Good building, very poor management

- (Tenant)

Nov 2023

Building management needs a lot of work…people scaling the back walls to steal peoples bikes - operations manager seems to not be bothered. When sending polite emails to the operations manager you get rude responses. They definitely seem to hold themselves too highly unfortunately and I feel that a little customer service training wouldn’t go amiss…

Please tell us about the good and bad aspects of living in your local area:

Good area very close to transportation links so going into central london takes no longer than 30minutes.

Please share one thing (or more) which you wish you had known before you moved in:

Issues are dealt with very slowly, so don’t hold out hope if you need help

What is the best feature of your home:

Nice built in appliances and a lot of natural light

Manager response

Thank you for your review Tim. Its unfortunate that this is your personal opinion, but as we both know, there is more to this than you have stated above. We have a secure compound for bikes to be stored. We cannot be responsible for people breaking in with angle grinders and bolt croppers. I appreciate that this does not suit your needs, but that does not mean that we are prepared to comprise the safety of tenants in the building by breaking fire regulations to suit your personal needs.

The building has great facilities including concierge and gym. The building management company are always happy to help and friendly when you see them around. The building is very secure with buzz entry access at front and back. The design of the building is ok, with flats which vary in size shape and style.

Please tell us about the good and bad aspects of living in your local area:

Perfect location for town centre, shops, bars, restaurants and a 2 minute walk to the Victoria line with direct links to central london

Please share one thing (or more) which you wish you had known before you moved in:

How inconsiderate some neighbours are!

What is the best feature of your home:

Nice sized flat, including a seperate mezzanine bedroom.

For us, this is the ideal appartment in the ideal location! Whilst we love having a gym on site, we have yet to use it! Concierge service is a great benefit, and Laura does a great job! We don't intend to ever move!

Please tell us about the good and bad aspects of living in your local area:

A perfect location with shops, restaurants and bars quite literally on our doorstep and central London around 20 mins away on the Victoria line, a few mins walk from our front door!

Please share one thing (or more) which you wish you had known before you moved in:

Theres no parking, but with the transport links, who needs a car!

Please share one thing (or more) which you would change about your development:

Unfortunately, we only rent. Thats all we would change!

Thin walls, gangs in the area

The apartments are spacious with good light and general good build quality. The concierge is nice and good at fixing problems efficiently. However, the walls are super thin - you can hear the neighbours next door and at this point it is getting very annoying. I am actually looking to move out soon.

Please tell us about the good and bad aspects of living in your local area:

The area has good shops, shopping mall close by. It also has good transport with the Victoria line and walthamstow central station nearby. One thing I dislike are the people in the area. There are lots of gangs that come out on the streets in the night time so often walking around coming home I don't feel safe.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how thin the walls are.

Easily accessible location and great apartment

I like my apartment - it is spacious, modern and attractive. All of the appliances work well and I have not had any issues so far. The building management are good but I have not had any major issues so I have not had much contact with them. There is also a small gym and sauna within the residence.

Please tell us about the good and bad aspects of living in your local area:

I really like how accessible it is - the tube station is nearby and you can easily walk to lots of shops and restaurants. I don't really dislike anything.
