A standout aspect of life here is the dedicated maintenance team, Junior, in particular, who is highly skilled and consistently does a great job addressing every problem in the flat, helping residents feel comfortable and well taken care of.

How has the building management responded to any problems or issues you have raised:

The building management has always responded quickly to any issues that have been raised, ensuring that residents receive timely support and solutions. Their efficiency and commitment to maintaining a well-managed living space contribute to a positive experience for everyone.

Please share one thing (or more) which you wish you had known before you moved in:

Before moving in, one thing I knew was that Bale House in Lewisham offers excellent transport links, making it easy to reach central London. I also knew that the building has well-designed apartments with great amenities, creating a comfortable living environment.

The location is very good. Proximity to everything is just right and the environment is populated by decent people

How has the building management responded to any problems or issues you have raised:

Yes they have and they have done so excellently. Their hands have however been tied when it comes to issues with Homebox since they can solve that by themselves. Homebox has been a serious pain in the neck!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I understood how the electric billing would be. I was happy to note that it would be handled by a third party, Homebox, but never knew Homebox were terrible managers.

The flat is literally next to tesco superstore which is a hide plus. Within 10 mins walk, you can get to high street where many shops are avaliable including the daily outdoor markets. Excellent area with good amenities

How has the building management responded to any problems or issues you have raised:

They respond reasons quick as residents are in WhatsApp group chat with the building mgmt representative

The biggest challenge and disappointment is Homebox.

1. Excellent Transport Links • Lewisham Station is a major hub with DLR, National Rail, and nearby access to the Overground. You can get to Central London (e.g. London Bridge, Cannon Street, Charing Cross) in under 20 minutes. • Bus services are frequent and well-connected. 2. Green Spaces • Home to lovely parks like Hilly Fields, Ladywell Fields, and Blackheath, providing a lot of outdoor space for walking, running, and relaxing. • Greenwich Park and Horniman Gardens are also nearby. 3. Diversity and Community Spirit • Lewisham is known for being a diverse and multicultural area, with a strong sense of community and frequent local events. • A wide variety of shops, restaurants, and markets reflect its diversity. 4. Affordable (for London) • Property prices and rents are generally more affordable than many parts of London, especially zones 1 and 2. • There’s a mix of housing types, including Victorian terraces, new builds, and council estates. 5. Regeneration and Development • Ongoing regeneration projects, particularly around Lewisham town centre, are bringing in new housing, retail, and leisure options. • This is gradually modernising the area and improving facilities. ⸻ ❌ Bad Aspects of Living in Lewisham 1. Rarely do they generally respond, it is usually the concierge team who take it upon themselves to push for works to be complete in regards to maintenance issues or problems in the building

The constant Issues with maintenance and overbearing contractor visits. And no parking for the building unless you have valid proof of disability
