Please tell us about the good and bad aspects of living in your local area:
The local area is full of shops and Amazon Fresh being downstairs is very useful. Shops are open late so it’s very convenient. Busy area makes it feel safe even at nighttime.
How has the building management responded to any problems or issues you have raised:
Yasmin is always helpful and makes sure that she does all she can to assist with any query - no ask feels too much to her. I have found that sometimes the maintenance team can take some time to come, but I feel assured that the residence team, being Yasmin, does chase them to ensure we get our issues sorted.
Please share one thing (or more) which you wish you had known before you moved in:
Sometimes weekends are impacted by noise with a fan zone just outside the OVO arena, but this is only a problem with the door/windows open. When they’re closed, they provide good noise insulation.

Please tell us about the good and bad aspects of living in your local area:
So much to do in the local area, from a range of shops to lovely restaurants. Convenient for tube station with both met and jubilee lines. Area is always well lit at night and feel safe, and building security is a great addition.
How has the building management responded to any problems or issues you have raised:
Maintenance issues raised on the app and attended to.
Please share one thing (or more) which you wish you had known before you moved in:
Flats are very spacious and the gym is brilliant. Love the surrounding area but can get busy on event days.

Please tell us about the good and bad aspects of living in your local area:
The locality is great! It's just an 8-minute walk to Wembley Park Station, making travel super easy. The area feels safe, and there are lots of restaurants nearby, which is really convenient. The only issue is that roads and bus stops close during events at the stadium, which can be frustrating. But apart from that, everything else is fine!
How has the building management responded to any problems or issues you have raised:
Yasmin and Ameed have been very helpful and responsive to all issues i have raised after moving in.
Please share one thing (or more) which you wish you had known before you moved in:
The road closures and the bus stops whenever closures during the event days

Please tell us about the good and bad aspects of living in your local area:
Great location, Wembley designer outlet very close. Great array of shops, cinema. Friendly , lively neighbourhood. Noise cancellation windows - never really hear anything outside of you close windows!
How has the building management responded to any problems or issues you have raised:
Efficient and timely. Yasmin is always super helpful and attentive to issues.
Please share one thing (or more) which you wish you had known before you moved in:
Maybe the availability and cost of parking in the area. Almeda beton has limited spaces, and the close by parking facilities are very expensive on top of rent/ council tax and energy bills

Please tell us about the good and bad aspects of living in your local area:
Wembley Park Boulevard is vibrant and modern, with great shops, restaurants, and green spaces. Transport links are excellent, and the area feels safe and clean. It gets busy on event days, but overall it’s a lively, well-connected place to live.
How has the building management responded to any problems or issues you have raised:
Management has been slow, evasive, and unaccountable in addressing serious issues, including unauthorised access to our flat. Key facts were only admitted after we presented evidence, and redress is still lacking despite multiple formal complaints.
Please share one thing (or more) which you wish you had known before you moved in:
I wish we had known how poorly key access and security are managed in the building. It’s not something you notice during a viewing, but it has serious implications for privacy and trust. Also, be sure to inspect the flat thoroughly—ours was handed over in unacceptable condition.
Manager response
Hi Moises, Thank you for taking the time to share your experience. We’re truly sorry to hear that your time in the building has not met your expectations, and we sincerely regret that these issues have caused you such stress. No resident should ever feel uncomfortable or unheard in their own home. We would like to acknowledge that the condition of the apartment upon your move-in, along with the delay in resolving some of the initial maintenance issues, is understandably frustrating. However, it's important to clarify that these matters occurred under a different managing agent, prior to our Allsop Lettings & Management taking over the management of the building in January 2025. Regarding the incident involving unauthorised access, we want to express our deep regret that this occurred. It was a one-off, isolated incident caused by a genuine human error, and we understand how unsettling it must have been. As soon as the mistake came to light, we took steps to fully investigate, address the situation internally, and prevent any recurrence. We also want to gently but firmly refute the suggestion that we have been anything other than transparent. We have always strived to communicate honestly and promptly, even in complex or difficult circumstances. While we acknowledge that our response may not have always met your expectations, we have acted in good faith to address your concerns and continue to be open to constructive dialogue. It’s clear you care deeply about your living environment, and so do we. We are committed to continuing to improve the standard of service we provide and to rebuilding your trust. Thank you again for your feedback. Kind Regards, Farouk – General Manager
