Excellent Management, Security and Location in Wembley Park

Wembley Park is an excellent place to live, with outstanding transport links including Wembley Park Station, providing quick access to central London via the Metropolitan and Jubilee lines. There are plenty of local shops, supermarkets, restaurants and cafés nearby, as well as the London Designer Outlet and other leisure facilities. The area is clean, modern and continuously developing, with attractive public spaces and parks. Although Wembley Stadium hosts large events throughout the year, security and crowd management are generally very well organised. The presence of stewards and police during major events helps maintain safety and order. Event days can be busier than usual, but residents are kept informed and disruption is generally well managed. Overall, it is a vibrant, convenient and safe area with excellent amenities.

How has the building management responded to any problems or issues you have raised:

Overall, the building management team has been professional and helpful when issues have been raised. Communication is generally clear, and they do make efforts to address residents’ concerns. While there have been occasions where responses or resolutions have taken longer than expected, particularly for non-urgent matters, issues have ultimately been dealt with. The management team works hard to maintain the building and communal areas, and we have found them approachable and willing to assist when needed. Overall, our experience with the management has been positive.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is just how convenient the location would be for everyday life. Having Wembley Park Station, shops, restaurants, supermarkets and entertainment venues all within walking distance has made living here much easier than expected. I was also pleasantly surprised by how well organised major Wembley Stadium and Arena event days are. While the area becomes busier during large events, security, stewarding and crowd management are generally handled very effectively. My advice to new residents would be to make full use of the local amenities and keep an eye on event schedules, as they can help with planning journeys. Overall, the benefits of the location and the quality of the development have far outweighed any minor inconveniences.

It’s ok place to live here if you don’t need support from building management.

Good amount of shops and very dog friendly including multiple dog runs. Plenty of places to eat out and socialise.

How has the building management responded to any problems or issues you have raised:

No we have been ignored by management and front desk on all our issues.

Please share one thing (or more) which you wish you had known before you moved in:

That the balcony door leaked and that there wouldn’t be security during event days and when there is a security they don’t question who walks in as anyone can walk in as the front door lock doesn’t work for the main building.

Dear John, it's disappointing to read that your experience has left you feeling this way, particularly when you felt your concerns weren't being acknowledged or followed through. The points you've raised around communication, outstanding maintenance, building access and account queries are all fundamental to the resident experience and should never leave residents feeling unsupported. Since the management changes, we've reviewed the way these matters are handled by introducing clearer communication channels, dedicated resident support through our central management email, and a maintenance tracking process that allows requests to be monitored through to completion rather than losing visibility along the way. We're also aware of the importance of building security, particularly during major Wembley event days. Good thing is that there is 24/7 security because of the stadium and the bad thing is that there is no privacy as people going to the stadium look into our flats

How has the building management responded to any problems or issues you have raised:

They are now fully staffed so they have been accommodating the requests and completing it much faster than before.

Please share one thing (or more) which you wish you had known before you moved in:

We wished our flat was cleaned before we moved in as we didnt get the viewing of the actual apartment that we were gonna move in so it was all dusty when we moved in. We should also been aware of the parking situation as we didnt know our flat didnt come with a parking space

Everything is really amazing and very close to every kinda shopping and gym, terrace and lawn really well maintained

They actually did responded really well because we had a few issues when we moved in and it was amazingly

And it was not with the development, but we would we didn’t know that they have two buildings and only one gym for the whole two buildings
