The shops and transportation in general are good. The building should look into better ways to encourage proper recycling for residents. It seems like a waste of time recycling because the bins collection system downstairs are never adhered to. Also people stealing posts shouldn’t be happening when we have cameras in the reception area.
How has the building management responded to any problems or issues you have raised:
I struggle when I have problems because I don’t have an emergency contact. I have a number I can call but only when they’re working so no access when they’re on holiday or after working hours. This is very frustrating. There has been multiple Issues with no hot water in the flat or my smoke alarm beeping for days/months due to a faulty system. During these times, there was no one to complain to or take the matter urgently. This is not good especially for the amount we pay to live here. Our issues should be treated efficiently and timely.
Please share one thing (or more) which you wish you had known before you moved in:
I would have loved to have an idea of the bills because they ended up being more than I budgeted for. I understand that this was not possible because I am the first resident of the property, but an idea or a range would have helped.

Hello, Thank you for your review of Beam Park Verona House. We can confirm that the lift is working as it should. The entry system, as you have stated, only allows people in to the building - someone would need a fob to get to the designated floor - this is part of the design for security and safety purposes. We're sorry that you have had issues with your hot water. Hot water at Beam Park is provided by L&Q's district network heating system on-site so like any other energy provider, they are responsible for any issues that arise. We are aware that there has been issues on multiple occasions and in these scenarios the Simple Life London team have done their utmost to chase this up with L&Q to rectify on behalf of our residents. The resident phone line is accessible 24/7 - in scenarios where the office is closed there is an out of hours service that you should be forwarded to for any emergencies.

I don’t have a problem with the building really. It is the management/administration. The property is on the main road and is about 20 minutes walk to the bigger grocery stores, either way.
How has the building management responded to any problems or issues you have raised:
They never respond or are really late when they do.
Please share one thing (or more) which you wish you had known before you moved in:
If I had taken the Google reviews seriously, I won’t be a tenant at that property.

Parking facilities are great however the visitor parking is not convenient as it’s so far away from my home so a bit of a hassle. Other than that cannot complain.
How has the building management responded to any problems or issues you have raised:
Problems resolved fast. Had a lock which broke and even on a weekend the maintenance team were extremely helpful

That you can’t store furniture anywhere and replace with your own

A few local shops nice amount of open space and greenery . The parking is the worst thing I have ever seen , it almost seems like a scam

When the dishwasher leaves it was repaired sighing 2 weeks which was handy

I would tell them how bad the parking really is and how it’s impossible to park near your home unless you want fines everyday . Soo many Haines have been built but only like 30 visitor parking it makes no sence and seems like a blatant con

We do make it clear that there are a lot of parking restrictions and car parking spaces are limited. To be honest the transport links are good in this area, and the fact we live close to the a13 provides good commuting links.
How has the building management responded to any problems or issues you have raised:
They have not responded at all, made several complaints and still nothing.
Please share one thing (or more) which you wish you had known before you moved in:
The zero deposit scheme. I did not realise this scheme would have to be purchased, but hen we moved in it was clear it was just going to be the rent and that’s it

We feel these are fair in comparison and are aligned with other providers who do not provide parking within the cost. We appreciate that parking is also very limited at this development.
