Structural problems within the buildings, characterized by seemingly cheap construction, exacerbate our dissatisfaction. Frequent flooding in the flats and pervasive black mold on the walls pose health risks. The building manager, consistently fails to provide assistance, as evidenced during a recent water leak where our water was cut off for three days. In desperation, I had to resort to asking neighbors for water, and the compensation offered was minimal. Adding to the distress, the managerial approach has been consistently unacceptable. Collectively, the diminishing pet-friendly environment, safety concerns, structural issues, unhelpful management, and abusive behavior create what I feel to be an untenable living situation.

Infested with cannabis smoking. Dexters property management is abysmal. All round bad. Just find somewhere else or at least not via Dexters. I have been here about a month and a problem with the balcony door has been reported the day I moved in. This problem has not been fixed yet.

In general the place is nice and have so much fun living there. The design is good, the furniture are modern and the place is spacious and cosy. However, there is an issue with the water that affects the whole building. There have been times that water was cut for days. I was expecting a more responsible approach from the management, both for the compensation and the solution of the problem.

Outstanding views of the London Skyline and Wembley stadium from the apartment’s larger than life windows and balconies. Very clean and well maintained buildings. Neighbours are very respectful. Well designed and extremely spacious homes with ample storage.

Dexters manage the private tenants and they are so bad, that 34 individuals signed a letter to them today complaining about the challenging conditions in which we live and their extremely bad property management and service. When I moved in, Dexters left me for 4 days without heating and hot water. The week before last week all 800-1000 residents were left without heating and hot water. I reported 5 repair issues to Dexters last week and they refuse to repair stating that I must submit fotos and a video, the files are anyway too big to send by email and their ticketing system does not work. Today a number of residents reported that the heaters are not really warm. Dexters told me to bleed the heaters myself and said an engineer would come. The engineer never came. Left without help, I, a total non expert, bled the heaters myself. About 10 litres of water came out of one heater. Currently, the heaters in my living room are not working, and I do not believe that Dexters will get them repaired. The design of the flats is average, not luxurious. Oaklands Rise was built by a company called Vistry who have an extremely bad reputation. I live in Ambrose House. Flat 37 was flooded twice in 2 weeks. My neighbour on the left side had water coming out of his walls. My neighbours on the other side had their sahe falling down, the repair man told them they have mould. One resident has a flat so full of black mould, it is appaling. Notting Hill Genesis, the developer, built only one plant room underground for all buildings. It is standard to have at least one per building. The plant room got flooded recently and as the flats were built next to a canal and in an area where Thames Water have major waterways, it is certain that the plant room will get flooded again and again which means, no heating and no hot water for all residents. I have never seen such badly built buildings. Many residents have been left without heating and hot water when they moved in, like the Japanese woman with a baby in my house and there is another resident who never had hot water and heating since she moved several weeks ago. There are many leaks. The amount of snaggings is stunning. The experience of living here in what was sold to me and others by Dexter as a luxury development is stressful and the heating is so expensive, I pay around 200-300 Pounds per month for hot water and heating. I am very disappointed. I do not feel at home but on a building site. The most agitating realization is, how dangerous it is to live here. The local MP told me that he is very concerned. A London developer told me that we live like on an orange full of water and he believes that the buildings will sink in. If I got the right information which I believe I have, Notting Hill Genesis could not even obtain insurance for the buildings. This is, as one building inspector told me, quite common in this area. Hammersmith & Fulham Council did never ever allow any residential development on this land, and I cannot figure out why they allowed it this time. It is appalling that Dexters and Notting Hill Genesis do not want people to know the truth and that the truth is not being told to people who view the flats. I would not recommend Oaklands Rise to any tenant. I would also not like to recommend Oaklands Rise to any home buyers because there are so many building mistakes (like in the new build on Harrow Road nearby) that it will be impossible to sell the flats.
