Really like living here but parking is a problem

It was a family decision to move into St Andrews as we wanted a bigger place to stay and liked that there was an upstairs and a downstairs area as we rent a maisonette. We already knew the area as we had moved from only ten minutes away.

I like that there is also a great sense of community here because of the number of apartments on the site and we are friends with lots of our neighbours. There are many events that are organised by residents, and we have regular barbecues where across the main path across the estate, everyone comes together and donates food for us all to enjoy. It is a really nice community here.

When we moved in, there were only a few problems with small details in the flat like nails in the walls, but the management company came the same day to fix them. All in all, I am quite happy with them. We do have a concierge on the estate where we go to for all services, and they are good with deliveries and issuing any information to tenants. It is also nice to have a gym on the site, which is right next to the concierge office.

Our flat has a very modern design and we have a lovely balcony, which is the size of a box room. We make use of the space by having lots of plants and my dad even has a shed there, and we always sit together as a family on it. It is a nice area and as we have a flat on one of the top floors, we get a nice breeze.

However, the quality of the flat is not that great, especially in terms of insulation. It gets really cold in the winter as we have lots of windows in the apartment that are full length and we get a draft coming in. It was a huge hassle to find curtains for the long windows and we had to get them tailored specifically. Whereby in the summer, it gets really hot and we have to put on fans as we don’t have any air-con. We also hear a lot of loud music in the summer from all over the site as the walls are quite thin.

I like that it’s quiet and isolated as well as how well located the development is for travel into Central London. I’m a University student and I really value the station that is nearby and the three different bus stops, which offer a variety of different routes. I think it’s great if you need to commute into Central London for work.

Parking is a big problem – there are so many apartments but barely any parking spaces.

Great apartment and location for me

The apartment is ok – it’s average quality. Things have broken and they were not great at fixing them.
Clarion building management are average – slow to respond and fix things. The parking is an issue – no parking when I joined and so I got rid of my car. The security on the building is good. It’s great having a concierge – they take your post and it’s a very efficient service. Commuting from this development is good and Westfield is close. A big downside is that the gym is only for owners – really annoying if you are a private tenant and still paying a lot.

I like that it’s close to my work and there are good travel links via bus and tube.
I dislike that there is nothing nearby – no shops or restaurants, only a Sainsburys and Tesco.

That I could have bought a parking space as I got rid of my car

Great value spacious property and ideal to get as good a property like this for a postgraduate student

I love the area. It is very safe and comfortable for me. The people here are quite nice and get on quite well. My location is great for easy commuting. It is a very friendly building with many families with kids. It is not a problem for I as a student living here. My studio is very spacious and modern. The kitchen is luxurious with all the modern facilities necessary. You can ring up the landlord agent and he’ll come and repair things the next working day ASAP. It is a nice and clean area and safe. Safety was a big priority for I living here alone as a young single female.

Please tell us what you like and dislike about this area:

I dislike nothing about the community or the location per se. We have a great Sainsbury’s local here and Tesco’s is right around the corner. My main complaint is the fact there is no concierge in our building on Hannaford Walk. We have to this walk up to use the concierge at Jefferson Plaza. The concierge there is nice but we have to move heavy parcels from there all the way down to our building.

I wish I had known there was no concierge in our specific building and not just a central one at Jefferson Plaza.

It is very warm inside the apartment and well insulated. It feels very high quality, and the balcony is quite large. It was furnished really well, and feels very modern. Our whole lounge is all glass windows so allows a lot of light.

Conseirge is great as it’s 24 hours and they always are happy to help.

The whole development is hyperoptic cables and quite cheap.

There is also a Facebook group of all the residents so we can keep in touch and get updates.

I like to proximity to city although the the main road is quite lose so can get

Great flat interior and relaxed community but the price we pay for this location is a bit expensive

The room or flat itself is very spacious for I and my sister. We pay 900 in total which is quite decent for a 2 bed but the price keeps going up every year I have been here for the last 7 years. The space is very roomy with an open plan interior design that is nice. He bathroom too is very spacious. The neighbours are generally nice but one of the problems is families with little kids jumping up and down in flats above us and this can cause significant noise and disturbance. The other issue is the landlord takes time to repair things on time and we have to be persistent to get their attention. Another problem is with my disabled relative it is quite hard to get a disabled parking space here. The spaces are limited which is annoying.

I like the access we have to good grocery stores nearby with Sainsbury’s local right beside the building and lots of other shops and restaurants not too far away. We have great transport links with a 488 bus to Hackney that is very convenient and Stratford station really close by and other DLR stations. The main dislike is we have no open gym access. The folks living in Jefferson plaza building have a private gym but those of us in Oxley Square and the other buildings in St Andrews do not have a nearby gym access. We have to go far to Mile End or Stratford. The Bow Community Hub building beside our development is really useless and no one really goes there for anything. But there are whispers it will be used for a development estate meeting hub to discuss living conditions and neighbour relations very soon. Would be nice if Tower Hamlets government could have made our little park space an open door gym with access to CrossFit machines for example, kid I have seen in other nearby developments.

Be warned – it looks kind of civilised but just take a look at the kids coming out of the nearby school. Their behaviour is a great indication of what the parents and therefore your neighbours are like. I would regularly be chased by kids trying to sneak into the development building to smoke on the roof. Not ideal to come home from work in the dark, be chased by 3-4 teenage boys and then be called a c**t a dozen times for managing to slam the door behind me and not let them in. Great thing is – they’re my neighbours so when I go to sainsburys they recognise me and give me a wink.

On the plus side – it’s good exercise and teaches you how to judge someone very very quickly to protect yourself. Always looks ahead and be aware of your surroundings.

Horrible place to live, most is social housing and there are so many jobless people hanging around causing trouble that they had to take the benches away to try and stop people from congregating. Doesn’t make you feel good about living there – you just start to beeline from the station to your house to avoid being outside.

I wish I had checked how much of the development was social housing before renting.

What is the best feature of your home:

The door locks, the building stands, there’s water and a roof.

Good location but the noise from the trains is really bad

The apartment is nice and spacious. It’s not good quality – the boiler has broken. The building management are very slow to fix things. The area of the development is safe but beyond it it’s a bit dangerous. There are security often walking up and down though which is good. There’s really good access to transportation and food grocery shops nearby.

Service charge is way too high

Apartment is ok but service charge is way too high – not good value for money. Quality is ok. Small things have broken and they are ok at fixing it. Lots of anti social behaviour in area and staff have to spend a lot of time trying to combat this. For instance they have had to hire an extra person to guard our building and this adds to the service charge cost.

Service charge would be so high – double what they tell you originally (£3500 for 2 bed apartment).

Really great location especially if you work in the city

It’s a good apartment – I especially like the size. It’s good quality and good design. The area is really nice and quiet. The security on the building is good – I really rate the concierge service. All in all I would say it’s a good place to live – especially if you live in the city is so close by tube.
Building management do fix things but they are pretty sporadic.

Bad building management, good location

The apartment is very spacious and warm in winter. I have lived here for 8 years and the apartment is all excellent. My place is like brand new. The lifts occassionally break but they’re usually fixed pretty quick. In terms of money, it used to be cheaper and now I pay 950 a month. Plus in the last few years the development contracted an agency for repairs, it was really bad and I needed something done on the kitchen sink but they never even came. I just feel like I pay a lot of money now.

Please tell us what you like and dislike about this area:

It’s quite a good area but recently theres been a lot of children on drugs – teenagers etc. Its still safe though there’s lots of police surveillance and security. Not a lot of shops though, theres a local tesco and a sainbury’s. The transport is really good too – the Central line, hammersmith line and district line is close by. The buses that ran are pretty good, there’s a 448 bus and 323 just outside.

I wouldn’t have lived in the east, lots of rowdiness. Lived in central London before and it was less rowdy than this.
