All apartments, they range from one to three bedrooms, and a number are available for social rent and shared ownership. Southside Wandsworth shopping centre is moments away, as is Wandsworth Town train station.

Stay away! L&Q and Metra Living are the property managers and they are not considerate to residents. They poorly manage the development with issues occurring on a daily basis ranging from lack of hot water and water supply, or eventually leaks that take months to be resolved. 1 issue earlier in 2024 ended up with a massive flood in Jacquard Apartments with fire doors not working as intended. L&Q and Metra Living put the blame on suppliers instead of take responsibility and proactively manage issues. The price they are charging does not reflect the quality you get so please, again, stay away.

Great location, fantastic transport links and wide range of hospitalities at your doorstep. The area is a bit dodgy with some gangs roaming around, lots of anti social behavior, and weed smoking freely in the little green graveyard next to the development.

Please share one thing (or more) which you wish you had known before you moved in:

Faulty structural issues were never flagged before we moved in.

What is the best feature of your home:

Great location. Bike storage is available and concierge is helpful.

Great location, good facilities, let down by poor management and high rent

Well planned space, generally good finishes throughout but managed into the ground by L&Q. Have had consistent issues with security and access (post being stolen due to broken main door, bikes being stolen because no secure access to parking garage/bike stores, and regular antisocial behaviour on the doorstep). Even when raising these issues they take lengthy periods to resolve. This appears to be improving but based on past experience we're not holding our breath this is lasting improvement. Rents were also increased by 25% last year which could not be justified by management (response amounted to "because we can"), and there's nothing to say that doesn't happen again.

Please tell us about the good and bad aspects of living in your local area:

Great shops, parks, cafes and decent transport, although this will get worse as new developments complete as Wandsworth town station is already at capacity.

Please share one thing (or more) which you wish you had known before you moved in:

Poor communication and very slow. Only resolution of major issues has been through involvement of ombudsman.

What is the best feature of your home:

Location and property itself. Clean, lots of storage and good facilities.

Loving in Living in Wandsworth

In regards of developments of the property my thought of the design was great. I prepare for a low raise building and building is not busy. The building is well maintained by the management and easily to reach them when it come of problems. They take actions and solutions at the end.

Please tell us about the good and bad aspects of living in your local area:

Living in my area is accessible to the local shops such as supermarket, pharmacy, restaurants, pubs. Walking distance to the other shops. Transport is excellent, I used bus, underground and over rail. Very convenient to travel in and out of london. Living in my area is quiet and our community , We have parking space and pay parking nearby. Regular collection of our bin in the building . No anti social issues and no traffic.

Please share one thing (or more) which you wish you had known before you moved in:

My only thing I can share living with my community. Find and feel when you find your home in the first place. Make it sure the community or areas is good and clean.

What is the best feature of your home:

The best feature of my home is in my bathroom and the size of my kitchen. My working space in the kitchen was brilliant. My built in cupboard is good size. I really appreciate the way they do the design of the building as well.

Great value for the money

Flats are well designed, modern look, have their own balcony and has a decent size for a small family to live. Open plan living/kitchen, 2 bedrooms and 2 bathrooms. Storage space isn’t great but you can manage If you’re creative. Neighbours are respectful and they’re mostly couple professionals or small families. There is a concierge that is usually very helpful. Downside is the entrance doors from Georgette Apartments that have always been broken (there are 2 doors - there is always 1 door that works fine but having both working seems to be the challenge). There are 2 lifts so waiting time for them is usually very short but not efficient as many times people call both lifts at the same time. Great bike storage facilities however the gate leading to the basement is open at the top which led to a bike theft once. Cleaning of common areas is great.

Good range of restaurants, busting night life with several bars around the development. There’s a great park within 5 minutes walk and an old cemetery right next to it. Many buses run from both Garratt Lane and the main road and Wandsworth Town train station within 7 minutes walk. There have been instances of anti social behaviour within the area and you’re able to see some suspicious people eventually walking around the green space and sometimes within the development area. After McDonalds opened its doors in Garratt Lane the development and the green area became much more prominent to rubbish. Traffic noise is a fact however you can barely hear it if you got your windows shut. Parking is appropriate for a short stay with whoever is visiting and concierge does its best to accommodate eventual visits. You can purchase a parking space if you have your own car and you can have you car battery recharged within the development.

They usually respond within an appropriate period of time.

You are unable to open all entrance doors/development gate from your flat.

Design is well thought, development has a secure bike store and a concierge (although the system that informs a package has arrived does not work). Front door is broken since we moved in. It gets fixed eventually however doesn’t last for more than a week.

Great range of shops and convenience. You get to Waterloo in about 20 minutes. Very close to the park. High street is a bit noisy and you sometimes find some dodgy people around the cemetery area.

How has the building management responded to any problems or issues you have raised:

Yes however takes quite some time to get things resolved
