I can’t believe I am living here with such a high standard facilities and affordable price. My kids adore living here and they are so excited. Facilities are great, the management team are so professional, the receptionists are super and help is available 24 hours. Love this flat and the entire environment.

Good Staffs Good Neighbour
I have been living in Tillermans Court since Oct 2020. In short, on the property management, I would say that there are many things for improvement. However, I always able to get the problems solved from their staff when I need help. The previous management is lousy and horrible, but I can realize that the changes from the new management team. Although I don’t much info. about the new management team, anyhow I want to specially thank to the staff Kevin, Eddie & Rex, they are both very kind and helpful.

The building is pretty new with nice facilities.
Location : About 8-10 walk to Greenford Station, 35-45 mins. of driving to Central area., so it is not bad in terms of location.
Security : The security group doing very good job, e.g. the security staff will check the identity of all visitors ( friends, contrators, nanny, cleaner, Deliveroo courier….etc. ), there 24 hours security guard is the main reason I stay there for over 2 years.
Value : It is a bit more expensive than the similar properties in London, there are choices in London f you have a budget of £2200-£2400 for 2 beds ( approx. 900 sq. ft. ).
Neighbour : Generally, the people living in the building are friendly and nice.

Generally I am fine with everything of the building so far, especially the significant differences in positive way from the new management.
How has the building management responded to any problems or issues you have raised:
Generally, the management team is good, but I preferably to contact with Kevin, Eddie and Rex to ensure problems get resolved properly.

An Excellent Development
I love living in this development. It makes me feel comfortable and safe. The floor plans and facilities are good. The feature I like the most is the Parcel Safe facility, with it I don’t have to worry about missing a delivery. Having said that, I would consider People to be its best feature; they are the ones to ensure that all the facilities are working properly. It is an excellent team here. Every member that I have encountered was friendly and helpful. I especially thankful to Mr Kevin Ip from the leasing office, who helped me through the rental process with attention to details and an attentive mind. He always responds to my enquiries and issues promptly with the best solution to offer. All in all, I am very happy with this development.

There is a coffee shop and a co-op very conveniently located on the ground level of this development. A 10-minute walk would take you to a big shopping centre and the Tube/train station. Essentials for daily life are within walking distance.

According to my experience, maintenance requests were responded promptly, and repairs were carried out in a timely manner.
Value for money property in Greenford
Up to standard design, facilities and property management. Pet friendly, great area for cycling. Starbucks and Coop available nearby. Bus stop for no. 92 in the foot steps that tales you to Wembley directly and easy transfer to Ealing and other area.

A value-for-money property with quiet environment and direct bus to Wembley area. Special thanks to Kevin Ip for his help in settling the tenancy agreement quickly.

Property management needs retraining and improve in communication skills and action skills

I have been living here for 15 months.I moved here because of so many reasons. The building is a very modern building with all extras that would make it very competitive. However since I moved here the standards have drastically fallen. Maintenance department is not up to scratch, security doors that are supposed to be repaired if broken don’t get repaired (bear in mind they’re security doors!! Beginning of winter we had hot water and heating problems that took long to be addressed. There are pet owners in this building, many pet owners let their dogs foul on corridors and lifts, now I understand this is not a management issue, but the management should issue penalties and warnings to such a health risk matter. The set up of the parcel room leaves a lot to be desired. The management don’t act immediately. Considering the high rents people pay to live here, Greystar needs to look after its Tenants. Right now we’re getting 30% of the quality of what we’re supposed to get. The area is beautiful the building is beautiful but it needs managers who have a hands on attitude and listening power !!!

Management don’t respond to our issues hence this review. We’re fed up yet we’re paying a lot of money
Antisocial behaviour and feeling deeply unsafe
The flats themselves are beautiful and I have enjoyed the interior design. However I have on 5 separate occasions been alerted to sexual assault occurring in the building from female neighbours who continue to be too afraid to speak up (I don’t blame them). There are drug dealers in the building and there is excessive drug use, too. The scent of weed is on every single floor. I have continuously felt incredibly threatened in Tillermans Court to the point where I have not been able to enjoy the facilities properly. The facilities themselves are now coming at a fee, and many parts of them simply do not work. Communication with management is abysmal at best. They seem to be more interested in turnaround of new tenants (more commission for them), rather than providing a pleasant experience for tenants.

There is a Co-op in the building which is convenient, however a 15-20 min walk takes one to Lidl and M&S. The walk to Greenford Tube station is about 15 mins, although I have not felt safe walking the path at night. The commute to the Centre/City is about 50 minutes, which is not very convenient, particularly as this is not in line with the persistent rent increases. The area has continuous antisocial behaviour, ranging from drunk people breaking glass and shouting in the street, catcalling, terribly dodgy characters roaming around. While the building itself is pleasant to look at and the flats are rather lovely (albeit expensive), nothing really makes up for the continuous feeling of being awfully unsafe. I will not be renewing my lease even if they offer me lower rent (which they most certainly will not).

There were some meetings some neighbours were having with management, but it doesn’t seem that they have yielded much (or any) improvements.
Very disappointing
I am a resident for more than a year and can finally give a fair review after waiting and hoping that things will change.
The biggest issue of this place is someone behind the management who completely doesn’t care about needs and concerns of the residents.
Firstly, it’s really frustrating to be paying for allocated parking for more than a year and still not having it. On top of that we received two parking tickets which only means that things in the building are not being managed properly.
Secondly, all the beautiful amenities that were advertised as residents perks will now be charged a fee. Management claims it is in line with all tillermans properties but somehow that detail was missed out by agents in the past. Facilities fees don’t make sense as that was the only attractive point of staying at Tillermans court. It will now be cheaper to get two tickets at the cinema than using the cinema at the building, so what is the point?
Thirdly, you will find random dog waste in lifts, corridors and outside the building. The management is trying to deal with irresponsible dog owners but it doesn’t seem to work. There was a resident with dog waste fully covering their patio which we had to see from our window for a while…
Also, secure parking is not so secure as for more than a year that I live there now, shutter worked like few times only. Gym equipment that breaks also takes ages to be fixed..
Not to mention Heating and hot water issues at the start of cold winter.
Lastly, Greenford area really has nothing to offer, there is no nice restaurants or fun things to do around the area. The fees for rental is quite high for the area thus residents perks and amazing facilities is what really sold it to us initially. As booking the facilities will have a fee from February it really doesn’t make sense to stay here any longer, however we are tied with a contract and frustrated.

We are paying for allocated parking for more than a year but we didn’t get one yet and management has still not responded to our concerns. Always promising they are on audit.
Terrible and dirty
Terrible. They have not vetted the tenants. Tenants leave their dog s*** in the corridors, you have to pay to use the facilities which are advertised to be included. there’s no parking available but they are happy to take your money for a parking spot. There’s drug dealers in the building and people just ignore it. I felt completely unsafe there especially after being threatened by one of them.

There’s always traffic, road works, noise from people walking around or smoking weed under the bridge. Also, often they set off fireworks from under the bridge.

You can email all you like but they never respond and if they do… it’s 2 months too late
Stay away – management poor and greedy
Management make it not worthwhile, I would stay away if I could, not worth the hassle when it comes later for your renewals, or something, breaks down- horrible not much more to say. The whole setup isn’t good enough 🙁

Everything you want for Good Quality London Living
I’ve lived in Greenford Quays since May. I moved from Devon for a new career. It took me a very long time to find somewhere like Tillermans Court. It’s everything that I wanted for myself. Living on my own, it was important to have somewhere well located, with great transport links for work, but that didn’t mean I had to compromise on the style and quality of life. I love my apartment and the team from Leasing, to Concierge and facilities are always diligent and helpful.
Although the community events are more geared towards families than singles its always nice to see those events taking place and a community building within the area.
Great to have access to communal areas – roof terrace was fantastic in the summer, access to gym (although not had much time to use it) cinema, dining, meeting and social areas.
The communal podium garden is always clean, tidy and well kept with access to bookable BBQ area.
The outside of the apartment windows have been cleaned once within 5 months of living here.
Rubbish chutes are always cleaned and any recycling removed daily – it never smells.

Excellent transport links (Central Line 8 min walk/Piccadilly line 12 min walk)
Co-op and Starbucks within the development.
10 min walk to large retail park with Next, M&S Food, Lidl, Costa Coffee, Card Factory, TK Max etc..
10 min walk to Tesco Express (near Greenford station)
Pharmacy by the station as is a decent Hairdressers/Barbers
No post office close by. 30 min walk away, but a post box by the station.
You feel safe walking from the station on your own, even at night.
Regular buses, although never used them.
2 x local pubs (only been in 1 of them twice (very pricey) but welcoming and decent enough.
Greenford Quay itself is clean, safe and well located.
Would love more shops: especially a Post Office and Restaurant within the development.

The quality of mattress provided with the furnished element of an apartment is not good quality. I persevered for 3 months, had 2 different mattresses, but ended up buying my own Emma mattress which was the best decision I made. I would recommend sourcing your own mattress if moving in and haven’t got one.
How has the building management responded to any problems or issues you have raised:
Management team are excellent and any items are noted and dealt with in a reasonable time frame.

Overall the management team is doing a great job, I like that they take security seriously and check any suspicious behaviour – that is important!
It would be nice to have some more equipment in the gym like pull-up bars and a dip station. Also, the pool and the table football are not very good quality, might be worth changing them.

I really like the area overall, it is not a noisy one and I have not seen any strange or dangerous people. I would say it is a safe area which is important. It would be nice to have the central line working until later on Fridays and Saturdays.

It would have been nice to have a summary/approximation of the electricity, water, heating and council tax bills. This transparency will help future tenants budget accordingly and make an informed decision.
How has the building management responded to any problems or issues you have raised:
Promptly, there was excessive noise a few times coming from the neighbours and had to call reception. They acted promptly and talked with the neighbours. It would be nice to check afterwards again if the noise stopped as sometimes after the management team leaves they start again.
