Notably, Trickle, located at 26 Dingwall Road, offers a unique experience with its innovative cocktails and engaging atmosphere. - Open Spaces: While the immediate vicinity is urban, nearby parks such as Wandle Park provide green spaces for recreation. I want to take this opportunity to express my sincere gratitude to the entire management team at N26 Residential in Croydon, a place we’ve called home since its inauguration in 2019. Over the years, the dedication, professionalism, and commitment of the team have significantly enhanced our living experience, making N26 a truly exceptional place to reside. A special thank you to Hannah, whose deep sensitivity and personal dedication made our apartment swap seamless and stress-free. The transfer was handled efficiently, without delays or inconveniences, reflecting her remarkable ability to prioritize residents’ needs. Beyond this, Hannah has led the building’s management with a clear focus on improving residential life. Her initiatives, including enhancements to common areas such as the co-working space and terrace, have substantially elevated our comfort and sense of community. The introduction of regulations for the co-working space has also ensured a more harmonious environment for all residents. I also want to highlight Hafeez for his outstanding customer service and consistently friendly approach. His reliability and professionalism in handling every request—whether it be fob updates, door lock issues, or general residential concerns—have been truly commendable. His warm demeanor and willingness to assist make all the difference in our daily interactions. A big thank you to Habbab and Khalut for their consistency, dedication, and positive attitude in ensuring that N26 remains a comfortable and welcoming place to live. Their cooperative spirit and professionalism are evident in every aspect of their work. Additionally, I’d like to recognize Johnny, the janitorial staff member whose energy, proactivity, and commitment go above and beyond. Although part of an external company, he has shown an incredible dedication to the N26 community, always performing his duties with enthusiasm and professionalism. His daily efforts significantly contribute to our overall well-being, and his politeness and hard work do not go unnoticed. To Dam, the maintenece, I extend my appreciation not only for his technical expertise but also for his respectful and considerate nature, which truly makes him feel like an integral part of our lively community. Lastly, a heartfelt thank you to the security team, especially Kieth, whose friendly smile and warm approach during nights and weekends create a reassuring and welcoming atmosphere. His professionalism and kindness add a special touch to our community. All of these individuals contribute to the high standards of management at N26, and their collective efforts have made a tangible impact on our quality of life. Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how busy the area can get during rush hour, especially around East Croydon Station. While the transport links are excellent, the surrounding roads can become quite congested, making parking a bit trickier at certain times of the day. My tip for new neighbors would be to consider this when planning your commute and parking arrangements. Also, take full advantage of the nearby Wandle Park for a peaceful escape from the urban hustle!

Good - Very close to East Croydon train station (3 min walk), you'll never miss a train! - Box park, Tao coffee shop and a pizza restaurant/bar right on your doorstep - Nearby convenience store is handy (Coop local - 1 min walk) Bad - Limited supermarkets, and overall lack of investment in the area by the council. A number have closed down in the area - Local crime there is a high amount of theft in the local convenience stores e.g., coop local and violent crime in east/west croydon - Difficulties parking, unless you can get a parking spot within the No.26 residence
How has the building management responded to any problems or issues you have raised:
Over the three years I have resided here, I have raised a few problems with broken or faulty devices in the flat or excessive noise made after-hours, namely my washing machine, lights, toilet and dish washer. On all occasions, the mechanics/night staff within the building have seen to the problem immediately, same-day or if not urgent next day. The problems have not persisted thereafter.
Please share one thing (or more) which you wish you had known before you moved in:
One concern I had was noise pollution, which I couldn't know would be a problem for sure before moving in, but i can say that the walls are very well sound insulated!

I really like the area It is accessible to many restaurants, supermarkets and very close to the train station. There’s no noise and the area is generally safe.
How has the building management responded to any problems or issues you have raised:
Yes, our washing machine was not working properly, and they had it replaced within 48 hours.

I wish I knew of the other flat designs available, I love my flat but there other layouts that I love too.

Very close to the east Croydon train station and lots of shops around like box park, Sainsbury’s and coop. Bad aspect is the crime rate in the area

The management team has improved their response times.

Croydon in general is not considered a pleasant city with not the best reputation. The area around No.26 is very different to this. With a number of nice grocery shops such as Amazon Fresh, Coop, Sainsbury’s and large Lidl just a 15 minute walk away and a number of gyms and restaurants around.
How has the building management responded to any problems or issues you have raised:
The only issue we have had over the years was the utility billing. A lot of people have been complaining about the bills only being estimated and therefore in some cases people have been overcharged or undercharged. The building management has recommended not to pay those bills until the situation gets resolved in order not to be charged extra.

Everything was pretty much clear prior to moving in.
