Everything in 8 Water Street is of the highest standard. Building design, fabric and external facilities are all top class. Full use of the sister building 10 George Street completes the picture with its fabulous terrace, communal work space and gym.

We lived in the 8 Water Street (Vertus) property for 2.5 years, and unfortunately, our experience was not what we expected, especially considering the premium rent we were paying. Over time, Vertus removed key services and perks that were initially part of the offering. These weren’t replaced with equivalent alternatives, yet the rent continued to increase. This decline in service has been a common concern among tenants, as many others have expressed similar frustrations. Our checkout process was another disappointing experience. We were charged for unreasonable faults, such as a minor scratch on the exterior of the door, which seemed excessive. On top of that, they took weeks to respond to basic questions, seemingly delaying the return of our deposit unnecessarily. Interactions with the main office staff were particularly poor. The focus felt entirely on profit and tenant turnover, with little to no care for the actual tenants. It’s clear that the human aspect of renting with Vertus is lacking. The only truly positive aspect of our time there was the concierge team. They were always professional, friendly, and helpful—a real credit to the property. Overall, while the concierge team was excellent, the declining service levels, unreasonable charges, and lack of tenant care make it difficult for me to recommend renting with Vertus. I hope they address these issues to improve the experience for future tenants.

It felt impersonal and transactional, which was disappointing for a place that markets itself as premium housing. That said, the concierge staff were outstanding. They were always courteous, helpful, and the one highlight of living there. Unfortunately, the overall experience doesn’t match the price or expectations. I wouldn’t recommend renting with Vertus unless they make some significant improvements to how they handle tenants and maintain services.

I cannot stress enough how frustrating and unprofessional my experience with this management company was. I had a nightmare of a time trying to rent from them, and it started with a total lack of communication and professionalism. First, they failed to sign my lease agreement less than 24 hours before my move-in date. This last-minute delay left me scrambling and stressed, not knowing if I’d have a place to stay. They didn’t even bother to explain the hold-up or offer a solution—just vague excuses and no urgency. This complete lack of organization set the tone for everything that followed. Even worse, after I moved out, it took weeks to get my deposit back. I had to follow up multiple times, each time getting the same vague responses and empty promises. It felt like they were actively stalling, making it nearly impossible to get a clear answer. It’s hard to trust a management company that can’t even handle basic tasks like timely lease agreements or returning deposits without hassle. Their lack of accountability and respect for tenants is beyond frustrating. I wouldn’t recommend them to anyone—there are plenty of other companies in London that know how to treat their tenants with respect and professionalism. Avoid at all costs.
