Moda, The Lexington, sits on Liverpool’s iconic waterfront, situated at Princes Dock. It features a total of 325 stylish apartments to rent, with a mixture of sizes, ranging from studios, three beds and luxury penthouses. Similarly to buildings in New York, these apartments incorporate an art deco interior design. In addition, it offers no deposit and is pet friendly. Residents also benefit from 250MBPS WiFi, Samsung 50″ inch smart TV included in their rent. Plus, onsite amenities such as: two viewing platforms, terrace area, residents’ only gym, sky lounge, private dining room and games and cinema room. Residents can pay rent, book community events, chat to neighbours and event enter their apartment with a digital key, all via the exclusive MyModa app. Other benefits include a free heath check and weekly fitness classes by Moda’s health and wellbeing partners, Hero.

The perfect property for city living

I have been living here for over 7 months now and overall I am very pleased with my experience.

The design of the complex is very modern and sleek and I love the large windows in my apartment that let in a lot of natural light.

The facilities are also great – there is a gym, cinema room and a residents’ lounge that is always clean and well-maintained.

The building management and property management team are both very professional and responsive to any concerns I have ever had.

Overall, I would highly recommend The Lexington to anyone looking for a new place to call home.

There are many good aspects to living in my local area. The community is very friendly and there are plenty of amenities. I feel safe living here and there is always something to do.

However, the cost of living is quite high and the traffic can be very bad during rush hour.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the community events that take place. There are always fun things going on, and it’s a great way to meet your neighbours!

How has the building management responded to any problems or issues you have raised:

The building management have always been quick to address any concerns I have had and have always followed up to make sure that the issue has been resolved.

The design is really nice and modern, facilitates are awesome, building management is good but some times the bin chutes is closed so you need to throw your garbage by going to ground floor and that’s because of careless people who dont think of others

Everything thing is perfect but we face high winds from time to time and that’s because of the location

During high winds its too hard to sleep and its hot on summer

Really quick for general things and for maintenance I should to wait for working hours so its fine

I really love the atmosphere of community in MODA. Welcoming, friendly and vibrant. And the concierge is always there for patient help. Appreciate that. Also, the exciting activities are amazing. Making my short stay in Liverpool unforgettable. Love MODA 🙂

Ten minutes walk to get the city center and all the arts and cultural sites. Easy shopping, easy traveling.

I should have booked MODA Manchester for my university team time stay if I know this is such an amazing place.

How has the building management responded to any problems or issues you have raised:

They have prompt responses but our window has not been fixed for more than one month 🙁 only thing not so satisfied

The insight of what a moda living is like

The facilities that come with the building are fantastic and extremely entertaining especially when friends and family come around. The moda app also makes it very easy to communicate with others and stay notified when an event is happening. Satefy is the best part when it comes to living in moda. The fob and cameras as well as the 24/7 conceriage just adds a lot of comfort when I worry about my safety as an international student.

The views from the Lexington are the best views you can get in the city. However, the lexington being so close to the docks makes it a bit further away from the city center.

Please share one thing (or more) which you wish you had known before you moved in:

That the water and energy bill is not fixed. It changes every month.

How has the building management responded to any problems or issues you have raised:

They were extremely efficient to solving a few problems I had as well as providing a flexible times for repair which is great.

The building is beautiful and comes with an assortment of amenities. From the outside to the inside you are met with amazement! The entrance/reception are great. On floor 17 there is plenty of communal space to enjoy an evening with your friends, especially when the weather turns sour. For any of you working professionals, the Moda as an assortment of space to work from when working at home.

It’s close enough to the city centre to visit bars, restaurants etc. Also the view I have over the water is amazing! No real bad issues to speak of but would like to see more events in the building.

That the Aircon doesn’t have a cooling function, during the summer it was well needed.

Yes in the past there has been issues with my post that was steadily fixed.

The building design is stunning and cleaning in particular is good as is the maintenance of painting. The bin chutes are constantly out of order and recently very smelly! The front and rear doors are often broken and unserviceable.
There are constant disputes about the cinema and private dining rooms that make think of using them stressful- Moda need better policies and to apply these consistently. Concierge’s when good like Bruce, John and Steve are exceptional but others change too often and some seem untrained and or unprepared.

Parking is really difficult and there is little-no Disbled parking!
Local convenience stores are standard.

The location is interesting. Located in the Preinces Docks on the Mersey River, every day is resplendent with commercial activity that is focused on moving people, entertaining people and serving people. The security seems adequate as fobs are required for entry and elevator use. The public use facilities are top notch, sorting out how to reserve and use them is still a challenge. The Kitchen, Dining Room and Media Room are great, but client abuse has rendered them useless to North American residents who want to watch sporting events. The public spaces are treated like a frat house, so the communal living idea is out the window unless you enjoy a college or, “This is my first time away from mummy and daddy and home” crowd. As an older client, I would appreciate a more collegial temperament, and I think, unless the Lexington wants to market itself as a baby sitting location for first time renters, they could more carefully screen their clients. The rental units themselves are nice, think high end hotel chain bathrooms. The kitchen appliances are more than adequate. The “washer/dryer” is a adequate for a bed sheet and a pillow case and it takes about 4 hours ti wash and dry. There are laundry services that pick up and deliver and those will be needed for business people who need a crisp professional appearance. The lobby is inviting, but the volume of fragrance is excessive to the point of wandering if there is an order they are masking. The Reception Personnel are stellar. They go above and beyond at every turn to address clients concerns. The maintenance staff is over worked and are eventually responsive, and once they appear, they are polite, friendly and helpful. Let’s face it; this is high rise living, in an exciting city, and once the people and clients especially, determine to make this a home they want to be proud of, The Lexington will shine even brighter. If high rise living is your thing, you will come to enjoy it.

The Lex is new and as such it is sorting itself out. The clients and guests do not help with any maintenance in the ways of picking up
after themselves or following the protocols for rubbish and recycling bins. Sadly, at times the property feels more like a college freshman dorm than the 5 Star Premier Property it most certainly can be, and deserves to be. The city views are spectacular. Just open the window curtains and you have a panoramic view of one of the most dynamic cities in the world. Liverpool deserves the Lexington and The Lexington deserves an appreciative clientele. Sadly, there is little pride of home ownership amongst the residents. This place deserves to be spectacular and sparkling. The smokers leave their butts, the drinkers leave their bottles and cups. The Gym equipment and location is truly grand, but if the weight room clan is there first, forget using any equipment until they decide they are finished with it. And the females don’t feel particularly safe with a room full of teenagers and college “dudes” getting ripped. The range of shopping, pubs, and good kitchen is surprisingly handy 5-7 minute easy walk out of the building. Two Coffee Shops make mornings easy. Costco and car rentals are another 5 minutes on. The Lexington is 3 kilometres from the University of Liverpool and the main city shopping center is half way between: Maybe 18-25 minutes each way to groceries and any kind of shopping you can think of. The Cavern Club is perhaps a 15 minute easy walk. Truly, if the human element put any mature thought into what communal living can and should be this is a 4.5-5 star residence, easy.

I wish I had known how difficult to attain a UK king bed would be.

The staff are approachable and polite. The system was clogged with the start of the school year and very slow to respond.

Its the moda life for us!!

We moved to the Lexington in Aug 2022 after viewing the property, and all it amenities available to its residents, its safe to say myself and my partner where very impressed by the level of quality, detail, and enthusiasm displayed by the team at the Lex.

In the end we chose a 2 bed with awesome views over the Mersey river, which is furnished to a very VERY high standard, beautiful well thought out layout design.

We have a 8 month old daughter who has taken to the moda life pretty well, considering families usually live in houses this baby is a moda life baby!!

Overall brilliant community, exceptional facilities, superb team!!

I love the social aspect, and the gym classes as well as things like Halloween events. However it has come with a few faults such as a broken bin chute and dishwasher. Although the view is great the wind can cause very loud noises throughout the apartment

But we got our apartment with a broken dishwasher and only 40 parking spaces in the building

The Lexington is a very sound structure and also the apartments are suprisingly well organized despite their size.
The design of the whole building/interior is state of the art and there is hardly anything to complain about. The only issue that I have found is the lack of air conditioning, but at least we have been supplied with small fans.

Very quiet area for living in a city – nice view, fresh air and clean.
Shops and bars/restaurants are very accessible (just a 5 minute walk)
The car park is linked to the building, although there are not many spaces available for the amount of tenants in the building.
But there is a public car park locally for any overspill or whilst waiting for an empty space.

Please share one thing (or more) which you wish you had known before you moved in:

Some regulations in the building should have been established before opening and accepting tenants.
Overall the given information was very useful.

Overall the response has been acceptable although sometimes there are delays which really shouldn’t happen.

Address for deliver should be registered for delivery’s eg getir.
Communal coffee
change the energy supplier as they are incompetent.
Also renting cleaning things would be good.
Temp for work space as not sure how to heat up the room as it is very cold.
Little work out plans/ communal activities for the gym.
