Please tell us about the good and bad aspects of living in your local area:

Living at Pinyard was convenient overall. It is close to the city centre, and although there are no shops right on the doorstep, a good range of supermarkets, cafés, takeaways, and green spaces are reachable within about a 10 minute walk. Transport links are solid, with several bus routes within roughly 5 minutes on foot and the main train station around 15 minutes away, so commuting is easy. The street itself is calm for a central area: traffic noise is minimal, bin collections are regular and well managed, and I saw very little antisocial behaviour while living there. The building’s on-site parking is orderly and easy to access, which makes life simpler for drivers. The main trade-off is needing to plan small top-ups since there is no corner shop immediately outside, but the location still makes errands straightforward.

How has the building management responded to any problems or issues you have raised:

There were a few issues in my flat and around the building, including a loose curtain holder, an elevator breakdown, and front door faults. Each was logged easily and fixed quickly, with clear updates and reasonable response times.

Communication is superb; the team, both on-site and online, are exceptional.

Fairly close to the city centre. Crown point shopping centre is close by and the area is a safe place to live in.

How has the building management responded to any problems or issues you have raised:

Fairly helpful and quick to answer when working but when they aren’t it’s difficult to get help

There’s a large rent increase after the first year

Excellent location, only a 10 minute walk to the city! Parking availability is rare, so if you can, get a private space in the flat. There is a retail shopping park literally 10 mins walk or a short 4-6 mins drive!

How has the building management responded to any problems or issues you have raised:

Usually very quick to respond. I had an issue with my windows, and it was sorted within 2-3 weeks.

I wish I’d known how important it is to have a management team that cares about your tenancy experience, always keep this in mind when you’re viewing flats. It’ll make or break your living experience.

Since moving to the pin yard I’ve settled in easily and loved staying here. I have the city centre a 10 minute walk from my doorstep so the location is ideal.

How has the building management responded to any problems or issues you have raised:

I’ve had very little issues since moving in but any time I’ve asked for help the management team have responded instantly with a smile on face.

The building can get rather hot during summer time as I’m on the 4th floor

Great transport links as it is really close to the station. Could have a few better shops and pubs around etc but overall very good area

Super fast and efficient. Easy to contact and very responsive

Maybe when touring / signing the flat mention more about the social activities that are hosted such as the Xmas and summer socials.
