Very easy commute to work, good area for shopping and local food scene, great public transport options near by, like bus train and hire bikes/ scooters near by

They have always been quick to reply and have always fixed the problem first time

How high the council tax band was but that’s not a Moda issue

Overall, my experience living in the development has been very positive. The building is kept clean and well organised, and the management team has been supportive whenever assistance was needed. Any concerns I have raised were handled professionally, and communication has generally been clear and respectful. I feel that the staff genuinely try to maintain a comfortable environment for residents, which makes the property a pleasant place to live. Abdul has to be one of the best people I’ve worked with!

How has the building management responded to any problems or issues you have raised:

Majority of the time they are quick and get the job done which is good.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wished I had known before moving in is the amount of areas I will be getting in the building that are beneficial to use.

Lovely place and close to central - stone’s throw away from most supermarkets which is in walking distance. Residents are generally sociable and respectful, but traffic noise and construction has a bit of sound/light pollution during the nighttime.

How has the building management responded to any problems or issues you have raised:

Shari and Yvonne have responded promptly to any issues with my apartment. Lovely staff.

Please share one thing (or more) which you wish you had known before you moved in:

Neighbours can be a bit inconsiderate with garbage disposal - so you need to get used to a bit of entitled behaviour from the penthouse dwellers.

Kit did a great job fixing the problem. He was friendly, professional, and resolved the issue quickly and efficiently. I really appreciate his help and excellent service.

How has the building management responded to any problems or issues you have raised:

Building management has responded reasonably well to the issues I have raised. They have been polite, professional, and willing to arrange maintenance when needed. In my case, the problem was addressed properly, and I appreciated that the issue was taken seriously and resolved efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is that small maintenance issues can come up from time to time, so it is important to report them early. On the positive side, the management team does respond and works to resolve problems, which makes the overall experience better.

The overall area is quite pleasant, it’s filled with people coming in and out, especially since it’s near a college so it gets quite busy but not too much to the point of complaining. There’s a Sainsbury’s attached to the East building which is very very convenient. The city center is quite nearby coming in at around 10-15 minutes of walking which is a bonus. It doesn’t really get noisy around here, during certain hours it’s very calm which is much needed.

How has the building management responded to any problems or issues you have raised:

Sometimes they reply the day of but as of recently they’ve replied 1-3 days after the concern is issued which i don’t mind since it was never an emergency. they’ve always given me a straightforward answer if i asked a question or fix it right away if it’s a maintenance problem.

Please share one thing (or more) which you wish you had known before you moved in:

It can get quite busy and somewhat rowdy downstairs near the upper ground lounge area at certain times.
