Really premium feel and design. Lots of nice finishing touches and great shared spaces. Feel really lucky to live here. The bedrooms are massive, we have two balconies with ample
Space and a really nice sturdy design. The bathrooms look great and have been a dream to maintain and clean.

I didn’t realise how great Hackney Wick was as an area, it’s just been a massive bonus.
How has the building management responded to any problems or issues you have raised:
R&R are the only bad thing about the property, however the concierges are excellent

We love our new home, loads of space and light. 7 months in, quite few things are not working well. From velux windows to building boilers breaking down. Cleaning of external windows hasn’t happened in over a year despite paying service charge on time

The location is great, the building blends with Hackney Wick industry and arty scene. Local enterprises, music and food. The big criticism is the cleanliness of the are. After Thursday, Friday and Saturday, the streets can be quite messy.

Slowly to the majority of the snagging reported at the beginning. Very expensive service charge
Great build, amazing concierge, lovely area, bad management
Excellent quality build, good insulation and sound proofing. Aesthetics are great and massive terrace. Concierge are fantastic. Truly amazing. Other than Concierge, management company is awful – not at all client service driven, clunky, not responsive.

The local area is excellent. Buzzing and vibrant, which comes with noise, however this is to be expected.

It would have been good to know who the management company would be, as Rendall & Rittner are the least client friendly management company I’ve ever dealt with.
How has the building management responded to any problems or issues you have raised:
Much of the time. Often this hasn’t been satisfactory.
Great flat, shame about building management
I like our flat and we seem to have had fewer problems with it than others in the building. We’ve had minor things needing fixing, some of which are a bit concerning that they’ve given out after less than a year of living here (window locks, toilet, front door lock) but they have been promptly addressed. The building itself though is a different story – there are major issues due to shoddy building work (leaking roof and poor waterproofing in general, no window cleaning because of faulty rooftop equipment, constantly failing intercom system, communal boiler issues) but Telford/R&R seem to feel absolutely no sense of urgency in getting them sorted before our warranty expires. Funny that.

Great sense of community. Good selection of bars and restaurants, although the cost-of-living crunch has already forced a few to shut down and I suspect more will follow. The Overground continues to be abysmal, with constant delays, cancellations and months where it’s closed every weekend for maintenance. Area generally feels safe, and street noise after the bars close isn’t as bad as I thought it would be, but it can be disruptive some Friday/Saturday nights (especially in summer).

Hackney Wick is a great community – for the first time in the 12 years I’ve lived in London, I’ve made local friends and am friends with my neighbours.
The boiler will break down more times than you would think possible within its first year of use.

About the flat, yes. About the building, constant fobbing off and delays.

Overall all is positive so far. The building and property management and general service and customer care I have received has been excellent. Happy with the workmanship and communication during the purchasing process and a very little snagging to report.

I love the local bars and restaurants, it is located in the heart of Hackney Wick which offers a host of local amenity, such as cafes, bars, shops.

They responded to emails quite quickly generally and issues were resolved.
Design and building is beautiful
Design and building is beautiful. The property management team are usually responsive and helpful with a quick turn-around. Couple of negatives: currently is we are yet to have our windows cleaned. This is supposed to be every 6 months, it’s been 14 months. Disappointing that some local cafes etc. are not moving into the ground floor and it remains empty. Also, I was told I can get a parking space: it’s been 14 months and I still do not have an allocated spot and there is multiple empty spaces not used.

Area is great; Hackney Wick is very up & coming! Safe, friendly neighbours. Great local food (this needs to be protected)

Reviewing future building projects in the area and making sure it won’t block your view and light in the future

Yes, they are usually very quick and responsive. For example, fixing some tiles in our en-suite or fixing some window latches.
Everything you could need as a first home
Telford Homes have delivered a quality development, with everything you could need as a first home, whilst balancing affordability against facilities. The development offers concierge but no other resident amenity, which I find a more flexible and affordable solution to unnecessary service charges. The apartment itself has been delivered to a very high standard, with very few snags picked up when I moved in. Sadly, first-time buyers are often perceived as ‘cheap’ housing, forgetting that we’re paying c. £500,000 for a one bed apartment. Telford seem to have delivered on quality however, with items such as underfloor heating, fully tiled bathrooms and Bosch and Siemens appliances.

Stone Studios is located in the heart of Hackney Wick which offers a host of local amenity, such as cafes, bars, shops and a Michelin start restaurant. Transport is also another bonus with direct links into Stratford, or up to Highbury & Islington for the Victoria line.

I would advise, take your time to understand what you are buying and what you are getting for the money. The other scheme I was considering would have cost me a further £150pcm in service charge for the use of a gym. Things you don’t consider at the time, until you come to mortgage affordability and the banks certainly do!
How has the building management responded to any problems or issues you have raised:
I haven’t raised any issues to date but the hot water did kick-out o the first week the block completed. Telford were straight over and it was back up and running 4 hours later.
Overall positive, some room for improvements
The development seems to use good quality materials overall. Happy with the workmanship and communication during the purchasing process and very little snagging to report. Some of the design decisions could have been better thought through and I was given no flexibility to change things during the development which was a little frustrating

My area is great, a lot of bars and restaurants but almost no shops. Hackney Wick has a heavy concentration of new builds which don’t seem to be bringing in many ground floor business and risk over indexing on residential space without providing the detail needed to create a proper neighbourhood. I’m quite concerned it risks turning into the East Village which feels void of life…

The noise from the street of pedestrians is quite loud. My balcony received a lot of shade from nearby balconies above me.

They responded to emails quite quickly generally and issues were resolved. Some questions went unanswered
The flat is extremely easy to live in and everything works as you would expect
The building / property management and general service and customer care received has been excellent. Nigel from Telford Homes is always on hand for the silliest questions eg. How do you turn the heating down, and Dave and June on concierge are always in a good mood!

Lively and friendly part of Hackney with lots going on around the area. Plenty of bars, food stalls, canal walking, shopping centres at your doorstep!
One negative would be the local overground service, although on your doorstep, often it is closed at weekends.

Great development, looks good and is finished nicely. Would recommend to others, the communal space is good and Telford have been very good at sorting things including issues with any fixtures and cosmetic stuff. The service is great and would buy again
