Great bar restaurants shops nearby and convenient. Close to the train station. Car parking is limited and in a bad area for break ins
How has the building management responded to any problems or issues you have raised:
Slow to respond and fix issues. Ticket system could be better managed with more engineers and cleaners

Wish I had know about the parking and negotiated a better price

We’re sorry that some aspects of the building and our response times haven’t met your expectations. The majority of maintenance requests are responded to and resolved within 72 hours; however, where specialist contractors or parts are required, this can occasionally take a little longer. In relation to parking, the number of spaces was set during the planning stage by the local authority, so availability is limited. I love the location, its close enough to the city centre to be accessible but far enough to be quiet. The viaduct area is great to sit out in summer and it's great that they are dog friendly even having a little dog park! It'll be great when the gym opens too.
How has the building management responded to any problems or issues you have raised:
Any small issues I've had have been fixed very quickly
Please share one thing (or more) which you wish you had known before you moved in:
There isn't a shop very close by, but there's a small shop in the main reception where you can buy all the essentials so it's not a problem.

Very close to the city center and walkable distance to nearby shops. No Indian shops nearby and gym is also atleast 20 minutes walk. Transport facilities are closeby.

Very quickly and resolved the issue immediately. The approach is always friendly

Wish the gym was built. Also i should have researched if i had more options for grocery shopping except Sainsbury and Tesco

Great location. Very expensive. Amenities are overrated. Very difficult to sign up for enterprise cars scheme.

Yes, generally responsive initially but then dealing with matters down the line, it can take ages.

That the gym would not be ready even though they have said for 2 years that it is being built.

We’re really pleased to hear that you value the design, layout, and overall standard of the apartments, as well as the location and the efforts of the onsite team. It’s positive to know that your initial experience of our responsiveness and day-to-day management has been good. We are sorry, however, to read that some aspects of your experience have not met expectations. In particular, we fully understand the frustration regarding the delay to the gym opening. This has taken significantly longer than originally anticipated due to factors outside of the onsite team’s control, including changes in building regulations and planning approval processes. We recognise that this has been disappointing, and we are looking forward to the opening of the brand-new gym in the next few weeks! We’re also sorry to hear that you have found the Enterprise Car Club sign-up process difficult. While this scheme is managed externally, we are always happy to assist residents where we can, so please do contact the team if you would like support with this. Regarding longer-term issue resolution, we appreciate your honest feedback. While we always aim to respond quickly, some matters can unfortunately take more time where external contractors, specialist parts, or landlord approvals are required. That said, we are continually working to improve communication and timeframes wherever possible. Living in this area has a great mix of convenience and community charm. The high street has a fantastic selection of independent cafes, a well-stocked grocery store, and a cozy pub that hosts local events—perfect for grabbing essentials or socializing.
How has the building management responded to any problems or issues you have raised:
The landlord is unresponsive and slow to address critical issues—requests for repairs (like a broken boiler in winter) took over three weeks to resolve, and they often ignore email follow-ups. They also increased the rent by 15% with only one month’s notice, which felt unfair and unplanned for. Communication is limited to formal letters, with no willingness to discuss flexible terms or minor adjustments to the lease.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I’d known about the constant construction work in the adjacent block of the development—it started two months after I moved in and has lasted over a year, with drilling and hammering starting at 7 a.m. on weekdays and even some weekends, making it impossible to work from home or sleep in. I also had no idea how inadequate the sound insulation is between apartments: I can hear my neighbours’ conversations, TV, and even footsteps clearly, which has made privacy non-existent. Additionally, the “24/7 security” advertised is just a part-time concierge who’s only present during office hours, and the parcel room is frequently locked, leading to missed deliveries and lost packages.

We’re really pleased to hear you’ve enjoyed the design of the development, the natural light in the apartments and the local amenities nearby. We’re sorry for the disruption caused by neighbouring construction works. As this related to a separate development, the timescales were unfortunately outside of our control, but we do appreciate how frustrating this must have been — particularly when working from home. We do have team members on site 24/7, who are usually based at Reception, although they may occasionally be assisting residents elsewhere in the building. The parcel room is kept locked for security, but residents and couriers are provided with access codes. If you ever experience difficulty accessing it, please do let us know so we can assist straight away. The majority of maintenance issues are responded to and resolved within 72 hours. Where external contractors or parts are required, this can sometimes take a little longer. In relation to the rent increase mentioned, we are not aware of any 15% increase being applied. We would be grateful if you could contact the Leasing Team directly so we can review your account and clarify this for you.
