I love my flat but avoid NHG!!

The design is good and i love my flat. The building is looking a little shoddy now. Unfortunately NHG are a nightmare, our service charge goes up every year and yet we see nothing for it. Gardening is often missed, maintenance is not acted on quickly and there are big issues like lifts being broken which take ages to fix. The build quality is also not great, my flat is new and I have to replace lots of things at personal cost. All of the lights, the handles on the patio doors, the handle on the front door. Many flats also have carpet moths but NHG take no responsibility for this and so residents are now having to replace their flooring. The way people who live in houses are treated is very different to the way those in the flats are treated, the flats feel like poor relations sometimes and we have to deal with the things the house residents choose to do.

Please tell us about the good and bad aspects of living in your local area:

The area is lovely, it offers great transport links both on the overground, the buses, and the tube. It has a good sense of community in my building. Parking is a nightmare unless you have an underground space, residents are ticketed if they park anywhere other than their space but others use them all the time. There is little traffic noise but the children can be loud in the summer. I like this though as it is nice to hear them play.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about NHG. They have a really negative impact on residents.

What is the best feature of your home:

The community in my building. My actual flat and how light it is.

The design of the development on the outside looks great. There are some cosmetic flaws that need to be addressed inside the building, such as tracks hanging down, ceilings looking really tired and wrecked from leaks, etc. It would be great if repairs were addressed in a timely manner. It doesn’t help when we’ve had so many different property managers. I don’t think we have had a property manager last for more than a year.

Please tell us about the good and bad aspects of living in your local area:

We have some wonderful shops and restaurants all within 20 mins of our development. It is very quiet where we are and there is ample parking on the main streets surrounding our development.

Please share one thing (or more) which you wish you had known before you moved in:

That the majority of repairs would be solely my responsibility and expense.

What is the best feature of your home:

The high ceilings and nice open plan kitchen and living room space. The balcony is also a nice feature.
