No microwave in the apartment is quite annoying. Dish washer actually help a lot, especially after having a home party. The internet is really annoying, always crack down suddenly and in that case I can’t deal with my work properly. Something communication must be take with the internet company, it should not be expensive and unstable in the same time.

The location is quite good, close to bullring market and China town in the same time. No traffic noise and bin collections are always sufficient.

No microwave in the apartment and internet is always unstable but in the same time being expensive.
How has the building management responded to any problems or issues you have raised:
Manager and conciegegs always being helpful with all the issues comes up to my apartment, e.g. bulb change.
Nice experience to live in the forum
The lobby design is chill and the apartment is a contemporary design. I love the furniture and the mood. The thing I like the most is the safety in the building. It makes me feel comfortable and relaxed. 24 hours concierge and the building management team are quite helpful. They held a lot of activities for the tenants and we could meet a lot of nice neighbors here.

The location is very convenient. Next to the Chinese Quater with lots of restaurants. Within ten mins walk to reach the city center, bus stop, and train station.

How has the building management responded to any problems or issues you have raised:
The building management team is so efficient. There is some minor maintenance in my apartment. They fixed it immediately.
Great location, great management and great living
The facilities, building management and property management are excellent. The apartment designs are very good but could do with improvements to functionality:
Or example, the bathroom could have more storage and bathtubs with shower curtains to prevent water getting out.

I can’t think of anything as this place has got everything you could possibly need. The building is modern, always very clean, that’s because the staff is taking exceptional care of it and they do the same with the residents. Thank you for everything you do and for all the hard work.

I’ve only lived here for a few months, but everything is truly great. The staff is amazing and the other residents as well.

I wish I spoke to the other residents earlier on as they’re all so nice and friendly.
How has the building management responded to any problems or issues you have raised:
I had no serious issues so far, but whenever I needed help with something or had a curiosity, they were always very quick to give me an answer.
The Forum is perfect for people who love networking and having great relationships with their neighbours!
I believe The Forum to be the best apartment complex in Birmingham City Centre as there are many copycat developments that have followed suit with its facilities and style of living. It has underground parking with security, Rooftop Terrace, Residents Lounge, Gym and also community events. If you like networking and getting to know you fellow neighbours this is the place for you!

The Forum is very central to everything such as the Bullring Shopping Centre, New Street Station, Arcadian (Bars/Restaurants) and Tesco Express. Parking isn’t an issue as you have underground parking but is at an extra cost per month. Only bad thing about living in City Centre is that there is a lot of road works which cause diversions and traffic.

Building management respond rapidly to any problems via email
A quality place to live.
There are currently remedial works going on to ensure all the fire safety doors fit the recently introduced governmental standards which means lots of drilling can be heard as they move around the building. This was not foreseeable and of course fire safety is paramount. We also are pleased that we do not personally have to foot the cost of the remedial works, unlike other residential buildings.
The design itself is nice, we are fans of the interior. The building management always listen and do their best for you and although we have limited interaction property management has been fine.
The facilities are everything you would need. Despite the lockdown disrupting things I’m happy we moved here.
We do find the front of house staff rotates often, we think for slightly more of a ‘home’ feel consistent staff would be great!

Quality restaurants and bars are within walking distance. The transport links are 10/10. Bin collections are fine. Parking is available from the building but very expensive. Depending on the side of the building you live on you can sometimes have boy racers on the Arcadian roof top making noise and/or people doing balloons and playing music at night on Dean street. I think some of this has to be expected because it’s the city centre. The student building nearby however, is never a cause of noise complaints.

They responded swiftly, in our experience much better than the old management.
Nice building for living
The building design is modern and there are a lot of common areas good to chill with friends. They provide guest apartment for the people to rent an the room is really big and it can accommodate like 10 people to have a gathering. Plus, there is a 24/7 reception.

The forum is next to the indoor market and supermarkets. Just walk 1-2 mins to get there. It’s so quiet even living on the ground floor. Just there are maintenances outside the build.

The landlord replies to the messages fast and nice.

Location is fantastic, as is the interior design in shared spaces. The effort to put on residential events is great too. The team are friendly and responsive to queries also. The rooms are to a good spec’ and resident noise is to a minimum. Pets allowed a bonus also.

The location is perfect, seconds away from New Street and the Bull Ring shops. On the doorstep of Chinatown and the LGBT+ area. Good bud transport links directly outside also.

Because the building uses its own wifi for every room, it’s difficult and with some companies, impossible to get your own wifi sorted, meaning you must pay the overpriced £30 pcm for wifi with Glide. I’d much prefer someone like NowTV where additional services such as TV and streaming are included at a similar price.

Had very few problems, but always responded in quick fashion.
A very positive experience
The facilities of the Forum are absolutely superb. The lounge, the entrance, the gym and the rooftop terrace always impress visitors and offer a range of activities without even leaving the building. Staff is very friendly (Kam, Harpreet, Zoe and Serena are especially helpful) and professional and everyone aims to solve any problems as soon as possible. Any repair works are tackled with utmost urgency (often mere hours after they become necessary). We have been living here for more than two years and are very happy with our choice. The flats are modern and stylish and reception organised regular events (as the pandemic permits). The building also has a pet run, ample bicycle storage and a bicycle washing and repair station.

The building is in the absolute centre of Birmingham, right next to the Bullring, the markets and China Town. You couldn’t ask for a more central location. You have access to all modes of transport (the two main train lines out of Birmingham are both fewer than 10 minutes away). It can get rather noisy due to ongoing construction works all around the building and the area is severely lacking greenery, but it is the city centre after all. The worst noise comes from the deliveries to and from the market. It is impossible to sleep with an open window due to the racket the deliverer is making with a forklift at 4.30am. Secure parking is available for a surcharge in the building and extra parking is available all throughout the city centre. Bin collections are regular and the building recycles.

We were unsure about moving into a place that at first glance seemed like a hotel but we couldn’t have been happier with our choice. The only thing I am missing (and which Touchstone/the Forum can’t influence) is more green spaces and less noise around the building.
How has the building management responded to any problems or issues you have raised:
Yes, they have done so several times when repairs were necessary or we had a complaint. They are very responsive.
A great place to live in the city centre
We have really enjoyed living at the Forum. Initially we had a rocky start due to very noisy neighbour, but luckily this was resolved. Despite a bit of ongoing construction, there are very significant benefits to living here. Friendly and helpful staff, reliable concierge, community events and refreshments plus proactive security. There’s also a lovely lounge area, communal courtyard and beautiful rooftop garden with great views.

Great location – 5 mins walk to the bullring/ town centre/ train station which is very convenient. Right in the middle of Chinatown too – great restaurants and bars on our doorstep plus a lovely theatre!

This did not affect us directly but I think some tenants were unaware that their windows did not open. I understand this is being fixed now though!
How has the building management responded to any problems or issues you have raised:
When we have had facility maintenance issues the management have been very responsive (ie oven issues, fob issues). However when we first started we had a significant issue with an extremely noisy and disruptive neighbour, this took quite a bit of time to resolve and thus made us consider leaving (even though we really didn’t want to based on the other benefits of living here).
