Pear Tree Gardens is located in the village of Balsham, 10 miles east of Cambridge. The village is also ideally located to the M11, offering direct access to Stanstead Airport and East London. The village is home to a primary school, post office and two pubs!

A lovely place to call our first home!

The property is built to a high standard with a modern, light feel to it. Both bedrooms are great sizes, however the garden is smaller than we’d like and the patio is very small. Overall we are very happy with our purchase and it is a lovely place to call our first home.

A lovely little area. The village is quaint and the neighbours very friendly, though the local amenities are very limited.

Please share one thing (or more) which you wish you had known before you moved in:

We thought the work in the rest of the development would be finished quicker and I would have asked about this sooner.

What is the best feature of your home:

The kitchen is light and the design is modern, while still having a homely feel to it.

I'm still living on a building site

The development is not finished and I'm still living on a building site, so a bit of imagination is required to appreciate how things will end up... Houses on the development all seem to be well put together and not too crammed together (unlike others I have seen). Any issues have been sorted out quickly with no fuss - helped by the fact the builders are still on site.

Please tell us about the good and bad aspects of living in your local area:

Balsham is a little further from Cambridge than my last house. Bus service is fairly irregular - although i gave up using the bus in Cambridge as it was so hit and miss. Transport links are good (A11 / A14 / M11) and there are some good pub/restaurants in the village. Local shops are pretty limited, but Cambridge is not far.

Please share one thing (or more) which you wish you had known before you moved in:

How long it was going to take. As mentioned before though, that was a COVID thing.

What is the best feature of your home:

The extra space and location of the new house is great.

Design is lovely. Quality is lovely. Property management can depend on the person. The first two site managers were lovely, the recent one has been bordering on unhelpful and does the very bear minimum.

Please tell us about the good and bad aspects of living in your local area:

A couple little shops in the village and also a coop nearby in Linton. Living on the street is lovely, though waiting for them to complete the final layer to the road yet. So it still looks somewhat unfinished. No anti social behaviour, very little traffic noise. Lovely quiet street with respectful neighbours.

Please share one thing (or more) which you wish you had known before you moved in:

To check the concrete floor more- that it’s level. We complained about our floor on the ground floor not being level and they did the bear minimum and there were still areas that are uneven in our living room and hall.

What is the best feature of your home:

Overall we’re very happy with the quality of the build.

Everything is good I mean the Facilities here are great they really thought of Everything in the homes great work The kitchen and living space is huge for our flat we love it plenty of space to move about .

The close is designed well. The roads need resurfacing but that will be done when all the properties are completed. There are service charges on the property however we are not sure what that includes as there isn’t many communal areas. We have heard they are building a pond.

Great location if you can drive, however there are not any bus routes and taxis can be expensive. The area is lovely and quiet. The village could do with a convenience store with more options as the post office is only open very short hours.

Please share one thing (or more) which you wish you had known before you moved in:

The area of Balsham has a high flood risk so ensure to get insurance.

What is the best feature of your home:

We have a good sized garden and bedrooms for a new build property.
