How has the building management responded to any problems or issues you have raised:

well-organized and efficient.I've thoroughly enjoyed my time at Moda Mercian. The facilities are top-notch, and the maintenance team is always responsive. The community feel is great, and the location is very convenient. However, the recent renovation has caused some disruptions to the communal areas.

Please share one thing (or more) which you wish you had known before you moved in:

Everything is clear. As a Moda Mercian resident, I've been quite happy with my stay. The amenities are great, especially the on-call maintenance service. However, the ongoing renovation has been disruptive, impacting the overall aesthetics, particularly the lobby. I hope these disruptions can be minimized soon to restore the previous charm of the place.

The Mercian, located in B15, offers a vibrant mix of local shops, restaurants, and bars, catering to a variety of tastes and preferences. The area benefits from excellent transport links, including proximity to a tram station, making it highly convenient for commuting. While traffic noise can be noticeable due to its central location, the overall accessibility outweighs this drawback. Living on the street is generally pleasant, with modern facilities and regular bin collections, though parking can sometimes be a challenge. The development also includes unique features like a rooftop running track, adding a touch of luxury and practicality for residents.

How has the building management responded to any problems or issues you have raised:

The building management responded promptly and kindly to any problems and queries. Particularly, Charlotte and Ellis are always able to help in a prompt way with a smile on her face.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how easy it was to book a flat online without the need to come in person.

Please tell us about the good and bad aspects of living in your local area:

We find the location of the apartment excellent. It’s very central and easily accessible to everything, including Birmingham New Street station with direct links to London. The surrounding area is filled with many choices of lovely restaurants, cafes, supermarkets and entertainment amenities for all ages, for example the cinema, retail shops and SeaLife Centre. There is plenty of parking (pay and display) surrounding the building too. Although I have a space in the building itself which is very convenient and secure.

How has the building management responded to any problems or issues you have raised:

Any problems I have had here have always been communicated very well through the portal and the on site maintenance team always react quickly.

Nothing! Everything was explained very well to me on the viewing with Charlotte

The area is very safe and nice. With a bunch of different amenities like local restaurants and grocery shops.

How has the building management responded to any problems or issues you have raised:

I have raised an issue about a broken machine in the gym that got fixed in less than a week.

I wish I had known that they will increase the rent price EVERY TIME.

The location is incredibly central, right at the heart of Birmingham, offering a vibrant and lively atmosphere. There’s an excellent range of restaurants, pubs, and bars to suit all tastes, and the shopping centres and train station are just a short walk away, adding to the convenience. The tram station is literally at the doorstep, making transport links seamless. Living on the street brings an energetic vibe that’s both inspiring and invigorating. While there is some traffic noise, as expected in such a central location, the apartment’s soundproofing is highly effective, ensuring a peaceful living environment inside. Bin collections are timely and well-managed, and I’ve never encountered any anti-social behaviour, which adds to the sense of safety and comfort.

How has the building management responded to any problems or issues you have raised:

Building management has been incredibly responsive and proactive in resolving any issues raised. Shoutout to Robert and Craig for ensuring maintenance requests through the Moda app are typically resolved the same or next day. Even during critical issues like water supply disruptions, heating failures, or hot water outages, the team demonstrated exceptional dedication. They not only actively addressed these concerns but also went above and beyond their roles, sometimes stretching their working hours to provide swift solutions. A special thanks to Ellis, who has truly been a guardian angel for all residents, consistently going the extra mile to ensure comfort and satisfaction.

One thing I wish I had known before moving in is how central and vibrant the location truly is—it’s fantastic for anyone who enjoys the buzz of city life. However, with that comes some occasional traffic noise, which is well-dampened by the apartment's excellent soundproofing. Another insight is how invaluable the Moda app is for managing everything from maintenance requests to updates about the building—new residents should definitely familiarise themselves with it early on.
