Please tell us about the good and bad aspects of living in your local area:
The area where No26 is situated has been brilliant for me, especially as a woman living on her own. Just a 2 minute walk to East Croydon train station and the tram link means a short walk from train to flat, ideal for darker evenings. No26 is above an amazing bar called Trickle who do great drinks and delicious pizza (241 on Tuesday's!) as well as close to Mr Tinto for coffee and then of course a short walk into the town centre for all other amenities. Co-op is the closest supermarket but nearby there is a Sainsbury's, Marks & Spencer and the old Amazon Fresh is likely to be repurposed as another supermarket. Bar the sirens, I found traffic noise to be minimal and despite Croydon having a 'reputation', I've not experienced any anti-social behaviour in this area. There is a large car park (Ruskin) just nearby but the borough is very walkable.
How has the building management responded to any problems or issues you have raised:
Immediate responses! I only had a couple of issues, one of which weather related and the other was a fault of my own, and the team responded immediately with a plan of action. Any delays were due to 3rd parties so I really can't fault the team.
Please share one thing (or more) which you wish you had known before you moved in:
Choose your side of the building carefully, depending on your preferences. The higher the floor, the quieter it is. West facing gets more sun in the afternoon but East facing has gorgeous views of London.

It's Croydon, not the Beverly Hills of South London, and shops have closed down but thats the council and not No26. Nice restaurants opening at times but stores are closing at the same rate.
How has the building management responded to any problems or issues you have raised:
They have responded promptly if a request comes through via the building portal or emails.
Please share one thing (or more) which you wish you had known before you moved in:
The Utilisation issue has been ongoing, if its miscommunication from the billing company or N26, this can cause frustration with estimated bills instead of actual usage.

Very good location that we are in offering several options for food and drink within a close proximity. Generally no problems on the street, constant development in surrounding areas does mean there are building works constantly

Yes in a very efficient manner, always quick and kind They have a good internal system the response very quickly to the email without delay.

If you're looking at No. 26, you're buying into a lifestyle of pure, unapologetic convenience. I'll cut to the chase—this place is practically built into East Croydon station. 1. The Proximity is Life-Changing Forget "proximity"—you can get from the building lobby to the London-bound platforms in about 120 seconds if you walk fast. My commute to London Bridge is 15 minutes, start to finish. If you travel for work, Gatwick is 15 minutes away, which is a game-changer. You don't just live near transport; the building is the transport hub. The Super-Pro: That SL7 Superloop bus stop on Dingwall Road is a hidden gem. You can jump on a rapid bus to Heathrow without messing around with the tubes. 2. High-Spec, High-Rise Perks The apartments themselves are solid. The floor-to-ceiling windows are a non-negotiable feature; they make the compact flats feel airy, and the views from the higher levels are genuinely spectacular, especially at sunrise. The Conran furnishings are stylish and save you the hassle of moving bulky furniture. Amenity MVP: The rooftop terraces are where the value truly kicks in. When the weather's good, having a 23rd-floor view while having a drink is amazing. The communal co-working space is a huge help if you WFH, stopping you from getting cabin fever in your studio or one-bed. 3. Management and Vibe The on-site team (concierge/management) is the heartbeat of No. 26. They actually know your name, they accept all your Amazon parcels (a lifesaver), and they run a decent number of events, which helps stop the building from feeling like a sterile high-rise. Maintenance issues are usually fixed within a day or two. The Local Scene: You're not just near the high street; you're right next to BOXPARK, which is great for spontaneous food and drinks. The new bar, Trickle, is right on Dingwall Road and is a popular after-work spot.
