Stratford is generally a very good area to live in. It has excellent transport links with several underground and rail lines. Our favourite is the Elizabeth Line - it is new, comfortable and, in our opinion, the cleanest. There is also a large shopping centre nearby with a wide variety of shops, so everything you might need is close at hand. The area itself is divided into New Stratford and Old Stratford. We live in New Stratford and feel very comfortable and safe here. Old Stratford feels more mixed and sometimes less safe, but overall our experience living here has been very positive.

How has the building management responded to any problems or issues you have raised:

We had a great experience with the maintenance staff during our move-in, especially Val. He was extremely helpful and quickly resolved all minor issues we noticed when entering the new apartment. He also assisted us with the equipment and made sure everything was working properly. Val was very fast, professional, polite, and well-organized. All our questions and requests were handled efficiently and with great attention to detail. We truly appreciate his support - the entire process was smooth and stress-free thanks to his excellent work.

Please share one thing (or more) which you wish you had known before you moved in:

Overall, the viewing process was clear and we felt that everything was explained well before we moved in. One thing that would have been helpful to know in advance is that if you want to book certain shared spaces or private rooms within the building, this comes at an additional cost. At the same time, all common areas provided by the building are free to use, which is great. Another small practical point is storage: the wardrobe is quite spacious, but it is not internally organised, so you may need to buy additional shelves or organisers. This is not a major issue, but it was a bit challenging at the beginning, as we moved in with four suitcases and organising a completely empty wardrobe took some time.

For those by the river the views are delight. Security concerns are excellent and the cared for green and colourful spaces around the development are somewhat unique, upmarket and joyful. Quick access to supermarkets, street market, shops, eateries and a variety of transport options is a convenient bonus. The opening of the Elizabeth Line makes this a very desirable place to live.

Service charges seem high but compare favourably against other London Boroughs.

What is the best feature of your home:

Magnificent views, lovely grounds. Woolwich Works and Punchdrunk Theatre add greatly to the cultural ambiance.

The location is unbeatable. You have Coal Drops Yard right on your doorstep with endless options for food and shopping, and a Waitrose nearby for groceries. The transport links at King's Cross and St Pancras are obviously world-class, making it so easy to get anywhere in London or hop on the Eurostar. The canal walks are a lovely bonus for a weekend stroll.

How has the building management responded to any problems or issues you have raised:

Management has been very responsive. I haven't had many maintenance issues, but the one small query I had was sorted out the same day. The team, especially Mr. X, really seem to care that residents are happy and comfortable.

Please share one thing (or more) which you wish you had known before you moved in:

I loved the outward facing units. If someone requires a quite view, there are ample number of garden facing options as well.

I would say, avoid! The building doesn't have any facilities or common areas where to work or spend some time. The laundry room has 4 washing machines and 4 dryers, always dirty and quite expensive. They said bills included, but don't expect Internet and council and wait for £140 for energy and water for one person, no matter summer or winter. Transport and places to get a take away are plenty, but I never felt safe in the area, let alone the building surroundings where people shoot drugs on the disposable area and search on others rubbish every night (you will hear them while trying to sleep.

How has the building management responded to any problems or issues you have raised:

It was OK. I never had anything to ask. They always new if I was in or not.

More about the area and the fact that the room walls are very thin.
