Alameda, Wembley Park, HA9

I previously wrote a review for Alameda which I am following up on. Please ignore all that was said and avoid moving into Alameda at all costs as long as Allsop are managing. We have been here since the previous management (Quintain) who were attentive, responsive and properly run. This management is the opposite and they have made our last year hell. We have had a broken balcony since 3 months into us moving in which has still not been fixed a year and a half later - the team will continue to lie to you that ‘maintenance are coming in Monday’, please don’t believe anything they say. This has been a serious structural safety issue and has been ignored for a year and a half! We have had to report it to the council. We have had a pest problem with mice / rats coming in from the pub downstairs into our flat on the second floor through the balcony, which we have raised and again been ignored. We have not been able to open our living room balcony door / window for 2 months now to avoid any rodents, management told us verbally they will get pest control which again never happened. This flat is unliveable and they do not care. We have had police show up to our door asking about a domestic issue in the flat opposite us, which this management turned into a short-let Airbnb without telling the residents that there will now be Airbnb's in the building - this was not in our contract, and wrongly hidden from us. You now have a whole host of random people coming in and out of the building and police showing up about violence. This is crazy. I can provide a list of issues, this management have put us through so much mental stress that we have begged them to release us from our contract. Please do not move into this building. Also to note they ask residents to write reviews in exchange for ‘Amazon vouchers’ so take any positives with a pinch of salt, no voucher was ever received. They have so many complaints that they don’t even speak to residents anymore, you will only ever see agency staff who have ‘only been here 2 days’ at the reception, and if you ask them to call management from the office they will lie and tell you they are not there. We have asked severally to sit down with someone in charge and have been ignored. Rest assured if you’re lucky to run into management they will give you false promises of ‘someone will reply, someone will take a look’, please do not believe them, and note they will only ever say this verbally but don’t reply to emails to avoid any written accountability. I want to take a moment to commend Shaun for his exceptional service and dedication. We had a problem that had been outstanding for over a month, and despite several attempts, no one was able to help us resolve it. However, when Shaun took over, he immediately took charge of the situation, demonstrated great problem-solving skills, and resolved the issue in no time. Shaun's professionalism, promptness, and ability to handle the issue efficiently were truly impressive. His proactive approach and commitment to getting things done were exactly what we needed. Really appreciate for Shaun helping.

The facilities are great at Alameda, and the design of the flat is excellent. The building management team are great (shoutout to Julian from maintenance) and the property management. Raideh has been fantastic at communicating and helping me move in.

Alameda is a modern and well-designed development with secure entry and well-maintained common areas. The facilities are excellent, including a well-equipped gym, quiet study areas, and dedicated rooms where I have held several formal online meetings with a very positive experience. The terraces are spacious, pleasant, and available for hosting guests; I have welcomed some of my guests there several times, which created a very enjoyable atmosphere. The terraces also feature barbecues for gatherings. Community events are held periodically in the lobby and terraces; we once joined a breakfast event and really enjoyed the friendly environment. I would especially like to thank the building management team and front desk staff for their outstanding support. Yasmin, in particular, brings great energy, ensures residents’ comfort, and promptly resolves any issues. Overall, property management is attentive, professional, and makes living at Alameda a truly enjoyable experience.

Home design is stylish and floor plan is good. Reception team is very friendly and helpful. People of Alameda is amazing, particularly Yasmin is excellent and sweet. She processed my requests promptly and she opened the door for me when she saw me carrying heavy things.
