The design is great! The facilities are fine including gym and roof garden! The only missing item in the roof garden is barbecue! Also, the key locker is not convenient… sometimes it doesn’t work properly. The parking space is very well designed and spacious.

The location of the property is very nice! Close to the central line. Also, there is a beautiful canal side which is great for walking and chilling and comfort!

There is nothing that I wanted to know before. Everything was clear before we do purchase
How has the building management responded to any problems or issues you have raised:
They response very quickly and efficiently and solve any issues.
Good Development- Safe & Secure
Building look and feel is pretty good. It feels a safe and secure place to stay.
Concierge and other facilities are also good but being a new development there are challenges of getting the post and deliveries right as many of the delivery guys are unable to find the place. Also at times hot water is a big issue and there has been instances where there was no hot water.
But apart from that the look and feel of the property is very rich and coming from a different country, me and my family feels safe and secured.

Good aspects: safety and security is paramount. No courier person/delivery can come without prior permission.
Bad aspects: Parking on the side is very less for visitors.

The average rents of the areas in the vicinity as there are other developments also in the vicinity.
How has the building management responded to any problems or issues you have raised:
Yes. The hot water issues were promptly addressed by the building management.
Great place for your first property
I really like the development, I like the fact that it has an open plan kitchen with an island as it looks really nice. I also really like the colours used on the interior as it gives it a sophisticated look. I also like the outside appearance of the flats as it has a new and expensive look about it. I would prefer it if the concierge was right at the front (in Cerulean House) rather than behind in Cobalt House.

A major positive aspect of living in this area is that it had great transport links. Since moving in, my car has had to go to the garage twice and commuting to work was still very simple. I like the fact that the 92 bus is a 2 minute walk from my flat. Another positive aspect is the retail park just around the corner. It has a variety of different shops which is really convenient. Near the station there is also a Tesco Express, which is handy as they stay open later. One of the downfalls is that street parking near the flat is fairly difficult and sometimes other cars/ motorbikes park quite selfishly, but on a positive note, there are some roads a bit further down which offer free parking which is handy.

I wish I had known how hard it is to park on the main road and possibly would have paid more to get an allocated parking space in the underground parking.
How has the building management responded to any problems or issues you have raised:
I had an issue with lighting and I got a response straight away from customer service, however no one has contacted me since to actually get it fixed.
New year New Home
The interior design is very modern and the facilities are eco friendly, I’m able to watch how much I spend on bills on a daily basis. Any issues I have the concierge is always happy to help or point me in the right direction. Having an on-site gym is also a great bonus

The only issue living here is the truck depots near by, it’s noisy in the mornings. The west way shopping centre is only a 8 min walk away and is so convenient

Happy resident with parking issue
As I mentioned before area problem is a parking and it would be great when development been built and planned to think and plan where at least little percent of residents without parking could park their guest cars, family cars. As in even neat to central zones and most probably everyone will be reached here by car. Building itself is beautiful and well designed. Facilities is great either. I love how nice and spacious halls are, and outside area is super well designed. Eye is always happy when here.

The area is beautiful itself with the canal on the side, people kayaking, nice natural park near by. Problem is that Oldfield Lane North is super noisy, lorries, vans 24/7 in from of the window without any speed limit (should be 20 but no one follows this rule) Therefore road is not very safe to cross or walk by with the kids. And parking is a huge problem in whole area. People parking their card literally everywhere, on pavements, grass.

I would share with future resident the smell what is coming from the warehouses, as they cooking food and sometimes it gets really intense. Also I would be happy to know that ventilation works that way that I can feel my neighbours smoking cigarettes and smell comes through time to time. I would be happy to know that house is super warm even I’m winter and doesn’t need so much heating on. We were well surprised with this.

Greenford Lock
The development is modern and a very nice place to live, my flat is a great size with brand new appliances and everything i need built in, communication with management is easy whenever there’s issues, securing my flat was an easy process too – much easier than i was expecting it to be

great travel links with greenford station just down the road and sudbury hill a 10 minute walk, up and coming area so plenty of shops with more on the way, shopping centre down the road is very convenient

A good place to live in
Property managment is good. Concierge available most of the times. Post lockers are very usefu. There is a problem with my flat. Sun doesn’t hit it. I’m located on the 1st floor. I tried to compalin to So Resi about that, they said they’ll get back too me but hey dind’t.

Shopping options are great as there is the Wesway mall just next to us. Alos, proxinity to Greenford station offers a huge advantage. However, I’m facing a bit of a problem with parking availability. It is a pitty hta tmy flt has no parking space allocated. I was fined #60 for leaving my car just for sometime in fornt of the building.

sun not hitting the flat. This is very unhealthy especially for my wife as doctos recemmende daily exposure to sun.
How has the building management responded to any problems or issues you have raised:
fixing malfunctions was quick. I ahd an issue with the blinds but was told that thye were offered as a fit to the building so thye are not meant to be dealt with in case of any issues.
Amazing location and flat. No parking though.
So Resi block is perfect in every way, I love my flat inside out, spacious and modern especially the kitchen. The location is very close to the station, shops are a short walk and the gym is a great addition because it’s very close to me and free to access.

The area is very nice and very close to everything from supermarkets like lidl, tkmaxx, and Starbucks being round the corner. Lovely canal beside the building also makes it so much nicer to live there.
Only downside is the parking issue for people who do not have a spot allocated to their flat.

That they have a half empty basement and claim there are limited parking spaces. That empty half can help out a lot of people who are struggling to find a parking spot every single day when they come back from work. Major issue that needs to be addressed, it’s not fair!!

They very responsive and efficient, when I had an issue with my toilet they respond quickly by email.

Great building design. Looks amazing. The building has all necessary facilities what any home owner would want. The concierge services are provided by Telford and that is a great help when you are not at home with redards to receiving parcels/deliveries. Overall, the experience provided by Telford has been amazing for us. Highly recommend it to everyone.

We couldn’t be happier with our new home
This flat was the perfect fit for me and my partner. We are both working professionals who work from home, so having a spare office room at home was essential. Additionally in our 3 bedroom flat, we also have a spare guest room which is great because we love to entertain. The flat has a very sleek, modern design and we loved that the fridge was hidden! Even the bathrooms are very beautifully designed. The thing we loved most was how many large windows there were and how the whole flat is always so bright. Plus, we have a huge balcony, which we’ve already spent so much time on. Another amazing point is that we haven’t had to turn on the heating once since we’ve lived here, the flat is so well insulated! We couldn’t be happier

This location was ideal for my partner and I because it’s only 10 minutes away from our friends and family. We are also really pleased that Greenford tube station is only a 5 minute walk away. There is also a retail park that is a 2 minute drive away which has everything from M&S foods, Lidl, McDonald’s, boots to petsathome which is extremely convenient. We were also pleasantly surprised to find that there will be a supermarket built on the bottom floor of our flat. We have been given a parking space which is great and essential as both my partner and I drive alot. The bin disposal system is also very convenient at the bottom of the building. In our flat, it’s pretty soundproof and we don’t hear much traffic noise even though the outside road can get quite busy. There is also a gym available in the building which is amazing as we both love working out every day. This is a lovely up and coming area and is sure to appreciate in value.

Not a very important point, but I wish we had realised earlier that there was an easier way to reach the gym in the adjacent building, we’d been walking all the way around via the main road for weeks!
