Where is Havering?

The London Borough of Havering is located in east London, just outside the boundaries of the city centre. It is bordered by the boroughs of Barking and Dagenham, Redbridge, Newham and Tower Hamlets. The borough covers an area of approximately 114 square miles (295 square kilometres).

Havering is a large borough with plenty of different areas to explore. Each district has its own unique character and offers something different for residents. Some of the most popular districts include:

Hornchurch – Hornchurch is a town in southeast London that was historically part of Essex. The area has plenty of green space including the large and popular park, Hornchurch Country Park. Plenty of transport links make it easy to get around and there are several good schools in the area.

Rainham – Rainham is located in the southeast corner of Havering borough, alongside the River Thames estuary. It’s popular with homebuyers who want to be within reach of the capital but don’t want all its noise and pollution. University of East London – The University of East London is a public university located in the borough of Tower Hamlets, but its main campus is in the neighbouring borough of Newham. It was formed in 1992 by the amalgamation of two polytechnics and has around 16,000 students.

Anglia Ruskin University – The Anglia Ruskin University is a public university with a campus located in the borough of Havering. It was formed in 1992 by the amalgamation of two polytechnics and has around 16,000 students.

London Metropolitan University – The London Metropolitan University is a public university located in the borough of Islington. It was formed in 2002 by the merger of two universities and has around 35,000 students.

Parking facilities are great however the visitor parking is not convenient as it’s so far away from my home so a bit of a hassle. Other than that cannot complain.

Facilities are excellent. The design is great too but would prefer if the kitchen wasn’t open plan as the whole flat smells if you want to cook. I enjoy the bathrooms and the design of the bathrooms. Looks
Very modern. Patio is also great. Just wish maintenance had cleaned it up before I moved in

That you can’t store furniture anywhere and replace with your own

How has the building management responded to any problems or issues you have raised:

Problems resolved fast. Had a lock which broke and even on a weekend the maintenance team were extremely helpful

I think the design is very good

To be honest the transport links are good in this area, and the fact we live close to the a13 provides good commuting links.

Please review your development:

I think the design is very good, I like the layout of my flat and the balcony is a good size. I have had a few issues with reaching property management about sorting out a few problems espically parking; I believe for the amount of rent we pay parking should be provided.

Please share one thing (or more) which you wish you had known before you moved in:

The zero deposit scheme. I did not realise this scheme would have to be purchased, but hen we moved in it was clear it was just going to be the rent and that’s it

How has the building management responded to any problems or issues you have raised:

They have not responded at all, made several complaints and still nothing.

there is a retail shop not too long a walk or bus ride down from the development. if you are like me and like your lidl shopping there’s a lidl near the station which is a 10 minute bus ride away. very family heavy area but not too noisy. only noise is open windows at night when cars are driving past.

Please review your development:

the design is very modern and you can instantly feel at home when you move in. facilities such as bin placements etc are very easy to understand. having a relationship manager to go to when you have a problem is also a pro as it’s a lot easier than waiting for a response through the app

i wish i had known the tv doesn’t come with the property lol!

Dissapointing

There are plenty of shops in the area including a retail park and supermarkets but not to many restuarants. Parking on the beam park estate is absolutly , alocated spaces for some houses but no rssidents bays or permit sceam, there are about 20 visitor bays for the whole esate that are always filled by residents using there 100 visitors hours so having friends visit is a long shot. Ive parked in the local streets and had my windows on my car smashed twice. The train stations are about a twenty minut to half hour walk away. Concidering its not exactly in the centre of town this problem needs to sorted . I wouldnt recomend moving there

The develooment looks nice and the flats are modern and feel very homely but as i sad before the parking is a problem and i think is going to keep people away. If this is not sorted then would be cocidering a move. Overall the devellopment should look very nice when finished

When asked about solution to parking was told that there is no parking for the block you live in

We’re sorry that parking at Beam Park has been an issue for you. We do make it clear when applying for one of our properties that parking spaces are limited and at an extra charge. If you haven’t already, please contact the team and they can add you to the waiting list for a spot when one becomes available. Unfortunately the overall site parking is monitored by PCM and as this is a site-wide scheme, it isn’t something within Simple Life London’s control.
