Rectory Park offers a collection of one, two and three bedroom apartments. The apartments benefit from a spacious and open-plan design. As well as having many green surroundings, it is also located a 15 minute bus journey away from Ealing Broadway.

If you like greenery and lots of open spaces, this is the perfect location

Overall build and design is very good but the building would have benefited from a residents gym. Additionally, parking is an issue in the area and would have made a big difference had more parking bays been made available for purchase. Overall building management is good but there has been times when communal areas have been neglected by the team.

Lovely new build flats set in a nice quite location with plenty of green spaces and massive open park literally a stone throw behind the apartments. There is a choice of supermarkets all in close proximity but not much in terms of social places to visit i.e. bars, restaurant, etc. However, transport links are good, so your only a bus or train away from some trendy places to visit, eat, drink, etc.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that parking was in very high demand otherwise I would have purchased a residents bay. I tried purchasing one after parking issues were apparent but was informed no bays available. More bays should have been made available for purchase opposed to hire.

How has the building management responded to any problems or issues you have raised:

I’ve not reported any issues in recent months but overall ok.

Good development with poor property management.

The property is nice but have issues.
It is soooo hard to resolve issues with the management. I have been chasing with a car charging issue since 2 years now but till date it hasn’t been resolved.
Property Management needs to be trained to resolve issues rather than just raise tickets for records without resolution

Area is nice, but getting busier day by day.
underground Station is quite far, need to take a bus (20 mins journey) to the station.
Nearby groceries is a local shop 8-10 mins walk or then is Lidl (15 mins walk)

Please share one thing (or more) which you wish you had known before you moved in:

If car chargers in the development are just for display purpose and access to these chargers is impossible.

How has the building management responded to any problems or issues you have raised:

Poorly.

Excellent development let down by parking spaces

Overall building design is good. However, as pointed out, parking is the big problem here. Tenants of New build houses with their own private drive think it’s ok to keep their private drives free and occupy valuable street parking that is predominantly used by the new build flat owners, who don’t have access to private bays, unless purchased during sign-up. Even then there was a very short supply to meet the demand. Consideration for street parking with the new build flats in mind, would have made such a difference.

Really lovely development situated in a rural setting with lots of green spaces and Rectory Park of course! Good points – Very quiet area, good for families. A couple of supermarkets (Tesco Express and Lidl) within walking distance. Transport links are reasonable. There is a bus stop just at the end of Rectory Park Avenue with two buses to Northolt Station (central line). This works for me as I commute into the city. Very little antisocial behaviour in the two and half years living on this development. Bad points – Parking on this development is atrocious. Very difficult to find on street parking but this is meant to be a car free development. Issue could have easily been resolved if this was a permit holder zone.

Had I known parking was going to be this big of an issue, I would have purchased a parking bay. I’m still interested in buying a bay but apparently there are none available.

I did raise some minor issues but never heard anything back

Design looks good, parking is an issue
Management replies but takes ages to reply.
Raising any issue with managment takes time to resolve, sometimes are left in between.
I raised an issue long time back but haven’t heared the solution from them, probably will get the update when the issue is no longer an issue

Have local shops around within 15 mins walk
Only issue is the parking is limited.
Location is good and public transport is accessible

Visitors parking is an issue
Electric chargers are avialable but non-electric cars can park and block the parking. Issue raised but no solution.

How has the building management responded to any problems or issues you have raised:

Raised some issues, resolved a very few of them. Tge reply given was just standard that they are looking into this and will reply. But no response

Property design is good but with facilities is average, we have Pod points charging stations around but they have never worked.
Raised it a few times but no response.
Also the proper manager takes ages to respond or never responds

Locality is good, no traffic noise, and neighbourhood is friendly
Shops nearby is an off licensed shop so usually see people drinking there at night
A new construction has been developed which cause more traffic

The overall building design is fairly good. However, I’m not impressed with the sound proofing in the communal areas on the floor levels, as you can hear your neighbours. Particularly when entering or leaving their flats or having a conversation outside their front doors. Additionally, more consideration should have been given to parking in the area. The main street (Rectory Park Avenue) is always congested with cars and finding parking proves difficult almost every time. The houses opposite have driveways and a lot of them choose not to park on their drive but on the street, reducing valuable parking space for those who live in the flats. This could have been prevented by making the street permit holders only (one per flat), as the houses have driveways.

Please tell us what you like and dislike about this area:

Access to a couple of close supermarkets which is very good. Transport links around the area are also reasonably good. There is a bus stop down the road which gets you to Northolt Station (Central Line) in 15 minutes. There is also plenty of open green and woodland areas which is what I like the most.

Please share one thing (or more) which you wish you had known before you moved in:

Parking in the area is very difficult and had I known this, I would have paid the £10k that was being asked at the time for a private parking space, even though I consider the price excessive.

I’ve not dealt with the building management team directly.

Residents should remind that they are not the only one park in the area, be considerate to other too.

The fitted cupboard cover can be whole body mirror instead of just a cover, the mirror in the bathroom is too small too. The paint was easily come off. The noise of the residents walking in the street you can easily hear we just close the window so we can sleep as we’re doing night shift most of the time. The type of residents some are don’t care, throwing rubbish in the street. Talking too loud to other neighbours early morning.

Residents don’t care how they park their car, the space can park four car at least but due to residents selfishness some unable to park. Some residents don’t care how throw their rubbish properly,

The Building registration is still not ready until now, we moved more than a year already.

How has the building management responded to any problems or issues you have raised:

They answer my question quickly and they fixe my issue quickly.

Building is very secure and has 2 security fob access doors. These can be temperamental at times. Flat is very spacious and well designed to let light in. Lots of storage and built in wardrobes are good space savers. Can be difficult to get in touch with building owners and get a response in good time. Could work on better ways to communicate with residents.

Great transport links and not too noisy from the nearby road. Beautiful park located next door. Parking is very difficult and can lead to dangerous junctions as people will double park and create blind spots.

New builds do not appear on maps for a while and it can be difficult to get items delivered.

How has the building management responded to any problems or issues you have raised:

I have not had many issues but when I have it has been difficult to get timely responses.

No drive provide n inside home very cheap material is there 1 year all is broken we hv to spend own money n also they increase service charge n not give propar service they are not answer the call also outside pavment light also not working they never come to fix this
