Cleaners come rarely. The lifts brake down very often. There is a playground on the 1st floor which is nice. The flat is secure , there are two doors needing a fob to enter. Building looks nice and also the playground

There are a few cornershops around the area. There is a Mcdonalds which is 5 mins away which is convenient. Some parking available on most days
Please share one thing (or more) which you wish you had known before you moved in:
There sometimes a lot of noise in the local area of the building
How has the building management responded to any problems or issues you have raised:
No as we have not raised any issues with building management
Nice area to live
Nice good looking building, it’s a shame that the building association doesn’t take care of it as it should. Not clean as per contract, the cleaner come every week but she doesn’t do the job and despite the different complaint no one seems to be interested. Windows were initially clean 3 times a year, now only one.

Good: well connected to central London but also close to Wembley. Gym 24/7. Different shops in the area. Brent reserve
Please share one thing (or more) which you wish you had known before you moved in:
The unjustified increase of service charge compared to the lever of care
How has the building management responded to any problems or issues you have raised:
They passed the issue to someone else and they got back to me after months.
Overall the outside of the building is good
Overall the outside of the building is good, it could do with a label somewhere that it is Printworks Apartments and which numbers are in which direction as couriers can have difficulty, the central childrens play area is quite annoying when you are sitting on your balcony trying to enjoy the weather as children are always shouting and screaming and it echoes up the buildings. Additionally the soundproofing between floors is non existent so you can hear every step of the neighbours above
Please tell us what you like and dislike about this area:
There are a couple of off licences nearby as well a McDonald’s and 2 kebab/pizza places, then in the wider area is a Lidl, Tesco express, Costa, Iceland, KFC, Subway, Polish supermarket, Turkish supermarket, several barbers, a beauty salon Indian cafe and desert shop all within 10 minutes walk, also the Brent reservoir and Neasden recreational ground is at the back of the property. Parking is off street with the property and Neasden underground is a 15 minute walk with Wembley Park a 10 minute bus ride away. Traffic is noisy due to the main roads nearby even at night, bin collections are regular
Please share one thing (or more) which you wish you had known before you moved in:
That the soundproofing between floors would be awful
How has the building management responded to any problems or issues you have raised:
Mostly they have responded to everything although I struggled at the start when I had flooring issues raised that were never resolved
A great place to live. A new start. A new home.
The design of the development is excellent easy to see and notice from miles away. All my family and friends that I have invited have been able to find this developed t with ease. Facilities are excellent. Although one area of improvement would be bigger mail boxes, current ones are just too small.

You have a lot of options here for groceries you
Iceland, Tesco, asda and lidel all really close to the resident and there are lots of places to eat like pizzas, McDonald’s to name a few.

Got lucky with the development. But I wish I had done some research on the local area.
How has the building management responded to any problems or issues you have raised:
Nothing so far that I can think off where I see problems or issues
Overall, the building is in a good and convenient area. Unfortunately, Network Homes dosnt care of residents especially if they are with shareownership.
Poor building management. It’s very difficult to get in touch with networks homes. Windows and communal areas are not cleaned as per contract and despite complaints there are no improvements.
The building itself is aesthetically good but I’m not sure of quality used to build the inside of the flats
Please tell us what you like and dislike about this area:
Lots of local shops and restaurants for take always. Brent’s reservoir is very close. No traffic noise

How poor was network homes in delivering what we pay for
How has the building management responded to any problems or issues you have raised:
Very poorly. I’m still waiting for a replacement of broken stuff and it’s been almost 3 years
Generally decent
The building itself is fine, I like the modern design and it feels very new. The flat is great and feels modern and compact. It is a shame there aren’t more facilities in the building. The management is often slow at responding to issues and aren’t all that helpful when problems do arise.

It is very quiet and having the nature reserve nearby is great. Transport links aren’t great and there isn’t much to do in the area itself.
Please share one thing (or more) which you wish you had known before you moved in:
The nature reserve offers more than first glance, with a boating lake, hidden paths and a garden centre
How has the building management responded to any problems or issues you have raised:
Usually quite slow to respond and often not all that helpful.
A great place to live. A new start. A new home.
The design of the building is quite unique and you can see from miles away. I like it its easy to describe to family and friends when they are coming to vist us. Building management is pretty average but nothing to spectacular, in my case i’ve always got a reply to any questions or issues i have raised – might be a little wait but we get there in the end. Again no real concerns i have not had and issues.

Living here is great. You very close to loads of local shops like Tesco, Iceland, Lidl and Asda all close to you. Lots of great places to here too, you are pretty close sams chicken, kfc, mcdonalds, burgers, donnor kebabs and pizza to name a few. You never get bored as the selection is varied. The placement is great, so if you drive its pretty easy to get here as there never really that much in terms of traffic. Crime is not that bad but its preety average anywhere you go in London. Parking is also great you get a parking space and there is plenty of on street parking available too. Lots of places to park for free otherwise its meter based. You also have a few nice parks and schools local to this apartment block. The welsh harp is round the corner and acts as the main local park, theres a nice lake there and plenty of greenery area. It has a nice children play area too. Lots of opportunity to feed the ducks here too. Nearest tube station would be Neasden which is not that far away. The other is Wembley park station. Personally I have not had any problems living here.

Nothing to be honest. As i had all the information i needed before i movied in.
How has the building management responded to any problems or issues you have raised:
They have always responded. i just don’t like the wait that you have to wait in order to get the reply. I find the wait to be satisfactory. But the answer to the questions or issues raised has really great and helpful.
Great design of property but requires better property and building management.
Design of the building is great, but the management of it is poor. Needs to be better clean ups and care of the property and functions of the property. There have been countless of defects throughout our stay at this property and very minimal care from management which has been disappointing
Please tell us what you like and dislike about this area:
Local shops need to be improved and antisocial behaviour +traffic noise is a nuisance
Please share one thing (or more) which you wish you had known before you moved in:
The constant defects in the building which has been a huge disappointment
How has the building management responded to any problems or issues you have raised:
Yes but very delayed and when work has been carried out; there were defects which resulted in more work being required
Generally good, with some room for improvement
The building and the flat are great. The balcony is brilliant, with a great view.
Building management is generally good. Everything gets sorted quickly, though they sometimes they are slow to response or enact important repairs. They also are a bit vague around why some decisions are made, particularly why the bills have gone up so much
Please tell us what you like and dislike about this area:
There are some very unique things around there – the Welsh Harp, the temples, the Stadium.
However there is a lack of shops and services in the area without travelling a distance
Please share one thing (or more) which you wish you had known before you moved in:
The local area is surprisingly interesting with lots of unexpected elements to it
How has the building management responded to any problems or issues you have raised:
Not raised many issues myself. The elevators do go down quite a lot.
Costs are rising and yet issues raised are never resolved or pushed back
Property management is poor. Costs are rising and yet issues raised are never resolved or pushed back. The design of the property is good, however some parts could have been different. For example: the doors to the balcony should have been sliding doors to safe space.
Please tell us what you like and dislike about this area:
Good variety of shops. Close to bus stops and stations and London designer outlet. Parking availability is limited for visitors and traffic noise can be loud as it is near a busy roundabout off an A road. Fly tipping is a daily issue on the street and on occasions anti social behaviour happens.

Reviews on network homes and how they run their properties.
How has the building management responded to any problems or issues you have raised:
Only after a group of us got together to write a joint email, did any issues raised, but not all, get looked at.
