I’ve been living at Lina House in Acton Town for 2 years so far, and unfortunately my experience has been disappointing overall. The main positives are the excellent transport links, with easy access to the Tube, and the convenience of having supermarkets and other shops nearby. However, there are several issues that significantly affect the quality of living. The area around the building can be extremely noisy because of the nearby park, where large groups often gather, especially during the day and evening. The streets are frequently dirty, and there seems to be very little attention paid to their upkeep. Security is another concern. It often feels like no one is monitoring what happens around the building or responding to residents’ concerns. Inside the building, there are also maintenance problems. The windows in the communal areas don’t open properly, and residents often have to force them open because it’s very hot inside. My flat also becomes unbearably hot during warm weather. The blinds do very little to block the heat, making it difficult to breathe comfortably during the summer. Overall, while the location is convenient, the lack of maintenance, cleanliness, security, and comfort makes it hard to recommend Lina House as a place to live. sorry to be frank

Normaly the just emails, and even they repair what it’s broken, takes too long. No one it’s coming to speak to us or check things

If you’re considering viewing this building, I’d recommend taking a look beyond the show flat. Make sure you check the rubbish room, the condition of the lifts, and the cleanliness of the communal areas. They give a much more accurate picture of what it’s like to live here day to day.

This is the first report we have received. We would be happy to raise a complaint on your behalf if you please provide us with further details. We are sorry to hear that you feel security is inadequate. The building benefits from a secure fob-entry system and CCTV coverage, ensuring access is restricted to residents. Due to the size of the development, there is no concierge service. The interiors and furnishings have been carefully selected to provide a comfortable living environment, if you feel otherwise we always welcome constructive feedback which we can share with the landlord. Regarding the blinds, they are not designed to provide heat insulation unfortunately. The communal corridor windows are linked to an automated ventilation system that opens and closes according to temperature levels. We will however review your comments further. Acton is generally a convenient area with decent transport links (Elizabeth line and Underground) and plenty of local shops and supermarkets nearby. However, bin collections and waste management around the local streets are frequently poorly managed, causing recurring cleanliness and public health issues in the neighborhood.
How has the building management responded to any problems or issues you have raised:
Building management (Touchstone) has been extremely unresponsive, dismissive, and slow to act. Issues with key fob access and waste management have been ignored for far too long without any clear communication or urgent resolutions provided to residents.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how poorly maintained the building's essential facilities are and how negligent the management team is. The persistent fob failures, lift outages, and resulting trash accumulation make living here incredibly frustrating and stressful.

We are sorry to read your review and disappointed to hear that your experience has not met expectations. We always strive to provide the highest level of service to our residents and would welcome the opportunity to address your concerns directly. To address your comments regarding the fob entry system, there was a technical fault affecting one of the ground-floor access panels. Unfortunately, due to the specialist nature of the replacement part required it took several days to resolve. In the three years that this building has been operating this is the first partial outage of the entry system that we have experienced. The issue was localised so we don’t anticipate any further issues. To the best of our knowledge this was the only fob access issue during that period but if you have experienced any other incidents we would be grateful if you could contact the team with further details. With regard to the rubbish accumulation during this time we arranged additional waste removal services and following staff visits to the site saw the issue was resolved. We have a dedicated maintenance team, including a 24/7 customer care line and maintenance controller to ensure that any maintenance issues are dealt with as quickly as possible. Please tell us about the good and bad aspects of living in your local area:
Surprisingly convenient with a Local sainsburys nearby and Acton High Street 10mins, Chiswick 20 mins away by walking. Lots of small parks around to take our little dog around. Busier during school drop off and pick up times as theres a few schools nearby but overall good level of traffic rest of the day.

Contracts and reference checks took a while to formally complete which does add a bit of uncertainty, especially if you have to give notice

We love being able to walk to Chiswick, and it's great to be so close to the overground and the tube!

Touchstone have been very patient and helpful when dealing with the snagging issues we've had.
Please share one thing (or more) which you wish you had known before you moved in:
When we moved in, we didn't realise there was a pre-payment meter for heating and hot water which is set up with an eco-friendly heat pump energy system - we put £150 on it, and it looks like this will be enough to keep us going for six months. To have such a low bill for heating and hot water is a huge bonus, and we are very grateful for it.
