Marleigh will also introduce a primary school, sports pitches and allotments, while the meadows and water features of Gregory Park run through it, with Kingsley Woods at its edge.

The finish of the Hill properties at Marleigh have been very good. I think the design of the properties are very good (including my own) good user of space and a good finish. Property management has been good too around the local area. Good facilities on site with bike storage, parking and electric car charging.

Marleigh is very quiet in terms of any noise or disturbances. Good transport links into the city centre.

Please share one thing (or more) which you wish you had known before you moved in:

To check around parking.

What is the best feature of your home:

Very energy efficient. Retains heat well. Good design and layout. Lots of light.

A modern and nicely looking little village on the outskirts of Cambridge city centre with lots of green areas , parks , playgrounds. With a local school, nurseries, grocery shop and cafe it’s ideal for families with children. The neighbours are amazing too!

Great location, just a stone throw away from Cambridge city centre but secluded enough to feel like we live in a small cosy village.

Please share one thing (or more) which you wish you had known before you moved in:

Coming from a flat we didn’t quite know how to care about our garden at first but we quickly learned and now it’s our beautiful little oasis full of green grass , shrubs and trees.

What is the best feature of your home:

Spacious garage and garden, excellent thermal insulation, builder fitted solar panels!

Hill does not care as much as it use to.

Roads are narrow, parking is a problem. Homes have poor outside landscaping, and it often feels like Hill has a 'we'll fix it later' attitude rather than getting things right first time around. They're upping the prices but lowering the quality. Shortcuts are being taken and it's just another cash grab for them. My house was riddled with issues, including maggots behind the plasterboard. Leaks in all the plumbing. Loose garden tiles. Constant issues that make my purchase difficult to live with. I would not recommend moving to Marleigh in Cambridge.

Please tell us about the good and bad aspects of living in your local area:

The new Co-Op on site is a welcome addition, but the community square often feels dead with constant broken lights meaning at night it's often under-lit. Day to day contractors are constantly making a mess on the streets, leave tea bags on the curb and muddy-ing the roads. ASB is an increasingly worrying issues with packages stolen. Hill really don't seem to care about the people who have moved in, and are only chasing new sales. The aftercare is poor. Snags are often left for a long time before being address. Home has leaks and IJC as the chosen contractor do not take any responsibility. Green areas planted by Hill's chosen subcontractor is awful. No care is taken, there are weeds everywhere which the Land Trust don't address. More money goes into the community centre (which benefits select people) rather than a site-wide care of open spaces. Roads and pavements are constantly being dug up, despite being laid, showing that there's either poor planning, or something has already broken. Every remedy is done in hindsight. Given we're only 1/4 of the way through the development, I fear the site's quality will go downhill. Ben Page as the site manager isn't doing enough to keep the site up to spec and of a high standard. Andy Ashcroft has to be the least bothered Hill employee in charge of customer relations – unfortunately two individuals that need to take more accountability. Hill hire a road cleaner which actually makes the muddy roads even worse, nothing is ever clean. HILL DOES NOT CARE.

There's an additional service charge to pay, which is meant to be for estate management but unfortunately it feels like it's wasted money as nothing is done.

What is the best feature of your home:

The best feature of my home is the amount of windows that allow for plenty of light.

Now that the development is fully underway, Hill/Marshall can certainly be accused of rushing through builds. There was clear consideration during phase 1a, but it's apparent they're building at huge scale that they're getting sloppy – which is back up by new homeowners having more snagging issues that first occupiers.

Please tell us about the good and bad aspects of living in your local area:

The good: vibrant community, good diversity. The bad: the subcontractors that Hill employs are not respectful, cut corners and leave the community areas a mess. They constantly park where there are signs saying 'no subcontractor parking' and they ignore any higher management. Landscaping is poor and flowers planted are lack lustre and uninspiring. Plants are planted without watering by Hill's chosen subcontractor.

Please share one thing (or more) which you wish you had known before you moved in:

Hill appear to sell and market their properties to other territories abroad first, before they go on the market in the UK. Meaning that they are not considering the housing problems that the UK is facing. Foreign investors are buying plots up and putting them for for rent instead.

What is the best feature of your home:

Hasn't fallen down yet. Contemporary design. Large windows are a nice touch.

The development is very aesthetically pleasing and the build quality is good. The planned green areas look great and the majority of the estate is well maintained. The management company for the flats is poor with slow replies, some rude staff and a lack of ownership over their role - blaming others for issues and not actively trying to resolve problems. The sense of community is generally great, however there have been more anti social incidents than I would have hoped - particularly, a lot of residents make the area very unwelcoming to dog owners (common areas advertised as being dog friendly being changed to no dogs without explanation, people with dogs being verbally abused by neighbours and offensive signs put up by residents about dogs toilet habits). The facilities are poor, with the local shop and cafe being promised for over a year but as of yet they haven’t started fitting them out. The community centre has some classes but they are all geared towards people who don’t work (mostly mid morning). Parking is an issue, for those who have reserved spaces it’s fine but the streets are full of subcontractors vans from 6am meaning is difficult for visitors to park on the estate and pathways are often blocked by cars and vans.

Please tell us about the good and bad aspects of living in your local area:

Marleigh is a well planned out and very aesthetically pleasing estate with green spaces and lots of space for community activity. The Park and Ride is convenient and it’s a beautiful walk/cycle along the river into the city centre. The flats are built to a high standard and are great for letting in lots of natural light, there were of course snags and the majority of these were resolved by Hill. However, getting snags sorted has took up to over a year (including a leak causing mould in my property).

Please share one thing (or more) which you wish you had known before you moved in:

How slow development of facilities would be, especially because the estate is quite isolated. That the estate wasn’t as pet friendly as was suggested.

Lots of natural light and balconies / outdoor space for each flat
