The good is that it's central and has a lot of amenities and is easy to get into and out of town. The bad are the kids and homeless who hang around.

How has the building management responded to any problems or issues you have raised:

With most issues they have been prompt but a huge let down was when a car park issue caused entirely by an error on Moda's side (albeit it by genuine mistake) was ignored and costly to me. Which was a shame as I had an overwhelmingly positive experience up to that point.

Please share one thing (or more) which you wish you had known before you moved in:

The lack of community feel at Moda. A lot of the residents are international students who understandably are focused on their studies and friends but if you were hoping for more of an inclusive atmosphere then prepare to be somewhat disappointed.

The location is highly convenient, with most amenities within walking distance. Building management maintains a high standard, and communal areas are generally well-kept, aside from occasional instances where other residents leave them untidy.

How has the building management responded to any problems or issues you have raised:

Yes but it takes a very long time to get a response and is not always most helpful.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that, despite the building’s great facilities, the sense of community is quite limited and that inclusivity isn’t always a priority when it comes to events or resident engagement.

Living in Moda New York Square is amazing. It’s modern, vibrant, and perfectly located. Excellent shops, restaurants, and transport links nearby. The area feels safe, clean, and lively. Truly five-star living.

How has the building management responded to any problems or issues you have raised:

Charlotte is absolutely wonderful. She’s incredibly helpful, caring, and attentive to every tenant’s needs. She always goes above and beyond to make sure residents feel supported and valued. Her warm attitude, quick responses, and genuine care create a welcoming atmosphere in the building. It’s clear she truly cares about the community and takes pride in her work. A real credit to the team and a big part of what makes living here such a great experience.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how quickly the sense of community would grow here. Everyone is friendly, and the building hosts great social events. Also, booking amenities like the gym or cinema in advance is helpful since they’re quite popular. Overall, it’s a place that feels more like a neighbourhood than an apartment block, and that’s something I didn’t fully expect before moving in.

Frustrating Experience — Poor Management and Parking Chaos

Please tell us about the good and bad aspects of living in your local area:

The local area itself is quite convenient with good access to supermarkets, cafes and restaurants nearby. Public transport links are decent, and the high street isn’t too far. However, parking is a huge issue. There’s very limited availability and the management of parking spaces has been chaotic. Bin collections are often delayed, and the street can get a bit noisy with traffic during peak hours.

How has the building management responded to any problems or issues you have raised:

Extremely slow to respond. You have to chase them multiple times for even basic things like parking updates or EV charging setup. It often feels like no one takes ownership of problems, and responses come only after repeated follow-ups. Definitely not impressed with their efficiency or organisation.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how poor the parking situation really is and how complicated it would be to get an EV space or access to the charging system. The management’s communication is slow and inconsistent, and small issues can take weeks to resolve. If you own an electric car or expect responsive building support, be prepared for a lot of waiting and frustration.

I’m really sorry to hear that we’ve not met your expectations on this occasion that’s certainly not what we aim for, and I completely understand your frustration. Parking at New York Square is quite limited due to the design and layout of the building, and this includes spaces with EV chargers, which are fewer in number. We do operate a waiting list for residents who are interested in a space, and we’ll always let you know as soon as one becomes available. Availability is usually reliant on a tenancy coming to an end, so spaces don’t come up very often especially those with EV charging, which are even more limited. We really appreciate your patience and understanding as we work within the constraints of the building to support everyone as best we can

Great location, amazing facilities and environment is really warm and welcoming. All the team at Moda are so friendly and helpful.

How has the building management responded to any problems or issues you have raised:

Straight away, if there have been any issues someone has been able to fix them and it has been done more or less the same day as being reported.

Please share one thing (or more) which you wish you had known before you moved in:

The car parking is a little tricky as there is a waiting list and if you have a car it’s a bit more difficult. But everything else has been brilliant!
