The Vibe offers one, two and three-bedroom apartments and penthouses close to Dalston Junction. Telford Homes took on this unique project of 101 apartments and the Holy Trinity primary school. The school now sits on the lower three levels of the development.  Also, The Vibe has won numerous awards. This includes the Wharf Property Award for Architectural Achievement.

Excellent design with private balcony, spacious living room layout, floor to ceiling windows bringing bright light, excellent building insulation to keep it warm in the winter with minimal heating intervention.
I will not comment on building or property management as this is not employed by Telford but rather the leasehold Board of directors.

Good: Excellent transport access with several overground and bus stations within 3 min walk. Excellent building concierge, gym space and beautiful spacious rooftop.
Bad: Facade report contained materials which rose insurance costs despite ESW1 compliance.

Please share one thing (or more) which you wish you had known before you moved in:

Underfloor heating system is very efficient, and building insulation is very strong so that heating intervention is barely needed in the winter.

How has the building management responded to any problems or issues you have raised:

Yes with mixed results. Excellent communication from building managers regarding operational issues. However poor communication about service charge hikes and transparency.

The flats are rather sound-proof, and we’re almost never troubled by everyday traffic. The flats are well-designed to maximise space in living areas. Room layouts ensure that there is no unusable/deadspace within the flats. The large windows allow for ample light in the house during the day. Under-floor heating keeps the flats warm and reduces energy consumption. The gym is not very well stocked, but there are quite a few good gyms in and around Dalston Square. Concierge is reliable and provides 24/7 security. There is access to a large and well-maintained roof garden that provides stunning views of the city in addition excellent entertaining space in summer. Furnishings are modern and appliances work perfectly well.

Vibe is located in the centre of Hackney, in Dalston. It’s a quick walk to the closest overground and is well connected with two nearby overground stations and several bus stops. There’s a lot of good restaurants and shops (including almost every kind of grocery store, from Ridley Road market to the latest amazon fresh). Hackney Council collects recycling, rubbish and compost. The building is located on top of a school, which is sometimes noisy if one needs the windows open in summer. There are several lovely parks within 10-minute walking range (London Fields, which includes a lido, stonebridge gardens).

Please share one thing (or more) which you wish you had known before you moved in:

The balconies on this building are not rain-proof, though they might seem to be so on first glance. If you’re furnishing it, make sure you get weather-proof furniture.

How has the building management responded to any problems or issues you have raised:

Yes, when we first moved in we needed assistance to set up utilities as some essential hardware had accidentally been removed by the previous tenant. Management was quick to contact utilities to sort out the issue and direct us to the appropriate people to follow up with.

Great place to live in vibrant dalston

Great place. Faux grassed roof terrace is amazing and has 360 views of London 10 stories up! Gym is very basic. Concierge are all super friendly and help whenever there is an issue. Never had to put the heating on almost ever. The full height windows are great and west facing upper floors get the sun in the afternoon

Dalston is great and the location is perfect. Right beside dalston junction station which is now 24hr night tube on weekends too.

The square is great but all the buildings around since early 2021 have had scaffolding and the square has been closed because of cladding (not fuse building as it was built later but all other buildings in the square). It’s projected to finish in August 2022.

Please share one thing (or more) which you wish you had known before you moved in:

Would have been nice to know about the square closing and scaffolding/banging/noise constantly.

It’s also above a school so it can be quite noisy in summer with the windows open during the day. A bit more prominent now because people work from home

How has the building management responded to any problems or issues you have raised:

Concierge inspects and arranges fixes pretty quickly

The building is fairly well maintained – the gym has understandably been shut during lockdown but the service charges have remained the same. Communal spaces are clean and well maintained – the rooftop area is a nicely kept space with nice sunset and city views.

Growing selection of bars, restaurants, a mix of organic and everyday grocery stores and excellent transport links.

Please share one thing (or more) which you wish you had known before you moved in:

Our bike store has been broken into several times and bikes have been stolen – the door to the bike store has since been locked (access only via main reception.) A guest had her bike stolen, wouldn’t have left bikes there had we known how easy it was to break in.

How has the building management responded to any problems or issues you have raised:

I haven’t personally raised any issues and we’ve had a recent change in management.

Clean, modern building with a reasonably maintained rooftop terrace and small gym (not a great deal of equipment – treadmills, a rowing machine and some step-machines). The concierges are friendly and available 24 hours a day, which makes the building feel safe. There have been some bike thefts from the bike storage, something which has been flagged several times with management to no clear resolution at this point (the door to the bike store has been locked for now, with access only via the front desk entrance).

Culturally diverse with plenty of food, drink and shopping options. Dalston has an old market full of fresh produce and the area has local bars and restaurants to cater for every taste.

Please share one thing (or more) which you wish you had known before you moved in:

That the gym would not have some more basic apparatus.

If there is one thing you would change about your flat or property what would it be:

I would make the bike storage more secure – the door has proven too easy to break into.

It is new, very well kept, everything works very well. High ceilings flat with a nice view , stairs and it is comfortable. The concierge is good . The management are very strict with rules. I am not allowed to put carpets or plants on the front door . You can’t have drinks with friends or barbeques on the rooftop as well.

It is lively, very varied, there are all kinds of people from diferent social backgroinds, pretty green and very communal.

The concierge is very good and we have a nice rooftop, a gym and the lobby is spacious. It is quite private and the neighbours are good. My apartment is just one bedroom but not enough for what I need.

There’s a little bit of theft in the area, so the building has security but not the surroundings.

The development is brand new, however, some of the bits are not of the best quality, for instance, cracks of the chairs, the walls, the shower head is a bit loose as well. The roof top is great , there are hanging plants and benches to sit on. The rubbish compartment is inside the building and there is a space for bikes and trolleys too.

The location is very convenient to get to all stations, including the train station, to Central London. There are three parks nearby, only 20 minutes away walk.

Vibrant area, nice new building to live in.

The building is quite good, new and the apartment have dog space. One thing that I don’t like is that the windows don’t open wide, so we don’t have good natural ventilation inside. We have a roof garden, convenient gym inside and the concierge is nice.

The area is vibrant and we have good communication with central London, is easy to get there. What I don’t l don’t like is that the nearest park is 15 minute walk, so I would like to have one closer.

The balconies are not very useful, because they are not continuous with the floor, the floor has perforations and it gets all wet when it rains, also very windy.

Building has a good roof and bike storage but the intercom is bad because it does not really work. For example if you want to call number 6, you’d have to press number 26. Generally, the area is good and lively but sometimes a little loud.

The area has everything that I need. I don’t like that it’s not always quiet.
