The value for money is quite good for the size of the apartment. We have only lived here 6 months and so far we haven’t had any issues with the apartment. Our apartment comes with underfloor heating and air conditioning which is great as being by the water can be difficult to regulate the temperature. We also have an open plan kitchen and the living space has a balcony that overlooks the water.
The apartment comes with a parking space and visitor parking bays have to be requested 24 hours before which can be a bit of a pain but its almost always cleared.
We have 24 hour concierge.
There isn’t a no gym or pool within the apartment building but the local gym in the area, Phoenix gym has a great culture and many competitions happen as well as some champion athletes that also come there.
The apartment was furnished to a basic level but all of good quality.
As a family man, its important for my daughter to have green spaces which the playground and parks around provide, plus a lot more 5/10 mins drive away.
Surprisingly, the planes can’t really be heard from my apartment and my son loves to watch them but there are only a couple a day.

If there was anything I could change, I would change the parking. We were only given 1 parking spot with the apartment and there is no places for us to apply for council parking or a permit.

The view of the riverside is wonderful and able fo keep my family boat at the pier.

The pub across the road csn get quite loud during the evenings and sometimes late into the night,

If there is one thing you would change about your flat or property what would it be:

We were only given 1 parking spot with the apartment and there is no places for us to apply for council parking or a permit.

Nice but with a noisy airport

Dislike is the regular airplanes flying low and noisy to city airport.

There’s only one shop, the Co-op, quite expensive and not much variety.

Neighbours are good, pub is good (but central London prices), gym is good and directly on site.

Area is nice, quiet, peaceful, secure, well maintained. Cleaned every day.

One other issue is the smelly bin area.

Air conditioning is really nice, especially when it’s really hot, and kind of unusual, plus we have a big balcony.

Large square footage for the price

The apartment is a curved building which doesn’t allow for furniture to be placed well and there is a lot of wasted space in the apartment which isn’t very functional however looks great. For the price I brought the apartment for I believe I have a larger square footage than larger developments in the area. I also got a parking space with the apartment . The area feels quite safe and i am yet to have any issues as the bollards don’t allow people to drive into the area.

I chose this development because it has a bigger second bedroom and commute into the city is short.

I like that it is convenient to commute in and out of London very easily.
i dislike that the amenities are average at best such as shops and options for restaurants and bars.

Please share one thing (or more) which you wish you had known before you moved in:

When we first moved in the service charge was ridiculously high and were not giving service that justified the price. I believe this was because one of the developers were on the board of directors so did not care to give the residents a fair service however it has definitely improved and we now get cleaners twice a week and the building is maintained well.

Why did you choose this development:

Bigger second bedroom and commute into the city is short.

Could use more community space!

There was issues with mice when we first moved in however these have been resolved since more developments have come into the area.
I do with the living space was a bit bigger as my children are know getting older.
There was an incidents few years ago where our cycles got stolen however after this the building management were very prompt in installing CCTV cameras within a few days which i was very pleased. There is a whatsapp group of the area and residents of the development which i find is very useful.
Easy access to and from the city
The space could be used better.

I chose this development because it is close to the workplace and good value for money at the time of purchase.

I like that it was very quiet and calm and the community feels like it is safe for families. However i believe the area has a lack of community spaces and play options for children.
Both the A406 and M11 are quite close so its really easy to get in and out of London from this location.

I wish i knew about the schools in the area and how well they do in ofsted reports,.

Fairly quiet, close to dlr, bus stops near the dlr.

Close to amenities like the shopping centre 10 min walk/5 min drive. Co-op really close which is quite new.

Nice being near the water.

New property management roughly 2ish years ago, and that has been a massive improvement in terms of security, and general maintenance of the area. Really good.

Balcony looking out onto the water, and a good size flat. No complaints.

I chose here for proximity to the city, transport etc.

I really dislike the airplanes noise that is frequently though not at nights and on Sundays. There is double glazing which helps it a little. There’s a lack of green space here though. There’s not much to do around here so it might not be the best place for young couples. There’s only the dlr here.

I wish they added more green space and possibly a restaurant to start with.

I like the communitube that is now forming as there’s really nice things being held around here such as these art events

I wish I would’ve known how long it takes to get to the city. It still takes kind of long

The concierge is good the planes are bad as they are very noisy, in the day up until 9pm they’re annoying. The flat itself is spacious and it is value for money though it is expensive. There’s a lack of amenities as there’s only galleons reach shopping centre and coop.

The building management informs you via letter in your mailbox if they’re going to do any work.

I find there’s nothing I didn’t know before but maybe knowing how warm the apartment gets, we don’t even turn heating on in winter

The parking is really strict here as I have to send multiple emails and go through a lot Judy for something simple like getting an engineer in. I like the concierge as they’re very useful and I can get my parcels from them. The gardening is nice around the building.

I would like them to add a bit more community activities.

I dislike the parking here as theres a lot of restrictions

Affordable, new/modern, good quality building and everything in the property, really attractive area to live, peaceful and safe but not much to do if you don’t drive:

One tesco one pub.

One dlr stn and buses.

But a really well maintained area and building.

The building management is very good, quick response and get the problem solved.

Being close to the water is lovely. Close to the city for work. Lots of amenities ie Tesco etc close-by.

There’s sometimes a weird sewage smell in the general area, not too often.

Double glazed windows keep the noise of the planes from the airport out, and I quickly got used to it anyway.

Maintenance of the building is good. The flat is a good size, temperature is easy to keep at a nice level and is easy to keep clean.

Secure development, lots of cameras everywhere.

More affordable gym would good, with more facilities, sauna etc.
