Nice property close to central London

The development itself is great, it is a new house. It is clean and well designed. They decorate it before you move in so no need to worry about it. There is a concierge and they are nice people as well. There is a rooftop and you can enjoy with Shard view in summer nights.

Please tell us about the good and bad aspects of living in your local area:

The area does not have much shops, restaurants and bars but the good thing is Greenwich is close to the area (around 20 min walking) and Greenwich has nice bars and restaurants to enjoy. The building is close to New cross station (around 11-12 min walk) and it is only one stop away from London bridge. If you are living on the train rail side, the house can be a bit noisy. It is not a problem during winter as you never open the window at night but it might be a problem for someone who is sensitive about this type of noise. I would not say the area is dangerous but I would not say it is perfectly safe as well. The greenwich side is great but if you are walking through Canada water or Deptford the streets are not great and I have seen that pick pocketing is very common. You should be careful while using your phone.

How has the building management responded to any problems or issues you have raised:

As indicated before, they are very quick for responding emails and for any maintanence.

Please share one thing (or more) which you wish you had known before you moved in:

I would probably say the train noise. I was not aware it is that noisy when I am first moved in but it could be irritating during hot summer nights as you have to open the window to cool the room down but the train is so noisy and it comes every 15-20 minutes. Only good thing the train does not work between 00.30-06.00 so you can enjoy your sleep during this hours :) But it is only in summer days. When the window is closed, it is not noisy.

Love the building - great places to wfh and relax and our flat is spacious and well designed. Communal spaces are kept clean and tidy and walls are well insulated very rarely can hear neighbours. Proactive emails from management about checks on building. Very happy!

New Cross is fantastic and a stones throw from Deptford which has plenty of social spots. Great transport connections with DLR, overground and jubilee lines very close by.

Nice and comfortable home and nice facilities

The management is super helpful. They always solved our problems in a convenient time such as heating, or any issues at home. I would say we did not have much problem but when we have, they solved it very quickly. There is a concierge in the entrance and people working there are really helpful as well. The building also has a parcel room so you can be sure your parcel is always in a safe place waiting to be taken by you!

Please tell us about the good and bad aspects of living in your local area:

It is good that the facility has a nice cafe and a co-working area which is really useful when working from home. You can enjoy your coffee while working in a nice environment. It is 10 min away to New cross train station and easy to travel central London. There are trains passing, it is sometimes noisy, not a problem in winter time but it is sometimes a bit uncomfortable in summer

As mentioned, they are really helpful and solved every problems in a timely manner

It would be good to know that the trains can be so noisy sometimes

Life at Vive

The design of the place is beautiful, and the apartments bright and airy with some benefiting from huge industrial windows and high ceilings. Converge service, especially Akin, is 10/10- they’re so accommodating and always bring good vibes. Downsides: the advertised facilities aren’t actually provided! There’s supposed to be weekly cinema nights which haven’t happened for 5 years, and the projector in the shared work space is constantly broken. There aren’t table tennis tables on the roof terrace anymore and we’re due to be replaced years ago but still waiting. They’ve also recently introduced no smoking on the roof terrace despite it being a totally outdoor area, which the majority or residents are unhappy about. But worst of all, the rent is increased every year by a random figure of the owners choice, with everyone in the building being charged individual rates for no apparent reason- which we discovered when we started a resident’s group to discuss the high increases.

Great location with amazing transport links, cool places to eat and drink, and a beautiful riverside walk into historical Greenwich.

How has the building management responded to any problems or issues you have raised:

Pretty well, with internal flat issues being dealt with quite promptly

That the rent would be increased every year by a random percentage- this is very unsettling and doesn’t allow to pre-plan

Very good value for money and very well managed property.

Clean and new development, good sound proofing and light. Warm in the winter without much need for heating however heater broke and was stuck over winter and bathroom has some low quality installations, for example toilet bowel low quality and flush prone to breaking/trickling. Building management is impeccable, very friendly and helpful whenever they are needed and quick to respond to any email.

Please tell us about the good and bad aspects of living in your local area:

Fairly close to local grocery stores and cafes. Good access to 2 train stations and overground. 5 minutes from bus stops although feels a bit unsafe coming home late at night.

How has the building management responded to any problems or issues you have raised:

They respond quickly and arrange for plumbers/electricians to attend as soon as possible. Very friendly and easy to contact.

Please share one thing (or more) which you wish you had known before you moved in:

Good to know that management of the building is so available and helpful. Location makes it very easy to get around london via public transport. Parking around here is free but difficult to get a space.
