We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

The building feels modern and chic. Heating and hot water work great most of the time and the staff are happy to address any issues that may arise in the flat although it can sometimes take a few weeks to resolve even very minor issues. The building had great amenities such as a Co-working space, and 2 rooftop terraces. A gym on site is probably the only thing the building is missing but there are plenty in the nearby area.

The development looks good from the outside but is inundated with issues. The building management and property management need a lot more training. The service is shocking and unprofessional. You are lucky if you get a response from the team, and if you have any issues with your flat nothing is done with any urgency. The lack of professionalism from the management make living at no.26 stressful.

The design of the flats are nice. Lifts need improving as they are always breaking. The bin area is always making the ground floor / lift area smell Management do not respond to emails or action maintenance issues in a timely manor. You have to constantly chase for a response.

Looks good in pictures but leans into catfishing territory. The building isn't kept clean; it always smells like garbage around the lift areas, and the floors are consistently dirty. I avoid using the workspace because it's also unclean and uncomfortably hot. The terrace has potential but is largely unusable. In summer, it reeks of dog pee due to the plastic glass. There's nowhere comfortable to sit, so you don't spend much time up there. I haven't seen many people using it either, except to take their dogs out. While I appreciate that the building is dog-friendly, the condition of the terrace grass is a problem. When we moved into the flat, it was pretty dirty (a common theme here), and we ended up cleaning it ourselves, although they did offer to send someone back in. The flat is nice, very homely and comfortable, with a balcony, although it's on the small side. Recently, the building had a silverfish infestation due to a leak that the building management had neglected. It took ages to get them to arrange pest control. The reception staff are lovely and have the impossible job of trying to keep everyone happy. MOST IMPORTANTLY: The energy bills we're subjected to are very expensive. They have no fixed tariff option and the current rates are high, you can't change energy providers here due to the way the building is managed. It took five months until we received a bill after many emails because the building management was in dispute. Because of this, we were hit with a huge bill that was way more than they had initially told us it would be. We are now in debt of £1000+. Native gave a 'sorry' discount to the previous billing issue but hasn't made a dent in the matter.
