The Lexington is in a fantastic location — just a 10-minute walk to Liverpool ONE with all its shops, and around 15 minutes to the Albert Dock.

How has the building management responded to any problems or issues you have raised:

The building management team are fantastic. Kyran (who seems to handle everything!) is always helpful, and Callum is great at responding promptly to any maintenance tickets. Auland from the maintenance team is also excellent — quick to resolve any issues in the apartment and always polite and professional when doing so.

Please share one thing (or more) which you wish you had known before you moved in:

That said, it would be great if the windows could be cleaned more than once a year, as living by the docks means they get dirty quickly. The bin chute can also be problematic from time to time, though this usually comes down to how some residents use it rather than the building itself.

Really enjoying my time here — the building itself is modern, well-maintained, and has a great feel to it. The shared spaces are always clean, the amenities are solid, and everything just feels thoughtfully designed. What really stands out, though, is the team. Callum is always helpful and calm under pressure, Caitlin is incredibly welcoming and on top of things, and Kyran brings a relaxed, friendly energy that makes day-to-day stuff so much easier. It’s clear they all care about creating a great living experience. Couldn’t ask for a better combo of a great building and a genuinely supportive team!

How has the building management responded to any problems or issues you have raised:

Anything raised is sorted immediately by the team on site.

How hot the apartment can get in the summer time if you're river facing.

Living by the waterfront has been a mostly amazing experience. The views alone are worth it — waking up to the sunrise over the water or watching the colors shift during sunset feels like something out of a painting. There’s a peaceful vibe here that’s hard to find anywhere else. Whether it’s going for morning walks, kayaking, or just sitting on a bench with a coffee, it’s easy to feel connected to nature. The area is well-kept, with clean paths, green spaces, and regular community events that bring neighbors together. It’s also a great spot for local restaurants and cafes — many of which take full advantage of the views with outdoor seating. On weekends, there’s usually a gentle buzz, but it never feels overly crowded. That said, there are a few downsides. Parking can be tricky, especially during holidays or peak seasons when visitors flock to the area. And while the breeze off the water is usually refreshing, it can get pretty intense in the colder months. Flooding and dampness can also be concerns during stormy weather, depending on the exact location. Still, the good far outweighs the bad. There’s something really special about living near the water — it brings a calm, slower rhythm to life that’s hard to replicate. If you’re someone who loves the outdoors, values peace, and doesn’t mind the occasional gust of wind, waterfront living is a dream.

Any issues raised are dealt with through their own MODA app and are tackle swiftly.

I wish I knew about resident events sooner! They're the best way to get to know everyone.

The Princess Dock is a premier area in Liverpool. Waterfront, with Pier Head and City Center on our doorstep. Truly an oasis. Parking is not an issue as there is a mix of private, street, and parking garages near by. The area is still rather quite which seems crazy given its location

How has the building management responded to any problems or issues you have raised:

Everything is well maintained here. Any issue is quickly fixed.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing major. Coming from the US, the lack of real clothes dryer and no air conditioning in flat was an adjustment.

Living here has been really convenient and enjoyable. Sainsbury’s is just a minute’s walk from the building, and my favorite breakfast spot, Moose Cafe, is right next door. There’s also a Tesco about five minutes away, in case you use a Clubcard instead of a Nectar card, and Bean Café nearby is great for a casual coffee. The Liverpool docks are close by and make for a peaceful walk in the morning or evening, with beautiful views of cruise ships taxing or passing by. Transport is easy - the bus stop is nearby in Liverpool Central and scooters are available right behind the building, and the underground is along the same route to the bus stop. The street itself is very clean with no traffic, and I’ve never had issues with noise, bin collection, or parking. It’s a very safe and family friendly area with no signs of anti-social behavior.

How has the building management responded to any problems or issues you have raised:

They’ve always went above and beyond on any issues i’ve had to make sure they get resolved in the fastest way possible.

Please share one thing (or more) which you wish you had known before you moved in:

Town is a bit far away, around 20 minutes so get ready for that walk when carrying bags sometimes.
