Founded in 1988, Touchstone is a property management company. It is backed by Places for People Group, one of the largest regeneration, development and property management business in the UK. Touchstone manages properties across the UK, including London and Edinburgh.

Touchstone Developments

The Forum is a development by Touchstone currently listed on HomeViews. The development is located in the heart of Birmingham’s Southside district. It features a range of studios as well as one and two-bedroom apartments. Residents are able to access a range of facilities on site and these include a gym, rooftop terrace and a communal lounge. In addition, The Bullring, Selfridges and Grand Central are only a short stroll away. Likewise,  Birmingham’s New Street station is a 5-minute walk away.

High Spec Secure Development in the Perfect Location!

My only reservations about the entire development are regarding the prrice, security gates and parking.

Regarding the price, this development is considerably higher than other developments in the area, I’m aware this is because of the security and concierge service but it is a very steep increase in comparison. Having said that, I do not regret my choice to rent here and it’s been amazing.

The security gates have been temperamental over the last year and on spite of several attempts to fix it, one gate is still not fixed and constantly open. Considering we pay extra for the security I would hope they fo get properly fixed.

The parking has been an issue where there is no guest parking and prior to the front of the building being marked with a loading only sign, shopper’s would often park outside the building and block the entrance to the car park. I feel the management could have handled this better and quicker.

Having said that, the development is also to such a high standard that I have loved living here. Having never lived alone, I assumed I’d be scared or uncomfortable, but the security and finish on the flat has made me feel completely secure and at ease.

Everyone who has been to my flat has absolutely loved every detail and even having engineers come over have always asked questions about it.

Also having the concierge service has been so convenient especially with the number of parcels I have , and not always being home or working from home and not being able to be available all the time to collect them.

Please tell us what you like and dislike about this area:

My only reservations about the area is that nothing is open past 6/7pm. There’s nowhere to having dinner in the evenings or anything so you do have to drive out for anything. I think a lot of restaurants in the highstreet would do so well if open later.
I’ve never been to High Wycombe and having moved here into this new location and development, I have never regretted my choice.

Aside from that, I feel the location is absolutely perfect. It’s close to everything you could need such as shops, supermarkets, station, everything. The fact that I rarely need to use my car is so great because everything you could possible need is on your doorstep.

Having a supermarket, coffee shop, park and being close to a station were must haves on my list when looking for a location and in High Wycombe where I am, I have exactly all that and more all in walking distance.

Having worked from home for the last year and now having to go back to the office a few times a week, the commute to the office, while very expensive, is very convenient. I can be in London with 30 minutes which is quicker than a lot of my friends who actually live within London on the outer skirts. My friends are often quite jealous of how quick that is.

All in all, I would not trade the convenience of it all for anything.

Overall, great location, great development, great landlord, and almost no issues whatsoever.

How has the building management responded to any problems or issues you have raised:

While I’ve not had many, the management have dealt with any issues immediately. The security gates were one of the main things I’ve had any dealings with and the management were ontop of it. While this is still not entirely fixed, they have been on the case.

My partner and I have lived in the Forum for 6 weeks now and have had nothing but an exceptional experience.

My partner and I have lived in the Forum for 6 weeks now and have had nothing but an exceptional experience. After struggling for months to find anywhere that ticked all the boxes through sites such as Rightmove and other generic ones, booking viewings with the scraps we could find that nearly ticked half the boxes and then the agents not even turning up, we were told about the Forum. We instantly fell in love and emailed our interest. After being initially told there were currently no lettings we were quickly permitted to cheekily come and see the building and the facilities to our delight. Within another week the first lettings were open and we were speedily and professionally moved through the process of renting which I was new to being a homeowner. Even with issues from the Tenancy Deposit Services, which Jodie quickly rectified without even a second thought and in all honesty were not even her problems to deal with. This act set the tone for the subsequent events in our experience at the Forum. Upon moving in we had a couple of small understandable issues due to the extremely fast turn around to get us in our apartment which were rectified by Harpreet and the team before we had even gotten home from work. I feel that Harpreet has superseded any expectations I had of a residential manager from what my friend’s and partner’s experiences had been up until now. He goes the extra mile at any opportunity and you can see that he truly cares about your experience and stay at the Forum. He has more than accommodated my needs for parking with electric charging, offering to introduce us to other residents at the Forum for business connections and enquiring to have Sky Q organised for my apartment without any hesitation. We received a newsletter recently that really blew me away with how much thought and attention to detail had gone into it. You could really tell the time and love that had gone into it as I would never normally give them the time of day. Overall I could not recommend the Forum enough. I run a large company and if my staff acted the way that Harpreet and his team do I would be very proud.

Please tell us what you like and dislike about this area:

Location is perfect for me. Traffic is horrendous in a lot of town with the roadworks but you can get off the motorway within minutes when you find the back route. Amazing fir food and entertainment and 3 min walk from Grand Central station so great links.

Please share one thing (or more) which you wish you had known before you moved in:

I just wish I had known about the Forum before and wondered why it was not advertised on any other sites. I am quite glad though as it feels like being part of a private club.

How has the building management responded to any problems or issues you have raised:

No hesitation, no excuses, just good old fashioned customer service and hospitality.

Modern apartment in the city centre

The Forum is quite new building with 1 bedroom, 2 bedroom or 3 bedroom apartments in the city centre. The location is definitely one of the best features of this building. Another feature would be lobby with coffee machine which is free to use for all tenants, comfortable arm chairs and plenty of room for those who work from home. There are 3 exterior spaces: rooftop, outdoor lounge and pet area. From the rooftop, you have amazing view either on city centre or Birmingham suburbs on the other side, but it is open only until 11 pm. Outdoor lounge has pizza oven and grill, but you have to be prepared to pay a fee if you would like to use them. I have 1 bedroom apartment which is on the ground floor. It is quite spacious and it has amazing terrace. The apartment was furnished with very stylish furniture and it was all i needed in the beginning.

The Forum is in the heart of China Town. Very convenient location, 5 mins walk to train station or 10 mins walk to bus station. Tesco is 1 min by walk. Plent of asian supermarkets, restaurants and also Bullring mall is 5 mins walk.

Please share one thing (or more) which you wish you had known before you moved in:

Opening hours of the rooftop: when we had our viewing they told us, that it would be open 24/7 and it was not when we moved in, it was quite an issue as we have a dog
Fees for using pizza oven or grill

How has the building management responded to any problems or issues you have raised:

Communication with management was never a problem. They responded promptly every time.

Very happy resident

The flats are spacious, and has a modern style throughout. I love the wooden floor through the property, but it has a mate finish, and I think the floor should have more shine to align with the modern style of the flat.
The building management is very helpful, they promptly respond to any queries/complaints. Some of the services are managed by 3rd party companies such as the emergencies for the boiler, and these 3rd party companies do not have the same standards as the building management. The staff at the reception are very friendly, and willing to help with any issues. The facilities are very good, the new reception area looks exquisite, with natural plants (even on the wall), books to read, tables, coffee machine (it’s a disappointment that tea is not available) and only one pool table, I believe for the number of residents here there should be at least 2 table or one more table game as everytime I go there the pool table is occupied. All the parcels are delivered straight to the reception, we should receive an email from the reception/management letting us know that our parcel has arrived, as sometimes depending on the company that deliveres our parcels, we do not receive any communication that the parcel has been delivered. I’m not found of the entry system we have, it’s very annoying that we need to take the stairs or elevator to pick friend and family, the visitors should be able to enter up the at least the flat’s floor and ofcourse with all the buzzing system we have in place. There is a lovely garden area with artificial grass, lovely for kids, but I don’t visit it as often because there is not a direct entrance for me to access the space, it takes me too long to get there so not very practical for me and my daughter (2 years old). In general I’m happy with the facilities and building management.

Please tell us what you like and dislike about this area:

The property is surrounded by local shops and shopping centre, it’s a fantastic location. Unfortunately the park is not include in the rent. Plenty of restaurants choices near by, cinema and games. Transport here is good, there is a bus garage near by with plenty of buses to different areas and also a train station that have less than 30min trains to central London which is perfect for commute. The property is surrounded with all these shops and entertainment and it is still a quiet area. I love this place.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the emergency calls for boiler issues were handled by a 3rd party company.

How has the building management responded to any problems or issues you have raised:

Some of the issues they were very quickly dealt with, but issues such as the boiler and the Areal took too long. After all the storms only today (2/04/2022) we got the signal back and its very bad, we do not have access to all the free view channels, not even the BBC is working, so it is very sad that this issue is still not completely sorted.

Living at the forum

This building has its own gym, with sufficient equipment and most of the time very quiet. I never used the communal lounge but it looks cozy, and they also have a barbecue area for use, which is nice if you have friends over. And the free coffee machine is quite nice. The dog run area also has facilities for the dogs to play with although area is bit small, so more suitable for small dogs. The WiFi in each apartment is fairly quick. The worse part of the building might be the bin store, it’s always messy with rubbish spilled onto the floor, flies everywhere, and there is only one recycling bin for the entire building, which gets full very quickly. And recycling and general waste are always placed in the wrong bins. Rent is increasing drastically like everywhere else in Birmingham, there is also additional cost to living with pets, when they hike the rent up again in the future, it may not be too worth it to live here anymore despite all the nice facilities they have.

Location is great, close to lots of good restaurants, really close to bullring and new street. However, at night, it can get really loud. Lots of bars and lots of loud engine revving heard throughout the nights. Parking is limited so if you are unlucky to not get a parking spot within the building, it’s almost impossible to find parking close by due to how busy the area is.

It gets loud at night, especially if there is an event/party going on in the garden or rooftop. Luckily it doesn’t happen too often.

How has the building management responded to any problems or issues you have raised:

It depends on who you contact, some never reply to your email, some reply quickly. And when I moved in, it was a mess, like they weren’t fully ready. I didn’t receive any important information (like setting up WiFi, utilities etc) like other tenants until a few days later. And it did add some stress when I can’t get any responses to my emails. Situation has improved since then. The reception team/security is always helpful and friendly.
