Facilities include a Residents Lounge, Work Zone, Meeting Room and Private Dining Room. In addition, on-site parking is available by request as well as a free cycle storage. With a waterside location, the development is only a 10-minute walk away from Chelmsford city centre including access to the station with links to Greater Anglia trains (40-minutes to London Liverpool Street).

The development is lovely has a real sense of community. They have made all the buildings very aesthetically pleasing and kept green spaces etc. the property management team are the best Susan Lauren and Karl are so accommodating and helpful. Always really quick to respond and help and also so friendly. We always stop to say hello/quick chat! Facilities are very good love the coffee machine! It’s a really lovely development. We are a family of 4 and have felt very settled and welcome.

Location is fantastic can walk into the town Center in 10 mins with a lot of other surrounding shops/ amenities very close to. Love the location on the river. Good transport links into London. Parking for extra guests is the one downfall of the location. Very quite location considering so central to town and feels very safe.

Please share one thing (or more) which you wish you had known before you moved in:

Just consider the parking if you have a lot of visitors be mindful of needing to get visitor passes or parking in the nearby car parks. Other than that it’s such a lovely place to live!

How has the building management responded to any problems or issues you have raised:

Yes we have had an ongoing problem with a shower leak in the en-suite. The building management team have been responsive throughout.

The modern design of the buildings means there’s minimal work to do when you move in. The flexibility to decorate allows you to make your house a home. There are also communal living spaces with games room and work from home spaces which is great in the current environment.

The layouts of the flats vary by building, and having lived in two different complexes within the development, our current complex is much more suited to our long term needs.

Property management is excellent and efficient. Susan who helped us with our move is extremely knowledgeable and helpful, and everyone in the office is friendly and polite, and trying to build a community here.

It would also have been great if there was a residents gym (especially for the price of the properties) as there are usually one in new build developments in the area.

Please tell us what you like and dislike about this area:

As the development is less than 10 mins walk into the city centre, transport connections are good and noise is minimal, and there are over 100 bars and restaurants to choose from. There is very limited parking availability, especially for guests, who would most likely need to park in the city centre whilst visiting.

Bin collections are often for both refuse and recycling.

It would be good to see better connections to supermarkets or have a smaller convenience store within the development, however it is not difficult to organise food deliveries.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to have seen the development plans for the rest of the area regarding facilities and convenience eg shops etc. as we’re planning to stay here long term.

How has the building management responded to any problems or issues you have raised:

We have had some maintenance issues with the lifts and water facilities being turned off with short notice, however these have been fixed as quickly as possible.

Lovely New home

Amazing experience overall!! Really lovely development and aesthetic homes! Our flat is so spacious and has all the amenities, flat is also really warm so saves on heating. The shared spaces are amazing for hosting or socialising with other residents and the work from home space is a game changer!

Lovely staff and management, always happy to help and nothing I’d ever too much hassle! Nice to have shops such as Aldi and BnM close!

Wish I’d have known how social the complex is! It’s such a nice feeling!

Yes any problems raised were dealt with quickly! Really impressed

Our flat is very spacious and has a lovely open plan living space. Perfect for inviting guests over. The staff onsite are incredibly friendly and approachable and constantly have contact with us to let us know of any works going on in the development.

Only a short walk/taxi ride away from the city centre so plenty of shops and leisure facilities nearby.

I wish I had known how comfy the beds are! Also plenty of wardrobe space!

Have not had any issues at time of writing. One Canalside have quickly dealt with any problems.

The buildings are nicely designed and provide a comfortable living environment in a superior location with the proximity of the canal and river enhancing the rural well being, whilst only being 10 minutes from a city centre.

The key to the success of this development is the management team under the gentle management skills of Karl, Susan and Lauren (Administration) Lee, Tracy and Andrew ( maintenance), a warm and ready smile and a friendly chat is always there to greet you.

This enhances the wellbeing and living experience of living in this development.

The development is well situated for infrastructure being a 10 minute walk from the Chelmsford City centre and all that has to offer, a 5 minute walk heading north a small parade shops which adds to the infrastructure support for those last minute items. The planning of the parking facilities are woefully inadequate and obviously a last minute thought.

I’m happy you would know if I wasn’t.

The apartment itself is lovely, light and bright with a neutral palette that makes it easy to move in and add your own touches. My apartment came furnished and while the furnishings look quite nice, the sofa isn’t very comfortable and the dining set seems to be very cheap and pretty much leaves marks from just looking at it, sort of to be expected in rental properties though. I also find the insulation between floors is lacking, it’s quite noticeable when somebody upstairs is stomping around or worse, slams a door, it felt like my entire bedroom shook when this happened. Thankfully, doesn’t happen often!

It’s great to have a mail room which is handy for when you’re out, though in cases where the delivery person is trying to deliver direct to your apartment, it can sometimes be a pain for them to find the apartment as my building has two separate entrances that use different lifts, even when I specify the entrance on the delivery address. Some also seem to be confused over the fact that they have to call the intercom again to use the lift once they’re inside the building, would be handy if little things like these could be made clearer.

Aside from little things like these, I’ve really enjoyed living here so far, the included internet with the rent has been speedy and reliable which is a great bonus for those like me working from home, shower is nice and powerful, comfortable beds and a peaceful, laidback location with most of what you need on your doorstep.

I love where the development is, close enough to the city centre (about 10 min walk) for convenience, while being a perfect distance for some peace and quiet and views of fields and the river. There’s a really nice scenic walk into the centre which is just 10 mins away where there’s a great selection of different supermarkets & shops, often see a little swan family on the way that make it all the more pleasant! 🙂

Lack of insulation between floors considering “high quality soundproofing” was used on the apartment’s Rightmove listing.

How has the building management responded to any problems or issues you have raised:

Haven’t had to encounter management many times but always seem very nice and helpful.

Great place to live

The apartment buildings on my development are very modern and aesthetically pleasing. The building is managed by helpful and friendly staff 7 days per week and it’s easy to communicate with them when needed as they usually respond and deal with issues very quickly

Please tell us what you like and dislike about this area:

The apartments are located near the city centre and is close to a wide range of restaurants, bars, clothes shops, convenience stores and it’s also close to the train station which has a direct link into London. Although it’s close to the city centre, the apartments are located in a quiet and private place. Parking can be difficult and unfortunately there are no free parking available for visitors.

Please share one thing (or more) which you wish you had known before you moved in:

Be prepared to order permits if you want to have visitors
You won’t need to worry about finding places to eat or go out as the apartments are located in a very convenient location.

How has the building management responded to any problems or issues you have raised:

Yes – they have handled personal maintenance requests and issues effectively and efficiently

A nicely designed development in an ideal location with good facilities and excellent building and property management teams.
We moved into a lovely clean flat.
Maintenance of the development is good, we had a couple of issues and they were dealt with swiftly.
Renting at One Canalside has been a very good experience and the team there always friendly, helpful and professional.

Please tell us what you like and dislike about this area:

A good location easily within walking distance of city centre where there is a good range of shops, supermarkets,bars and restaurants. There is a walking and cycling path adjacent to the river that leads into the centre, Essex County Cricket Club, Central Park, Hylands Park and other parts of Chelmsford. The bus service is good and the railway station is only a twenty five minute walk away. Not aware of any anti-social behaviour, there is some traffic noise being close to the A138 Chelmer Road, only really a nuisance with some motorbikes.
Parking spaces are available within the development, but not for all.

Please share one thing (or more) which you wish you had known before you moved in:

Communal can be noisy.

We had a couple of issues and they were dealt with quickly and efficiently.

The property that I rented was furnished, include most appliances, if not all. Management office was also very helpful on following up minor issues, usually responded within a day or two and schedule the works accordingly. The design was not bad, simple and cool.

It was really convenient, close to Tesco and high street, train station is also a walkable distance. Gated carpark is available with a surcharge.

Car parks are quite limited better confirm beforehand.

The management office has been very helpful and usually respond fast.

Visually, the apartment is great, but you can tell the developers have cut corners in terms of quality of the construction. There’s no insulation, so if you enjoy feeling like there’s a small earthquake everytime your upstairs neighbours walk, then this might be for you.

The apartment has plenty of natural light, the view from the balcony is lovely and the facilities are good too.

I wish I knew how bad the insulation was. I have the bad luck of having neighbours who tap-dance from 7am to 2am, so living under them is a total nightmare, they’re so loud I now have cracks in my ceiling. I can feel my bed vibrating with every step. Working from home, it is not ideal either. If I knew, I would’ve never signed a lease.

The parking situation is really bad too. No parking available if you rent a one bedroom flat.

How has the building management responded to any problems or issues you have raised:

I had an issue with one of the blinds and the management team responded very quickly and got it fixed

The people make the place!

The property management team truly make this a wonderful place to be, including;

Susan: never a task she won’t take on to make your time as a resident as positive as possible. Turns problems in to solutions and goes the extra mile to interact, connect new residents and show how much she genuinely cares about people! She’s been here since the first residents moved in and herself and Tracey have really done a wonderful job of making a rental apartment feel like a home.

Tracey: very kind and friendly. Keeps the buildings spotless and makes it a truly desirable place to be! Also loved dogs!

Lee: there’s never a job Lee has not helped me with when I’ve asked. Very practical and efficient about fixing any issues that may occasionally arise!

Lauren: very friendly and helpful. Sympathetic to any issues that may arise and worked with me to overcome any payment issues. Was able to always explain anything in a way that made sense.

Carl: leads up a fantastic team. Is very considerate and will take on board any new suggestions for social activities for the tenants! Has a great team to ensure there’s no request they will not consider or at least attempt to assist with.

The building has always been clean. The common areas well kept and professionally designed.

The convenience of having everything you need on your doorstep! Great transport links. A unique balance of peaceful and accessible!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how much an electricity only apartment would be. I would have probably opted for one of the gas and electricity combined apartments.

How has the building management responded to any problems or issues you have raised:

With efficiency and professionalism. They always email before they attend requesting permission to enter or to see if you’re home.

I never experienced any faults taking an unreasonable amount of time to be fixed and was pleasantly surprised by the amount that Lee (maintenance) would go above and beyond to help.
