The development is in a plum spot on Harrow’s College Road, handily situated right next door to Harrow-on-the-Hill station for the Metropolitan line and National Rail services, and directly opposite St Anns Shopping Centre.

The area is quite spacious for 2 tenants, but I wish there was more space for storage. The kitchen sink and countertops are, while functional, were heavily stained/bleached, which doesn’t give a good look to that side of the kitchen. The underfloor heating is amazing and kept me warm through winter. The floor is very easily scratched and not maintained, while in a few areas in the hallway the floor seems to separate from the wall skirting. Very secure due to the key fob entry system. It’s worth the price for the location and security.

Love the area! Very central and seconds away from the tube. Makes shopping very easy, with access to 3 supermarkets, St. Ann’s and St. Georges shopping centre.

The storage issue. If we knew that we needed more storage furniture, we would have ordered and assembled it earlier.
What is the best feature of your home:
The inbuilt amenities (fridge, washer/dryer, etc.) were in good condition when we began the tenancy.
Surprisingly good development.
Large welcoming, well designed entrance lobby. 2 large stair cores, so in the event of fire it’s unlikely your exit would be obstructed.
A nice, clean, generally well appointed gym is available, though it could do with a bar-bell setup.
There also seems to have been an ingress of water into the gym area which has damaged the wall and has not been fixed in months.
The underground parking is somewhat limited. As there seems to be quite a few outside persons renting spaces within the development. I do think spaces should be prioritised for tenants & rolling contracts implemented for external renters so they can be “moved out” when required. Some of the spaces are also far too small for the cars within them.

Plenty of options regarding leisure facilities, shops and restaurants.
There are an abundance of gyms to choose from, should you require more machines/weight than the buildings has.
Transport links are great. Though a lack of night tube is a hastle at times.
Along with regular engineering works on metropolitan line.

Would have liked to have considered whether or not the night tube was available. Though that’s my fault, I suppose!
How has the building management responded to any problems or issues you have raised:
Generally pretty good, though getting certain things addressed can be a little slow at times.

There is enough parking space for the residents earlier it was included in rent but now they have started charging additional parking charge.
Repairs and maintenance is done by the property management company but in my experience it always takes time to get things fixed.
We have been having issues with one lift for the past 2 years, people have got stuck several times and we had to call fire service a few times to get them out. I was also stuck in the lift once with my family in lower basement with poor mobile network which was a nightmare.

It is a little noisy as it’s so close to the station and high Street

Very convenient location, onsite management, good neighbours.

Absolute crap inside, windows not double glazed so any noise outside on the rod you can hear it all
Poor look below average interior and most unhelpful concierge ever

I wish i had know how unhelpful and moody the reception is would have never moved here after all who wants to start their day with a unhelpful person at their door step

Nope just keep sending your issues no answer ever as the concierge thinks she is above all and does not wish to speak with anyone in a friendly manner
Great property
The property is well managed with an on site gym. The property manager is very proactive and helpful. The location is ideal due to proximity to the tube station, bus garage and mall. Its a great place to stay and would highly recommend it.

The property is well managed and maintained. The best feature is the location.

I think the outside design is quite a standout within the location. The facilities interms of a gym is a good addition. If there are issues, most of the time they are looked into but somethings are ongoing. Overall it is in the perfect location.

It’s the perfect location, what more can be said. Your a footstep away from Tesco express, a coffee shop, train station but most convenient is the shopping centre, high st. I would never leave if possible, just on those points along…why would you.!

The rental value is probably is the downside for a long term solution.
If there is one thing you would change about your flat or property what would it be:
I wish the lifts would not break down as often as they did.
Good living experience during Covid -19
Not sure why my son’s room is always so cold. I guess the cold air passes through the balcony door. Would be great if that can be fixed. Apart from that I have no other issues. Jessica has been really prompt in addressing our concerns.

Pretty decent gym. Concierge service available 9-5 on working days. No open areas / green space though. Wood floors and open plan kitchen with underfloor heating. Right next to Harrow on the hill tube station, st Ann’s and st George malls right next door, Morrison’s, lidl, etc. in walking distance. Several restaurants and cafes nearby as well. Net-net, very conveniently located

So far, responses have been prompt. Property manager can be blunt at times
Great place to live
Building is managed well by JLL. It has a gym, lounge area for residents, parcel room, indoor verticle farm wherein residents can collect the produce every week.
We have been staying here since 6 years and the apartment is well maintained. Any maintainence or replacement is quickly actioned by the concierge, Jessica.

The building is managed by JLL and their staff are always available to respond to issues.
Nice place to live.
Nice and modern building, a bit noisy as it is located just above the train station.
Facilities are good, the gym is well equipped, the entrance hall is always clean and nice looking.
Property manager (Jessica) is helpful most of the times.
I like the Hub, no major complaints.

Good range of shops and restaurants around. Located in zone 5 though, which is not very central. Good overall.

Wish I known there is not night tube on Harrow on the Hill station. That’s a really shame!

Helpful when needed, but sometimes the services takes a week to be resolved.
