Good location, terrible management.

Threatening behaviour from the building management. Numerous emails threatening to end my lease if I didn’t park in a certain place, if my dogs weren’t behaving or if my dogs defecated out the back even though it wasn’t myself.

Facilities are poor as most have been unusable since covid.

I’ve had a great number of emails threatening to end my tenancy, but not a single occasion has anybody asked if everything is ok with my accommodation. My extractor fan hasn’t worked since I moved in a year ago. To date, nobody has asked if the accommodation is satisfactory.

Please tell us what you like and dislike about this area:

Location, very efficient.
Very close to the Leicester city centre.
Parking if not allocated at a cost, is plentiful but expensive.
Traffic noise is bad.
Lots of homeless shouting & fighting in the churchyard below the windows.

Please share one thing (or more) which you wish you had known before you moved in:

The rooms get VERY hot in the summer and there’s no air con.
With hindsight, I wouldn’t have moved in.
The management has made this the worst experience.

How has the building management responded to any problems or issues you have raised:

Terribly.
I was very happy to meet for a conversation with Karl, the manager & he refused & gaslighted me essentially.
During covid, and being self employed, this caused me no end of stress.

Good, but overpriced compared to very similar developments in the area

Design is good, but every other new development in Leicester has a similar vibe so it loses its appeal and uniqueness. I like the fact that there’s a coffee shop, but it is expensive and there’s not much of a discount for residents. The concierge members are always friendly and helpful and can never do enough for us.

Please tell us what you like and dislike about this area:

Parking availability is poor especially considering the amount of flats in the development. Location is okay, but getting to any shop is about a 20 minute walk. Good links to restaurants but I’ve lived here through a pandemic which means I’ve not been able to take advantage of how close they are.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known about the lack of amenities nearby

How has the building management responded to any problems or issues you have raised:

They don’t really seem to want to replace anything – I’ve raised 3 maintenance issues, two of them were about the same problem, and they just performed small fixes that meant the problem came back after a week or so. I’m now left with a washing machine that won’t unlock unless you strike the lock with your fist which I’m sure is a nuisance to our neighbours and hurts me as well.

The design of The Wullcomb is award winning & the coffee shop is a great feature. They do offer a resident-only discount & also deliver up to the apartments free of charge.
The location of the building is a 1-minute walk into the City Centre – there are lots of amazing bars, restaurants, a number of parks, fitness studios, a cinema, climbing, bowling, golf & lots of other activities. If you are looking for something in particular that you are yet to find, please speak to the site team, they have tons of local knowledge they are always happy to share it.
In terms of parking, we have the largest allocation of private parking spaces in the City Centre. We also let our residents use our visitors spaces when they are available. If you require parking, please speak to the site team to see if they can help.
We are sorry to hear you have had some maintenance issues but are always happy to resolve. You can log repairs on our resident portal or report directly to our concierge. Please let us know if you are still experiencing issues.

Previously living in Media City Manchester, I found the prices very high for what you’re getting, however very welcoming building in Leicester, keycard security is good and the 24/7 concierge. The amenities area is very nicely designed, however over the summer for 4 months it was closed due to covid, other buildings similar was left open with social distancing in place, this wasn’t an option here because of the management. It was all fully closed. No reduction of rent or a goodwill gesture of any kind has been offered which is a disgrace considering the sky high cost of rent and how the amenities was a big part of the advertising and selling feature of the apartment. We haven’t had any events organised too, we moved here from another city so hoped to take part and meet friends. Very disappointed at how management have handled the situation and haven’t valued its residents.

It’s right next to Highcross shopping complex and has an Esquires coffee shop downstairs now. Not having a gym in the building is a disappointment.

That you can’t book out The Perch communal area for events.

What is the best feature of your home:

My packages always get delivered because of the 24/7 concierge.

We were very sad to have to close the 5th floor during the pandemic, this was not decided by our onsite team but was us adhering to government advice following the local lockdown of Leicester. Our local rules were much more stringent that other areas so we really had no choice.
The 5th floor is now fully open as we have made many adjustments to allow this to happen – we hope you are now enjoying using it – its an amazing area.

bathrooms very poor, the ventilation system is very poor and does not remove the steam after having a shower, some issues with management and the whole process of acquiring the room, also a lot of residents feel discriminated upon.
Building design and facilities are good however i feel wrong agent has been appointed to manage this property

The rules are such as though this is a student accomodation which it is not, The property os advertised for professionals and they should not treat tenants like they would in a student accomodation environment because We are young professionals but we feel as though sometimes we are descriminated.

Its a nice building but I had lots of problems from the beginning, so many mistakes in the contracts, shower lickings to the down floor and didn’t have shower for a couple of weeks, TV antenna has had problems and I still can’t get any TV channels, all the facilities were close for a few months but management didn’t accept to reduce its cost from the rent, electricity company issued estimate usage for a first few months which is much more than my actual usage, I discussed with the concierge and as apparently some other residents had same issue, they promised to sort that out, but it never happened.

Very modern flats, beautiful communal areas and lovely staffs. But very slow if something goes wrong. Not a good location as lots of drugged people around city centre.

Please share one thing (or more) which you wish you had known before you moved in:

I don’t like the location as center has many drugged and homeless people. This devalue the premise, electricity company(that we were asked not to change) has issued unexplainable bills and the customer service isn’t responsive. Even though concierge has promised this matter has been raised by the management, but after 9 months, I haven’t heard anything. I accepted to pay this highest rent considering the facilities, but during pandemic , all the communal areas were closed , so I can’t see why they didn’t agree to give discounts for all that services.

Very well behaved management, but things are extremely slow and they usually forget what they promise to do. Mostly needs following up!
