Very modern building and friendly property management and facilities

Buildings are super modern and well maintained. Building management is quite helpful and have helped me resolve inquiries whenever they came up even if it was out of the building’s warranty. I have used the facilities quite a bit like the gym, pool, and cardio room and have positive feedback. The only thing to be mindful of is that the weights room can get quite busy during peak times.

Super safe area and especially close to the North Greenwich underground station. This was one of my non-negotiables while finding a place to live. Lots of food options nearby with restaurants and small markets and the O2. Sometimes can get busy if there are concerts in the O2 but pretty good on the weekdays.

Please share one thing (or more) which you wish you had known before you moved in:

The area is filled with lots of families and is usually super safe. Glad I picked the Upper Riverside buildings because it’s super close to the tube station. The neighbourhood is also expanding but I prefer these ones due to the safe walk evening during the wee hours of the night (especially if you’re a woman) from the station to your house.

How has the building management responded to any problems or issues you have raised:

Building management has been quite friendly and have been especially accommodating with my parcels. Regular window inspections are conducted to make sure everything is running smoothly.

Very impressed with the design of each building and the amenities each one has to offer. The facilities are generally kept clean (e.g., Pool, Gym, Study Area, etc.) and the concierge staff are always available and ready to help with any matter at hand.

Extreme convenience of local transport links with access to local amenities including coffee shops, grocery stores and an outlet mall. The neighborhood is well kept and cleaned frequently by staff. While major events are held at the O2, local vendors are great at ensuring minimal disruption to local residents.

Great to know in advance how nice the community is. Very quiet and safe.

How has the building management responded to any problems or issues you have raised:

Yes, building management has been responsive to general inquiries pertaining to any issues that arose during our time so far.

The Upper Riverside development has everything you need in one place. It bears two well-equipped and well-staffed gym areas, inclusive of a pool and steam room. This is great for a daily detox. I’ve also really enjoyed the amenities such as the multimedia room where I’ve been able to enjoy nights in with friends and family. The buildings are well managed with 24-hour concierge assistance and the life-saving Hub service.

Greenwich Peninsula is the perfect location. You have a real sense of a community, a food and shopping outlet on your doorstep and some of London’a best landmarks just a short walk away.

Please share one thing (or more) which you wish you had known before you moved in:

Prior to moving in, I wish I had known more about parking alternatives for family and friends on event days at the O2 as it has been quite difficult to facilitate this at times.

How has the building management responded to any problems or issues you have raised:

Building management staff have been quite responsive to problems or issues which I’ve raised. They have been prompt and helpful where able.

the development is lovely, the facilities are amazing especially the renew floor classes. The staff really know how to respond to queries and ensure we receive answers in a short amount of time. There is also always someone available at the concierge

It’s quite busy because it’s near to the O2 and the cable cars but on the building streets it’s quiet

i wish i knew how busy the location was and the energy providers used.

Development looks very good specially recepcion area, it is more basic compare to B2 but still very appealing and less modern. Plants give a very fresh and nice look. Some communal areas could be a bit more practical, there are lot of very low chairs but just a few hamacas

Very windy area due to the high buildings and it can create loads of noise. Difficult to book the facilties like the cinema

The design of the property is great. It’s asthetically a beautiful set of flats that face the Thames. Can’t really complain about this. There are several issues that need to be flagged.

1) There is usually a bi-monthly issue with the lifts. I’m not sure who the developers contracted to instal the lifts but the lifts have been subpar.

2) There are only two lifts, with only one going to the basement (where the bin disposal is). This also happens to be the lift which has the most issues.

3) The pre-installed fridge, kitchen sink and toilet seats have already began to break / decay / disassemble. We moved in at the end of 2019.

4) The window cleaning service is a rare service that seems to be more of a myth than an actual service.

The area is lovely and still developing. There are a few bars / pubs / restaurants in the area with a view for more to open. There are also three incredible breweries within walking distance from us (one is across the Emirates Skylift but not too far of a walk from there).

The transportation links are incredible. We have the Jubilee line which is extremely close (and given the station, we’re very close to central London), the Emirates skylift which is also very close and the Thames Clipper right on our doorstep.

The issues with the area however are the prices. A lot of the places that are fairly new and do not really have a brand presence charge a fortune for food. I’d appreciate if the portions were large however this is not the case.

If viewing one of the flats in this development, I’d recommend checking the pre-installed items and ensuring that they’re running efficiently.

Make sure you / your solicitor check to see if the building has the relevant cladding documentation ready immediately upon purchase so that you do not find yourself struggling to obtain this information when you need it.

How has the building management responded to any problems or issues you have raised:

They have been extremely slow and inefficient. This has been voiced via numerous resident channels.

Great development lots of modern buildings. Units don’t have A/C but does not get too hot in the summer except for during the heatwave. Most buildings have underfloor heating. Facilities (i.e. gym) are very nice and maintained very often and great selection of cardio room, weights room, swimming pool and workout classes.

Very safe area and walking distance to North Greenwich station. There are lots of good food options nearby including the market and O2. Sometimes can get quite busy in the evenings if there are concerts at the O2.

Area is very good would recommend for those preferring a quieter and safe area. Lots of families here.

Most issues have been addressed very promptly. Sometimes may require a follow up but always solved.

Love living here and have been living hear around a year. Love the gyms and the swimming pool. Roof tops don’t get too busy.
The building management is my only negative, they seems to go through a lot of staff. The arranged to come to the property and never turned up as the guy had left but did not tell me

Tesco near by, lots of restaurants in the 02. Does need a few more bars around. Parking very expensive. Should be able to rent a space for visitors

The media room gets booked up very quick, have to plan far ahead

Building 3 pros and cons – 1 bed north east aspect

The design of building 3 is great, our flat is insulated well both sound and thermal. The quality of the flat is to a very high standard. Storage in a one bed is also good for 2 people. One improvement would be the light into the flat we have a covered balcony so light is limited from above into the deep kitchen living area. However, lighting into the bedroom is good.

The travel connections are excellent, amenity offering are very good. Better parking availability for renting residents could be offered – maybe at a subsidised rate.

Please share one thing (or more) which you wish you had known before you moved in:

Inventory list. We struggled to find out the exact inventory list of our flat. Additionally, we would have liked to have known the energy suppliers etc to help set up bills – during the cost of living crisis a lot of suppliers weren’t offering a quote so we needed the pr evious tenants supplier details to help us.

How has the building management responded to any problems or issues you have raised:

Very good. We have had no issues so far but have only been in the flat for 3 weeks.

Building 3 Review

Building 3 is well designed and welcoming on arrival in the lower ground lobby. There’s never a long wait for a lift, which are also spacious, making it easier getting any large items up to our apartment. I’m happy with the storage available with our 1 bed flat and think it offers everything you’d reasonably need. The only downside being some of the fixings haven’t worn well, such as the lock surrounding on the front door and the knobs in the bath are stuff but also feel loose at the same time.

Please tell us what you like and dislike about this area:

Incredibly convenient, lots of bus routes as well as the jubilee line a 5 minute walk away. Local Tesco for any convenient stuff you might need. Lots of restaurants in the O2. My only bad aspect would be how busy it can be on a weekend.

An inventory list would have been helpful to know what extra items we needed to buy, if any.

How has the building management responded to any problems or issues you have raised:

Yes, we had some stains to the carpet which we raised and the management team offered a carpet cleaning service.
