Wonderful building

i have lived in several of these new development buildings and by far the wellhouse sutton is the best of all of them! they have a lovely co-working space, gym and huge parking space. the building management is super helpful – especially with the new addition of jimmie! i would highly recommend this building for working professionals and families to move into with their fur babies (as it’s pet friendly)

love the area and the building! the parking was really spacious and the building is pet friendly. also high street is nearby with a beautiful park and train station is literally 2 minutes away. really recommend this for people to look into to live!

i wish i had known the changes that were happening within the building before we moved in because it would have eased our confusion with the changes in building management but as it is now it is fantastic

the building management is overall fantastic! they are quick to respond and help out as much as they can with your concerns

Flooded apartment and no help from management

Worse management ever. Our flat has been flooding with sewage water over two months now. It is saturday night, my kitchen is all over with flooded water and no one from management is available for support. Answer from security was simple: I cant do anything, talk to management monday. UNaCCEPTABLE and a NIGHTMARE. Wish my contract ended sooner so we could leave.

I wish I knew management would be this poor then I would avoid this place at all cost!

Only good if you are not renting for the car parking space

The location is good
The view is good
The management staff is good

There is no CCTV in the mail box area.
If some couriers just put your order on the mail box, it will be stolen. And the security team will tell you they cannot spot that area, please contact the seller to rearrange the delivery.

They have roll out a revised parking program since 2021. “The goal of this initiative is to protect the peace of mind of our residents who pay monthly for parking privileges.”

The rent will be increased base on the market value when your contract is ended

How has the building management responded to any problems or issues you have raised:

The parking scheme is outsourced to an enforcement company, the enforcement officer NEVER recognise which car is occupying the parking space although we have send out all the information they need and taking photo of the car and the parking space!!
The enforcement officer will only try their best fine you £100 by checking if you forget to display the parking decal or if it is not showing properly!
The idea of the parking decal is ridiculous, you need to to hang inside your car from rear view mirror everytime you park. The size is too big that you cannot hang it while driving. That’s why many residents were fined because they forgot to hang it back.
Our parking space always occupied by visitors, but you cannot access to the enforcement officer by the so-called 24-hour contact number.
Instead you can call the management team and the security team, they will request you to park in temporary space. But they clearly stated that “If we have no extra spaces at the time, you will need to secure temporary parking off-site”

Poor Customer Service

I have been living at the Well House for 6 months now. I will not be renewing after the end of my tenancy agreement.

Pros:
Good location, well maintained communal areas, spacious and comfortable flat.

Cons:
Very poor management and customer service and a constant struggle to get anything done.

– During our first month at the flat, we tried setting up Sky TV – Gave up after two Sky engineer visits and a couple of ignored emails to the residents team (The engineer said the fibre optic cable is faulty and needs to be looked at by the maintenance team – the residents team ignored our emails)

– We had heating issues – It took several emails and 3 weeks to get that resolved.

– We booked a cleaning service using the Well House Concierge app, they never showed up. Requests for a refund were ignored and we had to raise a dispute with our credit card provider to get the money back.

– We have been told that parking space has been reserved for us. Attempts to speak to the person responsible so that we can have access to the car park are ignored. The bay “reserved” for us is continuously in use by another vehicle.

Good location, easy access to transport links, close to shops and super markets.

Poor parking availability.

Getting maintenance issues resolved or access to the car park will be a major headache

It has been a constant struggle to get a response to emails and to get issues raised looked at.

I love the spacious design of the flats

I love the spacious design of the flats, you get more living space and storage than you would elsewhere in other developments with smaller rooms. One of my favourite features is the gym which is included in the rent. I am impressed by the upkeep of the building and facilities, although the bin store needs sorting out.

– close to bars and restaurants on the high street and good access to other areas like Clapham, Balham and victoria with rail links on the doorstep
– downsides, noisy neighbours in the development with too many children in too small a space, there should be a limit on numbers of occupants per flat

The neighbours! Their kids drive me mad banging on the ceiling and screaming all day long

Location and flat good, management not so good.

On the face of it the building is well designed and offers so many great features. Overall we are happy with the flat itself.

Delve a little deeper and there are some issues with this development.

In the 9 months we’ve lived here the intercom has broken at least 6 times, causing issues with security, access and deliveries.

The fittings are cheap and have not been fitted correctly – we have been told this is why so much in our flat is breaking.

The concierge organise events but the key communications are not good at all. Our move in was so bad that we contacted head office and this wasn’t addressed either.

Great central location not far from London and green spaces. Parking for guests can be a problem as not much 24hr free parking.

Its lovely location , lovely management team , nice regular functions which make everyone with Joy !
Design is modern with enough space and with good design .
Facilities is just satisfyingly for the use .
Too frequency for property checking is little bit over recently but still acceptable ,.

Location is good ! near the sutton station with 5 mins walking distance .
Nice park near for kids ,walking distance to supermarkets and bus stations connect to other city such as
Epsom , Kingston Etc .
But Parking space is lack of supply and we have to queue the parking space during our rental .
Bin collections is not quite well manage and need to be improve
Traffic noise is not serious on high floor , but its acceptable which its really close to station .

the price list of the furniture and Kitchen Electrical appliances which we can use on more carefully to maintains. video viewing provided will be perfect.

Parcel room can be open but take more supervise by receptions is much better than the code system.

Convenient location, modern design and helpful management team

The Well House is modernly designed, with large double-glazed windows, a sliding door at balcony and under-floor heating system. Our flat is furnished. We love the quality and colours of the furniture and curtains—cool and classy. The flats are equipped with Bosch hob, oven, washing machine and dishwasher. Good-looking and easy to use.

As for the facilities, there are 3 elevators in the building, an intercom in each flat, a parcel room, a gym room, a communal garden, 2 resident lounges with coffee machines and a secured car park. All maintained and managed well.

The Well House Team, especially, Jimmie, Jezza and Shanel are very polite, friendly, helpful and efficient. They attended to our problems and helped us solve them timely and in a professional manner. They even organise resident events for us regularly, like the recent Kids cooking competitions and BINGO night are amazing activities for us. We had great fun and enjoy being a part of the community here.

We’ve moved in 2 months ago, and the experience here at The Well House is wonderful. The Well House is conveniently situated at the heart of Sutton town centre, close to High Street, Sutton Station and a number of London Bus stops. You can find B&Q, several supermarkets, stationery shops, fashion shops, Post Office, banks …etc all within 5 to 10-minute walking distance. For commuters, trains and buses are easily accessible from here, and it is also a more environmentally-friendly way to travel around.

There are Italian restaurants, a Japanese restaurant, several cafes, bakeries and some nice pubs nearby. With 2 shopping centers and a cinema nearby, you can spend a whole weekend afternoon here.

As a family with kids, we value safety. The Well House is close to Sutton Police Station, so we can feel safe and do not need to worry about anti-social behaviours or crime at all.

Please share one thing (or more) which you wish you had known before you moved in:

I worried about not being able to buy stationery, books and household items before moving in. I wish I had known that The Well House is so close to High Street where I can get to buy everything I need.

Great facilities including a gym with great equipment which is kept well maintained and clean. Good quality appliances and furnishings in the furnished flats. Larger than minimum spec floorplan is a very welcome design feature. The building is new, clean and unspoiled. Excellent storage spaces in the flats and spacious floorplan. Communal areas are generally kept clean and well maintained. Downsides: rent is way way above average for the local area, noisy disrespectful neighbours and families with 3+ children in a 2 bed flat above us which is frequently used as a local kindergarten for many more. There is seemingly no limitation on number of residents per flat. Other residents frequently leave rubbish (although this is usually quickly cleaned up by management) and belongings in corridors which is a fire risk. Horrendous bin store disaster as rubbish is so infrequently collected that it accumulates so much that bins are usually overflowing on a typical day. Bin store stinks out the whole basement car park and is a health risk. Intercom on flats works inconsistently and is often broken.

Good
– Well connected train station
– Reasonable range of shops and supermarkets
– View of nesting peregrine falcons on the building opposite visible from out flat

Bad
– Longstanding issue with infrequency of bin collections at the development, buildup of rubbish in bin stores, bins kept outside, often overflowing
– Limited open spaces in the immediate area, unless you walk 25 minutes to Cheam or Carshalton
– Parking in the development is so expensive (over £100/pm) that it has disincentivised us from owning a car at all
– No hose in the basement to clean bikes

I wish we had known about the noisy residents above us. It’s such a shame as they spoil our quality of life in an otherwise very good flat and development.

Building management mistakenly switched our energy supplier and this took months to resolve as they were quite slow to respond. Other issues have been dealt with promptly.

The design is such that you can walk in, steal anybody’s parcels and walk out! The security doors only work 50% of the time, anyone will let you in and the second door hasn’t worked in over a year. The so called secure parcel room is open and never locked. People throw bags of rubbish off their balconies onto the developments so called green spaces, the plants are all dead, they don’t clean it up which has lead to maggots becoming an issue. Plaster board walls, air in the pipes for over 11 months, apparently it’s an air ventilation problem, ??! The ‘secure’ parking is the local place for a drug deal or a great place place for homeless people to have a nap, but you’re not allowed to walk your dog around it if it’s raining! The management are shocking. Stop coming up with fanciful new ideas to cover the mess that exists. That’s what Boris does and Trump did.

Transport links are adequate. There is a range of high street chain restaurants. Noise from the train track right next to you and the sirens from the police station on the other side is horrendous. You’re sandwiched.

Just how shocking the management are, screaming children, noise, there are so many things.

They have ignored me, I have had to email constantly and go to reception to get no response or answer, I have been waiting over 11 months now despite emails every week.

Best Place in Sutton

Very beautifully designed building and good usage of space in all aspects. However, apartments, whose balconies open towards the rail track, are noisy and cause disturbance specially at night due to trains.
Building management is very courteous and polite. We had very smooth move in experience and I would thank Ms Jezza and her other team members to make it possible for us.

Reserve your Parking in the building early as it can take 2-3 months in waiting time.
