Excellent location
The development is designed and operated to maximum efficiency. I like the picturesque view from my window of Edgbaston greens and beyond. Everything is designed to keep temperature within optimum through autumn and winter months. Fire systems are optimum. Entrances are functioning to optimum security. 24/7 concierge and management support makes life easy in the Lansdowne. Also good community areas … occasional activities …
What you may not like could be the limited parking areas available to residents and visitors. There are no electric car chargers in the development and no plans to install any either in the near future as we have been told.

You are a couple of minute walk to Fiveways a small hub where bus, tram and train lines intersect to almost anywhere in Birmingham and the West Midlands. You can see Broadway from your window and can walk few minutes up Hagley Road to posh restaurants. If you are a City person, Birmingham City centre is a 10 minute walk. You are surrounded by cinemas, bowling, entertainment, Cafes and very close to most City luxuries.
What you may not like though is the noise and busy streets. Parking especially if you have visitors coming to you can be very difficult.

Management has always tried their best to get any issues solved the soonest they can. All previous issues were solved very timely and efficiently.

One thing which I observed is people who are living with pets. When they come to play area in the snookers room or cultural mix coming with their pet, I saw so many dogs hairs in the chair, sofa and snooker table. Because it is not good for health and tenants can avoid coming to these areas with pets.

I really enjoyed and enjoying living in this apartment.
I came to UK 1.5 yrs back as a IT employee and I lived here 2 months as a guest. I liked the apartment very much as well we have all the shops very near to this apartment Morrison, sainsbury’s, domino’s, pizzahut, hair salon, parlour, electric bike, movie theater, nearby park, play area for childern etc., everything in very near from this apartment. Then I have planned to extend here but by that time there is no 1bhk furnished flat available, then I moved to some other place. But, I keep checking the apartment availability in lansdowne site and finally I saw one flat available for rent. Immediately I booked viewing and visited the apartment, paid my initial advance amount without second thought.
Till the date I live happy in this apartment and I personally feel this apartment is very lucky for me and my husbandI really enjoying living in this apartment🙂
Bad:
I don’t have anything to say bad about this apartment but we get lots of ambulance noise in the night time and it disturb our sleep and I know we can’t do anything for that.

Good place to settle
I rent this apartment from Hong Kong without paying a visit. I love the apartment on my first step into the house. It is clean and spacious. Well equipped with furniture. And just like a hotel room, I got high speed Wi-Fi, water and electricity once I moved in. The simplicity design sutes my preference.
There is always friendly staffs to help in the concierge. Though I seldom use the common areas like the gym, common office, but it is really comfortable to stay in the cosy sitting room especially in the hot summer where air conditioning is provided.
It is also amazing that I don’t have to wait for delivery of my on line shopping for there are collection lockers.
Thanks to the staff who maintain the cleanness of the building and our garbage collection room is clean and never smelly.
Most important of all, this is a pet friendly apartment. My cat settled in well on his first arrival. I think if I have not yet purchased my own house, it will be really nice to have long term rentals in the Lansdowne.

This is an ideal place for new immigrants to settle in. The most important thing for me is a super market just opposite the street. It is just a 30 minutes walk to Birmingham town center where you can go shopping in the Bullring or enjoy eating in restaurants of variety. Even if we don’t drive, it is easy to go elsewhere with the transport network nearby. We are close to the Edbaston tram station. Walking distance to railway stations or coach station if you want to go outbound. And we often use a hopper pass to go elsewhere in town. I especially love to visit the Botanical garden and Canon Hill park. And there is a beautiful reservoir near by that worth to pay a visit.

I have never dreamed that I can settle in UK so easily just because this is a very convenient place to start off.

We did not meet much problems during our stay in recent 6 months. I only recalled once the smoke alarm system got wrong, the concierge staff helped to replace battery for us immediately.

Lansdowne is a great place to live. The neighbours are very friendly and the staff are extremely helpful. It has all the facilities that you could need in a modern building. The apartments are spacious and the building feels very homely due to the common spaces.

Good shops nearby and located really close to the city centre. There are great transport links nearby. It occasionally gets a bit annoying to hear ambulances or police cars going around the roundabout.

The management have been helpful when others have parked in my space or when I have trouble with packages.

The building has a huge supermarket right infront of it (Morrison’s) and the train station is a 10 mins walk only. The place is surrounded by good restaurants, cinema, bowling alley, etc..

Magnificent place
This is a beautiful furnished very clean apartment house, great indoor facilities. Great property management service and concierge service. So,friendly and kind, one really feels home. I love the interior of the building and work areas. Flats also very nice designed. Excellent gym.
I miss a nice outdoor space to be able to enjoy summer evenings. Currently there is a little place at the carport but it is not nice and quite smelly.

The range of shops and supermarkets close to the building is great as you don’t need to take the car either for shopping or for a walk around the centre.
Regarding parking, I can’t give my opinion, as I have rented a parking space. Rubbish collection, excellent.
There is a lot of traffic in the area, but the flat is well conditioned.

Great modern building
The people at the Lansdowne are great – Justyna and Sam, who manage the property are fantastic, really quick and very approachable. The concierge is amazing and everyone’s really helpful and friendly too. The design of the building an the flats is really cool and ergonomic, there’s so much space for everything. The flats are really warm, which is amazing in the winter due to lower bills. It might get a bit hot during the summer though. Its fantastic to have the co working spaces, the gym, table tennis, complimentary coffee. They thought of everything.

The location is great, very central, close to amenities, there’s a Morrison’s across the street. Its a but noisy due to how close the roundabout is.

The facilities of the building are excellent, I’ve been only to the gym which has plenty of suitable equipment and is very well managed with the booking system, I’ve not been to the working places but they seem very comfortable. the building management has been most helpful in all cases but we still didn’t get a matter resolved it has been 2 months now since we contacted them about it, but Andrew and Sam have been updating us.

The local area is excellent, there is a Morrisons across the street, which is very convenient, and plenty of halal restaurants are nearby. It’s also a 10mn walk away from the centre.

4 Years of Luxury.
Design: Modern/neutral design of apartments, good for short term residents as its no overwhelming, and for long term residents lost of room for personal decorations. Furnished and unfurnished options are always a plus.
Facilities: Modern/industrial design of common areas. Communal kitchen, work/study space, entertainment room. Always good if you need a change of pace and don’t feel like leaving the building. Great for when guests come over as there are ways to keep them entertained.
Building Management: Cleaners are great. Concierge are always available, helpful, and super friendly.
Property Management: Maintenance portal very handy for quick fixes for the apartment. Routine checks are done and planned early in advance and communicated to the tenants.

Good: Very central. Large grocery store in walking distance, 15-20 minute walk from new street/bullring. 10-15 minute walk to Edgbaston, which is great for long walks in nature. Have not encountered any suspicious activity near the area. Bad: Can be slightly noisy when windows are open as we are right on a high traffic road, although when windows are closed, noise insulation is great.

Living here 4 years, we had an issue with our dishwasher and oven. We booked in a maintenance. We were then sent an email for the time in which our property was visited to assess the issue. The repairmen assessed the issue and returned with the right tools to resolve the issue.

Very recently moved into the lansdowne but WOW. Absolutely perfect building in an amazing location with fantastic staff. All of this for a (not small), but very reasonable, cost compared to other similar developments in the area. The facilities are amazing, and I can confidently say that I do not look forward to leaving this place.

Design is modern and practical. The apartments are well designed and are equipped well.

Great City location but also has City problems
The positives: When we need the plumbing fixing or a faulty fire alarm there is a quick response. When we complain of people making noise in the car park after midnight, the concierge are quick to answer the phone.
The gym always seems clean, The private study booths are great for extra study time.

Close to the city, easy access to public transport and restaurants for a night out and getting to work. We don’t need to travel fair for nightlife and lovely walks in the local parks and Reservoir.

The side of the building we are on gets a lot of noise from people after midnight socialising or playing loud music in the car park.

A nice place to live!
The management of the building is great, and they answer quickly to all your questions. The designs is nice and it’s always clean. I sometime lock myself outside and always helped me. It’s really secured as you need access to enter the building and the different floor.

Duplex unit at its highest building overlooks the idyllic green belt and the clusters of town house and public estate. It is quite a stunning view.

No matter new or existing tenancy agreement must swiftly handle of extending or shortening the duration of stay. One year term is less competitive in renting business. Reservation fee shall be refundable if tenant is remained to stay at lansdowne but to cancel the booking of another apartment. This money shall Ok to offset the forthcoming rent.

Basically is acceptable and all staff are devoted her/his best efforts in helping tenants. The environment is always clean and tidy.

very good!The building is very good, but sometimes the fingerprint unlocking is slow; Sometimes things go wrong. Sometimes it’s painful when you can’t unlock the fingerprint with a heavy object. The staff in the apartment were also very good. Last time the dishwasher couldn’t work, the staff quickly came to solve the problem.

It just works!
The Lansdowne is always very clean and is incredibly well managed. Any little problems or questions get solved within minutes. The gym is very good, communal areas are also great, very comfortable. The flats are very high quality so you feel like you are living in a hotel. The sound proofing is also really good. We just don’t hear our neighbours.

There are bike racks in the basement so you don’t need to pay for bike storage. Also, dogs are not allowed in the communal lounges and I wish I had known that from the inset. It’s not really a problem but it would have been nice.

The facilities are great and the building is cleaned regularly. It’s extremely safe because of finger print measures in place. The building management and concierge team are amazing, super friendly and go out of their way to help you. The layout of the apartments is great too.

The design, facilities, building management and property management are all extremely satisfactory. In particular, the 24-hours concierge, the swipe-and-collect parcel lockers and the proper rubbish storage. It is very safe and convenient to live here.

There is no doubt that this is the best apartment I have ever rented, perfect for my quiet and security needs. Five minutes walk to the Morrisons, Nandos and Five guys, and ten minutes walk to Bridleyplace and bar street. Separate rubbish collection is good for the environment.

Extremely efficient! They have an online report system and any problem with the flat can be solved. My blocked toilet was fixed within two hours. The concierge offered to check on the delivery when I could not find it.
The Lansdowne – a great place to live
The building is well constructed and well insulated (I haven’t had to put my heating on in the 3+ years I have been there). There is no noise within the building which can’t be said for other developments I have lived in.
The facilities for residence are very good and well thought through as they look to create a community.

The Lansdowne has all I need in a apartment building security, good gym, and other amazing facilities. For a 1 bed the room is a bit small for me but totally fine, however I wish the cabinet would be bigger and doesn’t break when I put heavy clothes.

Just What We Needed.
The downstairs facilities such as the lounge, study booths, and kitchen encourage a social friendly environment. I love the study booths as my wife and I are are currently studying at university. The hallways are spacious and have pleasant lighting. The gym area is pleasant but also small and can be seen by people walking past, which I do not like.

The location is very convenient to commute to work and access all Birmingham has to offer. The building encourages a sense of unity and equality with the shared communal spaces. The staff are approachable and always seem to have time for you.
There is an overall sense of safety and security within the premises from the design and colour tones to the staff and other residents we occasionally pass in the hallways.
I use public transport and the location of the building is great for this. The local cinema, restaurants and canal street are just outside, so it’s a nice casual work to access a lovely evening out. The sounds from the streets below never penetrate the peaceful atmosphere of the building, and antisocial behaviours are only noted by the damage to the bus shelters and occasional broken bottle on the street. It’s not perfect but it’s pretty good.

The drainage hole in the bathtub is too low for my size to have a half-decent bath. I have to block this each time so the water doesn’t immediately drain as a sit down.

They were very supportive locating parcels. They also helped us when we were moving in by isolating one of the lifts for us.
Lansdowne, the cosy apartment like your own home
Lansdowne gives my first impression the word “LANDowner” while I thriving to find a new home in U.K. My experience is bizzare but interesting especially I am a foreigner living in high populated city, Hong Kong. My real adventure gallantly explores at the Lansdowne where Indiana JONES brings us here to look for the GEM, a cosy home. There is nothing of additive or deficiency in the quality of services and management. I would call it home and better than own home. Lansdowne situates the tranquil area in the centre of edgbaston village where tenants effortlessly stroll the supermarket and dining outlets in a close neighborhood. Last but not least, the public transportation can be accessible to reach near or far cities for sightseeing and working. This way of life(like) home is a bliss. I do not have compliant at all.

Great place to live
Facilities: spacious common room with coffee and tea provided, though the gym room I have not used ( just coz I’m lazy)

The Lansdowne is very conveniently near the city centre, close to the Metro and Five ways train station, and a large Morrison’s supermarket opposite the building. The Concierge team is helpful and promptly manages property issues and helps us to find out the missing parcels.

The location is excellent as it’s easier to access the city centre and train station. The Concierge Team is the best thing about the Lansdowne. They are all friendly and helpful. The facilities are modern and highly secure. However, the fingerprint entry system has room for improvement as sometimes it’s slightly difficult to enter and needs to try several times.

I’m very satisfied with property management as there is staff at the concierge 24/7 and the identification checks at the lift and entrance are very safe. The design of the property and interior of apartments are also aesthetically pleasing and organised.

The location is really convenient especially having a supermarket on the opposite of the property. It also made me feel safe considering that I live alone the property has great security including fingerprints to enter the property. The management staff were also very kind and they were always there to help.

Great building, amazing location!
The building design is lovely and modern. The facilities are also great – the gym, co working space, game room etc. Conceirge service is good, however there are lots of changes especially for the night shifts. Property management team is very responsive and the complaint report and management system is great and efficient.

City center and brindley place are a short walk away so plenty of shops and food places around. The new tram line has a stop right across the street and there is good bus connectivity as well. Parking is a bit of a challenge – guest parking in the building as well as on the street around.

The design of the development is simple and up to my expectation. Three lifts provide efficient going up and down. Mail boxes are kept tidy and parcel custody is safe and efficient. Car park spaces are adequate. Property management is well organized.

Lansdowne House Review!
Regarding facilities at the Lansdowne, I’ll start with what could be improved/developed: More packcity lockers, need instructions around the building to help delivery drivers get to parcel lockers, Sheltered garden space. Building and property management is reasonably okay. I like the new fitness sessions and mixers introduced to help residents mingle – great idea. I suggest a games night or movie night of some sort. maybe an outdoor movie night? I’d also recommend a rooftop deck but maybe that’s too far-fetched. Overall, the Lansdowne is a really nice place to live

Sometimes there are WIFI issues, which is dealt with but could do with better interaction between building management and residents to keep residents informed/up-to-date esp for residents who work from home. In addition, the process of booking repairs is very easy to navigate
Best living experience in the UK
The Lansdowne is the mostly highly secured development that I have ever lived in, which makes me feel safe in here. I really love the modern and clean design, be it the lounge or inside the flat. The facilities are always kept clean, there are lots working spaces, leisure area, gym, bike storage etc. Building and property management are always up to standard, where there is concierge service and someone to help you out 24/7. The management team is the most supportive and responsible team that I have ever met. They respond to any issues, including maintenance problems very quickly and everything is very organised. What makes this place even more lovely is that the team is very friendly and treat the residents like family.
It can be at a higher price than the other development, but believe me, it totally worths it!!

This is a quiet and safe area to live. The Lansdowne is located very near to Morrisons (a local supermarket), which makes grocery shopping very convenient. West Midlands metro is also very close by and the closest train station just takes around 10 minutes walk. Rental bikes are also available, which makes the transport network really good. In terms of restaurants, there are cafes and Broad street is just a few minutes walk away, which is full of pubs and restaurants.

I worried about electricity bills a lot prior moving in, but there’s nothing to worry. Here uses the smart meters, equipped with water boiler timer, good energy efficiency rating appliances, which definitely helps a lot on the bills.

Yes. There were a few minor problems with the flat before I moved in and the issues were solved very quickly and professionally.
Good location in good condition, great place to be my first UK home
The interior design is modern and cool. I especially love the cultural mixer and the gym where I always spend time to work and work out. I really enjoy having a cup of coffee without having to go up to my room when I am working hard in cultural mixer. So far I have no problem with the management as I can entertain myself most of the time. A minor problem that annoys me is the finger-print entry system doesn’t work smoothly occasionally.

It’s very convenient to have a big Morrisons nearby, which has lots of daily necessities to buy. Although the Lansdowne is not too close to the city centre, but it’s still within walkable distance. It’s an optimal distance because it can get away from the noise. It’s great to have a metro station in just 1 minute walk. The city library and HSBC headquarters are also accessible by walking.

I wish I could have known some specific details such as the what type of sink strainer fits the sinks, the locations of the sockets, etc.

Before I moved in, I have raised a couple of questions to the manager, Sam, via email, and he was very responsive and patiently answered all of the questions. That made my renting very smooth and easy.

Ideal modern apartments with great facilities
The building, facilities and apartments are all designed well. The parking is ideal for a city centre, with surprisingly spacious spaces. The temporary guest parking isn’t ideal, but there are plenty of alternatives nearby. The concierges and building management has been faultless so far and are more than happy to help with any issues you might have.

The lansdowne is in a perfect area for anything that you could want from a city centre, opposite a supermarket and entertainment right next door is amazing. Hardly any external noise apart from the the rare police/ambulance siren. We haven’t had any negative interaction with anyone so far, and all facilities are ram perfectly well

We didn’t realise how good of an area Fiveways was to live in, it’s pretty much in the city centre. Yet for transport it’s ideal for getting onto the motorway or travelling around the rest of the city.

The flats are spacious and well furnished and the building is quiet yet social. The flat’s design is modern and well lit but storage is limited. The property does benefit from a 24/7 concierge however they can at times be busy. During the weekends the building can be busy due to the owners renting flats as airbnbs. Outdoor space is very limited. The property has its own gym which is fairly well equipped.

Sometimes the packcity machines are not very smart and sometimes my parcel is delivered but I don’t receive the relevant pick-up code, so I have to ask the receptionist to take care of it for me. Sometimes it is not very smart to enter the building with your fingerprints or to use the lift with your fingerprints, and it often takes several attempts to succeed.

The Lansdowne is very conveniently located around the area and there is a large Morrison’s supermarket right across the street where I can buy anything I want. There is also the Five ways train station nearby and lots of bus stops so I can go anywhere I want to go.

Before I moved in, I learned that the house required fingerprinting to gain access, which gave me extra peace of mind and made me feel safe.

The addition of the Games Room and The Cultural Mixer has been a godsend. It’s made hosting guests a lot easier in larger comfier spaces, it would be nice if we could get Sporting events on these screens especially with the World Cup coming up, potentially adding bluetooth speakers to the Games Room too.

The only complaint I have from living here is the noise from the neighbours in metropolitan house. There’s often times where I’ve had to ask the concierge to ask individuals who are making noise in the car park. As I start very early in the morning for work, I’ve been disturbed on numerous occasions in the middle of the night by either shouting or blasting of music. Other than that, I’m content with the building.

The difficulty in getting a parking permit, and also the yearly increases in rent.

No – during my last inspection, I mentioned one of my doors was broken and I’ve been waiting for a maintenance to come and fix it.

It is so good to get connections with the city by tram, buses and on foot. The good location of the Lansdowne especially with Morrison Market closely with our living
I love to walk during my leisure time through the Hagley Road and Edgbaston Village have various restaurants and Universities campus is so quiet.

I stay here on a week by week basis for work. Very good amenities within a short walking distance, very good places to eat and drink.
The traffic can be a little noisy at times but you really don’t notice it and it is only really at peak times.

How has the building management responded to any problems or issues you have raised:
I have raised one issue with my cooker and it was sorted in a timely manner.
Outstanding experience
Everything is just so perfect. Staff is friendly, security is perfect in this building. Just loved every bit of this place. Apartment was clean. Only missing thing is a microwave but I believe its not a big problem wouldve been great if it was available. I thoroughly enjoyed my stay.

Parking is bit expensive and fully booked all the times.

In my opinion there should be a room for smoking outside the building. Since you are not allowed to smoke in private property and when the weather is bad you cant go out either. So there should be a separate room for smokers only.
How has the building management responded to any problems or issues you have raised:
So far have no issues. Whatever I asked I was responded well.
Amzing place to live
There are a gym, study zone, the lounge. It is great for a tenant. The concierge is amazing. Everyone works hard. I don’t have to worry about safety issues or cleaness. Anj helps me a lot. It is really nice to have him in the Lansdowne. One of the best thing in The Lansdowne is having Anj with us.

It’s a amazing place to live. close to morrisons, bus stop and train station. If you live by the road side, might be noisy.

I would move in earlier if I knew The concierge is amazing. All the people who work here are amazing. The road side might be noisy

They helped to fix the probelm right away. People in the Concierge also help checking
