Good 1. Access to multiple transport options; overhead / DLR 2. Lovely town Centre (Greenwich) and park with a good selection of restaurants and local shops Bad 1. During summer, the places becomes a lot busier with the influx of Tourists

How has the building management responded to any problems or issues you have raised:

Yes the response has been almost immediate in most cases

Please share one thing (or more) which you wish you had known before you moved in:

The residents team host multiple social events that allows residents to meet /make new friends

Please tell us about the good and bad aspects of living in your local area:

We have a tram stop outside and East Croydon station within a 5 min walk. The area is up and coming with some really good places to eat.

How has the building management responded to any problems or issues you have raised:

They have been prompt and have been very helpful as well as respect privacy.

Please share one thing (or more) which you wish you had known before you moved in:

Try and view at least 2 apartments before making a decision, that’s what I did and the staff gave me a choice. This does help you potentially see different floors/views and size of rooms.

good transport links with the Victoria line and overground services and bus routes. fantastic community and accessibility.

How has the building management responded to any problems or issues you have raised:

I had an issue with my dishwasher not working but this is now fixed.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing to note, figured it out as we went along - shops downstairs weren't shops but that was 7 years ago.

Please tell us about the good and bad aspects of living in your local area:

The location is great overall. King’s Cross has a really nice atmosphere and pretty much everything you need nearby, lots of restaurants and cafés, Waitrose, and plenty of other places within walking distance. It’s a very convenient area to live in, and having Santander bikes nearby is useful too. There’s only one bus route right by the development, but overall public transport is obviously very good around King’s Cross. Having parking in the building is also a huge plus for us. Honestly, without it we probably wouldn’t have chosen to live here. The main downside is driving anywhere outside London. Whether you’re heading north, south, east or west, it can easily take an hour just to properly get out of London. That’s probably the biggest negative of the location for me, but overall the positives definitely outweigh it.

How has the building management responded to any problems or issues you have raised:

Extremely well. Every issue we’ve raised has been dealt with quickly, efficiently and in a really friendly way. When we first moved in, there were a few small marks on the walls, and someone came and repainted them. Whenever there’s been a minor issue, like a light needing to be replaced, it’s been sorted very quickly. The best example was when our dishwasher broke. Someone came to look at it almost immediately and tried to repair it. When it turned out that it couldn’t be fixed, they replaced the whole dishwasher with a new one the next day. So far, every single problem we’ve had has been resolved, usually very quickly and without us having to chase anyone. I’m genuinely very impressed with how responsive the management team is.

One thing that actually worried me during our first viewing was a smell from the bin area on the floor. I remember wondering whether that was just how the corridors normally smelled. After moving in, though, I realised it must have been a temporary issue (something had probably been blocked or needed cleaning) because it was sorted and hasn’t been a problem since. The corridors normally smell absolutely fine. I also wish I’d known how available the common areas would actually be. During the viewing, I assumed that with so many residents you might constantly be competing for the cinema, lounges and other shared spaces. In reality, they’re surprisingly quiet and you can almost always use them when you want to. That has been a really nice surprise. We viewed three different apartments in the building before choosing ours. One slightly unusual thing I noticed is that the empty apartments actually showed better than some of the occupied ones we viewed. Obviously that depends entirely on the previous tenant, but if I were viewing again I’d definitely try to look past how someone currently lives in the apartment and focus on the apartment itself.

There is one excellent local shop nearby that stocks a wide variety of items. However, variety is highly limited as it is the only option in the immediate area, with few other amenities or open spaces within easy walking distance.

How has the building management responded to any problems or issues you have raised:

The building management team is highly helpful and responsive, quickly addressing any problems or issues raised by residents. Whenever maintenance or general concerns are reported, they handle them effectively and ensure everything is sorted out smoothly. Their proactive support makes living here incredibly stress-free.

Please share one thing (or more) which you wish you had known before you moved in:

The surrounding area is very quiet with limited social or recreational activities, meaning there isn't much to do right on your doorstep. While the building itself is fantastic, new neighbours should know that you will likely need to travel to other neighborhoods for a vibrant nightlife, dining variety, or weekend entertainment.
