Telford Homes’ the Stratosphere is a collection of one, two and three-bedroom apartments and penthouses. Located on The Broadway in Stratford, East London, these homes are within a striking 36-storey tower. This is close to Westfield Stratford shopping mall and Stratford station. Also, it has views across to Canary Wharf and the City, and over the Queen Elizabeth Olympic Park.

Tons of rubbish outside

Poor Management. Our car lift broke almost a year ago, so they moved all bins from the basement outside. So we have to walk through bins and rubbish, but they don’t care. Last year they sent us some updates promising to fix the lift, but now they are quiet…

Overall, a 4 star building!

Some aspects of management needs improving (è.g. Broken car lift for over a year). Also need improvement with regards to regularity of window cleaning.

Other facilities such as gym, roof top, concierge service etc. are all excellent.

Finally, Insite energy (central heating company) has monopoly over heating prices and have decided to up the prices by 400% and this is a big issue (need to be able to have competing companies to provide heating quotes that are competitive)

Great building quality and location. Local shops are great.

Next door building (Morgan house) is a downside as it is empty and derelict.

The insite energy controlling the heating without possibility to change.

How has the building management responded to any problems or issues you have raised:

Yes, but issues raised seem to be out of their hand to some extent.

Generally great

A very modern building. Perfect for young couples. 24 hours of concierge is also comfortable. The property management was a bit annoying. The lift sometimes gets out of order and took more than a month to get fixed. But besides, the management team is generally reliable.

A perfect location. Many superarkets around including Westfield. Also very convinient when using Tube and trains.

Should check the outside noise since the building is next to the road.

Our building management team is generally reliable. Happy with them.

Houses are quite nee and there is a good facility on the 36th floor with a common area to sit and a gym. There is also a nice roof garden where you can hang out. There are a few issues with the lifts and the automatic door but they tend to be resolved within a month.

The area is good and has around you everything you need. You can also get to central london very easily

There are a lot of housing options around stratford

The buildings are very modern and full of facilities that are useful. The gym and lounge are kept in good condition and cleaned regularly – however you do have to pay a one off at the start of your gym use for training which is inconvenient as you are already paying high rent. The concierge is usually quick at replying to emails which helps and the staff are accommodating of your needs

Very closely located to the transport which has many lines and overground services to. However, you are near the high street which is noisy throughout the day (especially at peak times) , this is quite a disadvantage. The rent is pretty high but I do understand you have gym and lounge facilities, however, as the area is still developing it seems that it is quite high. The bin rooms located in the basement are usually out of service meaning they are left outside so it can be a little of an eyesore.

There are many restaurant options and takeaway services available.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I could have researched the area a little more as some parts are a little dodgy/unfriendly at certain hours

Building management help in leading you in the right direction if you have questions or queries.

Would recommend living here 👍🏻

It’s a beautiful new building, all the home appliances are top notch. My only gripe is that some of the bedroom furniture is not very durable however that’s probably not the developer’s department. Also, while the reception staff is super helpful, sometimes (often enough for me to notice) they aren’t present which can make it hard to get packages.

The best thing about living here at stratosphere tower is the location. Tube station, bus stops and a mall right outside the building. The only minus I can think of which really isn’t much of a bother anyway is that the bins have been outside the building for a while. They used to be housed in the basement.

Please share one thing (or more) which you wish you had known before you moved in:

How close the building next door is. Not a problem now, I’m used to it but when I first moved in i almost felt watched as the residents of the other building can look in to my bedroom.

How has the building management responded to any problems or issues you have raised:

One of my packages had been entered incorrectly into the system, but the staff helped me locate it and apologised.

Gym is great and the view from top is added bonus. The lounge and WiFi is a useful asset as most often people like to relax there. The concierge is very warming and the design is very professional. It always leaves good impression on visiting guests/ family.

Shops and parking closeby with good transportation links. There is no anti social behaviour except for skateboarders at 1:00 am outside the apartment block. Traffic noise is okay however if emergency services go by, it is too alarming.

Perhaps a pamphlet advertising the area to new residents on the amenities etc

How has the building management responded to any problems or issues you have raised:

Issue with sliding window, this tool 1.5 years to resolve partially due to pandemic we’ve been assured but nevertheless it is resolved.

The design of the building is quite unique with a mostly glassy exterior. While the view is good, the windows have limited opening which may not be great during the sweltering summer season, but normally good for the whole year. The rooftop garden and gym on the top floor are great – one can see parks from faraway even when exercising

Many chain and a few local supermarkets in the area which is quite convenient. Transport link is excellent. Some noise from Stratford Station and cars on the road but can be less when higher up.

It was fascinating to sometimes see crows flying at this height

How has the building management responded to any problems or issues you have raised:

The concierge is normally quite helpful when contacted via phone.
The lifts are often out of order and takes ages to fix – despite having 36 storeys of residents to serve

The design of the building looks nice from the exterior. However. it has one major flaw: the rain “bouncing” on metallic white frame makes more noise, especially at night, making it more difficult to fall asleep. Also, many flats including my own suffered from rain leaking into the flat through the ceiling, despite the windows being closed. This was a particularly stressful time.
Facilities are fine and building/property management is decent, except for the fact the car lift has remained broken and out of service for more time than I could remember. Lifts seem to break down often enough to cause noticeable disruptions.
Finally, I find it regrettable that 3-bed flats are only available on 30th floor and above.

Well located, within short walk of shops, restaurants, bars but also shopping centre and parks.
Anti-social behaviours are fairly predictable, usually coincide with West Ham game schedule. Otherwise, the building is located sufficiently far from the tube station, so we would not hear the people talking on megaphone or street dancers’ music.

Please share one thing (or more) which you wish you had known before you moved in:

The rain bouncing on the outside metallic frame, if you are a light sleeper….

How has the building management responded to any problems or issues you have raised:

Generally fine, but because the fixes and intervention required the window cradle, it was weather dependent. And a few consecutive days of rain coming into the bedroom can get very stressful.
Reparing the car lift is taking so much time that I would rather scrap it and build a gated ramp instead.

Appearance and design is interesting. Very nice to have top floor a garden where one can enjoy the sun all day, as well as the gym where users have a good view during exercise. The three lifts are just adequate for the block of flats. Very large windows in flats for a good view over the area, especially in the new years magnificent fireworks can be seen. Only thing is that the windows are too delicate and not easy to control during strong wind and requires specialty workers to fix.

A few restaurants nearby mostly chain stores. Many supermarkets. Transport is very convenient, good for interchange, very busy on the streets. There are people using loudspeakers every Saturday close by and can be heard from high up. Traffic noise is tolerable.

Please share one thing (or more) which you wish you had known before you moved in:

The Stratford station nearby can be very noisy on weekends when people keep using loudspeakers all afternoon.

How has the building management responded to any problems or issues you have raised:

Concierge was quick to resolve common issues – however they are not always at the desk and delivery or courier people just tailgate into the development.
