. The concierge is present but not always helpful. The parking is unbelievably stupid, we have no visitor parking and parking tickets are being issues to anyone who even passes the building no matter how long. Delivery drivers have stopped delivering to this address due to the parking fines they are getting. At least one elevator is always broken. With the elevators and the parking makes it a huge effort to move in and out of this place.
