The area has a good range of local shops, supermarkets, cafés and restaurants within walking distance, with a variety of options for everyday needs and dining out. Transport links are very convenient, with frequent bus and nearby tube/train connections, making travel into central London easy, although peak times can be busy. There are also pleasant open spaces nearby for walking and leisure. On my street, parking can sometimes be limited but generally manageable, bin collections are regular and reliable, and there is minimal anti-social behaviour. Traffic noise is present at peak hours but is otherwise fairly quiet and residential.
How has the building management responded to any problems or issues you have raised:
The building management has generally responded promptly and effectively to any issues raised. Problems are acknowledged quickly and usually resolved in a reasonable timeframe, with clear communication throughout the process.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how busy parking and nearby traffic can get during peak hours, which isn’t always obvious during viewings. Also, it can take a little time to get used to how quickly bin collections and maintenance schedules operate, so planning around those helps. Overall, the flat itself and management are good, but these small day-to-day practicalities are worth being aware of for new residents.

Really close to the station, supermarkets and nice bars and parks. It’s very quick for me to get to work. I never hear any noise or antisocial behaviour.
How has the building management responded to any problems or issues you have raised:
I had an issue with my heating so the landlord applied a 10% discount which is greatly appreciated.

It’s just really nice living here so I would say to definitely move in

The area around the property is quite good as there are shops within a 10 minute walking distance and having the Elizabeth line just down the road is a big help.
How has the building management responded to any problems or issues you have raised:
The building management responded to a minor proper very quickly as provided a response with a couple of days

Hayes is a good commuting location for those who work in central London thanks to the Elizabeth line. Just the traffic is very busy most of the time, and the hygiene on the high street..
How has the building management responded to any problems or issues you have raised:
Yes I had an issue with unauthorized parking with irresponsible drivers and the team helped me to solve the issue quickly.
Please share one thing (or more) which you wish you had known before you moved in:
The only thing which has nothing to do with Momento but become an issue to me is Clayton road, the traffic on station road overflows and it’s always very busy. Would be great if Clarendon road becomes two ways so that cars can go from Blyth road without jamming into the traffic of Station road.

Please tell us about the good and bad aspects of living in your local area:
I was hesitant about moving to Wembley Park, but boy have I been proven wrong. My main concerns were that it is located far from the city centre but it makes up for it with great connectivity by public transport. It takes me less amount of time to travel from here to work than it did me when I was living in Zone 2. Once you are here, the area is great - safe and clean open space, multiple options for groceries, eating out and other shopping - even the GP is local right under the building. Even the stadium is very well managed that the crowds barely get in the way.
How has the building management responded to any problems or issues you have raised:
The staff play a great role in making sure that living here feels safe and easy. Thanks for going above and beyond, Liza and Steven. Looking forward to my continued stay here :D
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known about the Railcard discounts on public transport in London, if so I would have moved here sooner.
